Our villa has a huge front garden with direct access to a private beach where you can take morning walks or enjoy the sun while doing yoga. The rooms have the luxury and utensils expected in modern living, including entertainment. Guests at our luxury villa can watch their favorite movie or TV show on the big screen TVs and surf the internet with fast WIFI. Our beachfront triplex villa features modern lighting (both inside and outside the villa) and a big kitchen plus a kitchenette with all kitchen utensils including a rice maker, a toast and coffee maker, two stoves, oven，a microwave and a kettle, as well as a portable grill in the garden. Air conditioning is available separately in each room of the villa. The ground floor has a large living room, a kitchen, a patio and a toilet. The ground floor has direct access to the garden and swimming pool, where you will find a bathroom right next to the pool, where you can take a shower after your swim. Both the living room and the kitchen have separate airconditioning. The living room has a Smart TV inside. On the first floor there are two bedrooms, both with separate bathroom and separate air conditioning, both have private balcony, both have sea view. Both rooms have smart TVs inside. On the second floor we have the third bedroom. It has a small balcony, a large bathroom and a jacuzzi inside. The room has separate airconditioning and a Smart TV inside. On the third floor we have the fourth bedroom with a big balcony and sea view, separate air conditioning, Smart TV and a separate bathroom with Jacuzzi. On the terrace we have the fifth bedroom with sea view, which is especially preferred by couples. The room has a large bed and separate air conditioning. It is about 10 square meters and framed with glass. It is a place for couples who want to wake up in the morning with birds singing while enjoying the view of tropical trees and the sea. There is no bathroom or toilet in fifth room. The guests who choose to stay at this room will have to use the toilet in the fourth room downstairs. As the villa is located beside the Sanctuary of Truth temple/museum, guests are not allowed to make big noise after 10.00 pm outside of the villa or by the swimming pool or at the front garden. Guest access Our villa has a beautiful front garden by the sea with access to a private beach (50 meters from the villa, accessible directly from the garden), free parking for up to 4 cars, and 24-hour security at the main entrance of the building. The villa offers stunning, uninterrupted ocean views and direct access to the beach. You will have a private area with private sun loungers on the beach. The front garden is decorated with beautiful lights and you can enjoy dinner there at night. Located on the beach, our villa is the ideal base for vacationers who want to enjoy the sun and everything Pattaya has to offer, while having the space they need to relax quietly and privately at night. Other things to note We have a medium sized grill on the patio. We provide all your grilling essentials for free. If you need it, our staff can provide you with barbecue services for a fee. We also have a pool table next to the swimming pool for your entertainment Every day we provide you with disposable slippers, shower and hand towels (1 set per person), shower gel, shampoo, bathrobe, toothbrush and toothpaste, razor, toilet paper and other basic bathroom utensils. Two washing machines are available free of charge during your stay. The villa is close to different restaurants located beside the beach. You can enjoy privacy day and night in a quiet and safe environment in Pattaya City while enjoying a very private beach beside an amazing temple (Sanctuary of Truth Temple). Our villa is located in the north of the Pattaya City on a private and safe site away from the city noise. It is not located beside a road nor a construction site, so the guests will not be bothered by these noises. Our villa is located in a quiet neighborhood. The famous 'Sanctuary of Truth' museum/temple is on the right side of the villa. 'Pattaya Modus Beachfront Resort' is located on the left side of the villa. Our villa has a private direct beach access. The beach is always quiet and peaceful. You will not be disturbed during your holiday. The villa is an hour and a half drive from Bangkok Suvarnabhumi Airport, two hours drive from Bangkok Don Mueang Airport, and 45 minutes from Pattaya Airport (U-Tapao–Rayong Airport). If you need, we can arrange you an airport transfer. The villa is 10-minute drive from Pattaya city center. The villa is also 10-minute drive from Terminal 21, one of the city's best shopping centers with many stores and restaurants. Our villa is also 10 minutes from famous Pattaya Beach and 14 km from famous Jomtien Beach. It is 20 minutes drive away from Pattaya's famous red light district 'Walking Street'. It is 15-20 minutes by car from 'Central Festival', one of the best shopping malls in Pattaya. It is 20 minutes by car from Bali Hai Pier, which is used to pass to Ko Lan island, which is one of the touristic areas preferred by the guests coming to Pattaya. The 'Makro' supermarket, where you can do your grocery shopping is 15 minutes away by car. 'Naklua Fish Market' which is probably the best fresh seafood market of Pattaya City is only 5 minutes away by car. You can easily call a taxi or a motorbike from the villa to the city center. We will ask 10.000 baht as deposit for stays shorter than 8 days, 20.000 baht for stays between 8 to 21 days. 30.000 baht for stays between 21 to 31 days. We will refund this amount back to you if the house is intact when you check out.
