Chasa Espresso! New house, ski, bike, hike, relax

Super comfortable, new house on 3 floors. We built it how we like it! Large, well equipped kitchen with a rocket R58 to make the best coffee! Living/dining area and bedrooms with views. Balconies on 3 floors. Relax, enjoy food, wine and company. No bunk beds! 4 bedrooms sleep 8 with 3 bathrooms, offering space and privacy. 14 min drive to Lenzerheide for excellent hiking, biking and skiing. 5 min walk to train. Storage for bikes/skis, laundry, small gym. Find us online for more pics! The space The entrance is on the ground floor where there is a cloakroom, two bedrooms, a bathroom and door to the basement. Both bedrooms open on to a balcony. One bedroom has a double bed (160cm) and the second bedroom has two single beds. The living, dining, and kitchen is on the next floor up. It is open plan and opens on to a balcony (with ceramic BBQ) with picture perfect views of the forest, hills, mountains, church. There is also a bathroom on this floor. There is Wi-Fi throughout the building and there is a 55 inch tv in the living room. The kitchen has stone surfaces, Miele appliances, rocket R58 espresso or Nespresso, and is well equipped. Knives should be sharp and plenty of glasses for whatever you like to drink. We like cooking, food and drink so have equipped the kitchen and dining area accordingly! The top floor has a master bedroom with a private balcony, double bed (180 cm) and en suite bathroom with a bath. There is a children’s bedroom with two single beds which is light and bright with skylights. All bedrooms have oak floors and we have down bedding throughout and cotton sheets. Living areas and bathrooms have ceramic floors. There is underfloor heating throughout the house. In the basement there is a laundry, a small gym (free weights, concept 2 rowing machine, Schwinn spin bike, yoga mat and another big tv), storage space for bikes and ski’s and an access door. There is internal access to the basement from the ground floor and also a door from the outside. Please use the basement outside access door for bringing in bikes or skis. There are stairs to it from the parking. Guest access Whole house is for guest use except on the top floor there is a small storage room where we store linen. Basement: the heating room is locked- it just stores boilers and heating equipment and there are two small storage areas in the basement where we store our own skis/bikes etc. Apart from that everything else is accessible. Other things to note IMPORTANT Strictly no smoking in the house or on the balconies. Strictly no pets. We will charge an additional cleaning fee if it is apparent that there have been animals or smoking in the house. The house has lots of stairs. Also the house has balconies on 3 levels with substantial drops. The house is located opposite a very beautiful and iconic church but the bells DO ring the hour throughout the night and more at certain times eg 6 am and 8 pm. The house is triple glazed and we are not troubled at all by the bells but if you are a light sleeper this could be a problem, more so in summer with windows and doors open. The bedrooms do not have curtains but they do have built in blackout roller blinds. The house is in a quiet village. Please consider if this is the right house for you with the above in mind. In the basement we may have ice skates for kids in a few sizes which you are free to use. We also have a few sleds which you can use but please return as they are pricey. Let us know if you have a baby / toddler. We have a travel cot, high chair, 2 stair gates available that can be provided on request.
