Our cozy cabin is the perfect destination for a peaceful getaway with family, friends or couples. With water access to the beautiful Rocky Bound Pond, the cabin offers a wide variety of activities for outdoor enthusiasts, including fishing and kayaking. The cabin is conveniently located just minutes from YMCA Camp Coniston, 20 minutes away from Sunapee and 30 minutes from Dartmouth College, making it a great spot for outdoor enthusiasts with nearby hiking and skiing. Hike the trails at Mount Sunapee, swim and paddle in the pond, or explore the local area. The cabin features 2 bedrooms, with the master bedroom featuring a comfortable king bed, and the second bedroom featuring two twin beds, comfortably sleeping 4 guests. Guests can enjoy free Wi-Fi during their stay, and in the living room there is a Wi-Fi Smart TV and DVD player, perfect for streaming your favorite shows or movies after a day out on the water or skiing. The full kitchen is fully equipped, so you can cook up a storm or just make a cup of tea. However, please note that guests are required to bring their own bottled water for consumption. The cabin is equipped with a water dispenser and can accommodate a 4 or 5 gallon water jug, which can be purchased at local grocery stores. You'll also find a bathroom with a walk-in shower, as well as a washing machine with a drying rack for your convenience. The charcoal grill is perfect for cooking a delicious meal and enjoying it on the back deck's sitting area under a screened in canopy with views of the pond. The large deck is perfect for entertaining, and also offers beautiful views of the pond, making it the perfect spot to enjoy a morning cup of coffee or an evening glass of wine. The cabin is dog-friendly, and features a fenced-in yard for your furry friends to enjoy. There is also an outdoor shower for rinsing off after a swim in the pond or a hike in the nearby Mount Sunapee or Grantham Mountain. The cabin also offers water access to Rocky Bound Pond, where guests can enjoy a shared 40' aluminum dock. Guests can enjoy water activities such as swimming, fishing, and boating. The cabin offers a 3-person canoe and boat mooring (can hold up to a 20' pontoon boat) included in your stay. We offer kayak, paddleboard, and floating mat rentals for an additional fee, as well. The shorefront to Rocky Bound Pond is shared with other guests. For your comfort, the Cabin is equipped with heat which is available October through April. The Little Cabin Retreat offers contactless check-in for all guests. You will receive check-in instructions the day of your arrival. A welcome binder, located on the dining table, provides fun local attractions, delicious area dining, and instructions for appliances. BOOKING Please read the information to make sure the cabin is a good fit for your vacation needs. By booking the Little Cabin Retreat, you agree to Pond Life Vacation Rentals’ House Rules and Dog Policy. New Hampshire is mountainous and cell phone reception is often intermittent. No land line is available. Verizon has better cell service. Please note: The Aluminum dock is available for use May through October. May and October bookings, contact us to find out if the dock will be available during your stay. Cleaning and Supplies This is a self-catered vacation rental. A limited supply of consumables is provided for your stay, including one (1) toilet paper roll per bathroom; one (1) roll of paper towels; one (1) dishwasher detergent pod; dish soap; hand soap; and a garbage bag. Please be sure to bring additional supplies, including beach towels, for your stay. Each property is professionally cleaned and stocked prior to your arrival. The cabin comes with bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, and furnishings unless otherwise specified. Dog Policy The Little Cabin Retreat is dog-friendly. We invite a maximum of two (2) well-behaved dogs to accompany you during your stay. Dogs must be leashed on and off property. New Hampshire has a leash law. Please leave pups that scratch, chew, or bark excessively at home. Dogs eligible to stay at our tiny cabin must have no bite history. Certain breeds may not be accepted. Dogs must be crated when left alone in the cabin. We ask that dogs be well-groomed and that owner’s bring a blanket or bed, so that the dog doesn’t use the cabin bedding or furniture. Please contact us at the time of booking to add a dog to the reservation. There is a non-refundable pet fee of $125 per dog. This fee is not included in the nightly rate and must be paid at time of booking. A Health Certification must be provided to Pond Life Vacation Rentals prior to your arrival; you must also have personal liability insurance in place (e.g., renters or homeowners). A $50 clean up charge will be applied if our cleaners have to remove any feces from around the cabin. There will be a $75 clean up charge if our cleaners have to remove excess dog hair from the cabin, furniture, or linens. Location Our cabin is located in a Pond Community with several cabins and cottages along a rustic dirt road in Croydon, New Hampshire. The cabin is easily accessed off I-89. There is onsite parking available for two vehicles. The Cabin is easily accessible from the driveway. ATVs are allowed on designated roads throughout Croydon that tie into Class VI roads and a trail system that provides miles of exploring. The Cabin is located within minutes to Snowmobile Trails for miles of exploring. The location is rural with many lakes and ponds around to enjoy fishing and boating! Snow Storms The Cabin is located in the mountains and subject to potentially large snowfalls. The location is rural and the Cabin driveway and walkway to the front door is plowed and shoveled professionally. We cannot control what time of day the plow comes and it's safe to assume the larger the snowfall, the longer the plow delay. The plow may not come when only three inches of snow or less is forecasted. A shovel and sand/salt are provided for your convenience. Please monitor weather forecasts prior to your arrival. House Rules: -Guests are required to sign a Vacation Rental Agreement prior to arrival to comply with Pond Life's Terms of Service, Homeowners' Association rules or local laws or regulations. - Travel insurance is highly recommended for any stay. - All House Rules and the Dog Policy must be followed throughout the duration of the stay. - Guest must be over the age of 21 to book and will be an occupant of the unit during the entire reserved period - ID verification on booking guest and all guests under the age of 25 prior to arrival - Direct Bookings / VRBO Bookings: $500 Damage Deposit will be held on Guest's credit card 1 day before arrival and released 7 days after departure for stays less than 30 days. $500 Damage Deposit will be held on Guest's credit card 1 day before arrival and released 30 days after departure for stays more than 30 days. Reservation Cancellations are subject to a processing fee. - Quiet time is between 10:00 pm and 8:00 am. No parties, large gatherings, events, excessive noise, or any illegal activity shall take place at property. Fires and fireworks are not permitted. No smoking is allowed in or around the property. If any sign of smoking is discovered, Guest authorizes the Owner to charge the Guest a minimum $500 cleaning fee. - Bottled water is required for consumption - Guests are expected to leave the property tidy before departing. Please wash the dishes, take out the trash, and place used towels in the shower. - Parents should be aware of where children are at all times. Young children should be supervised when on waterfront areas, beachfront, boat launches, or boating. Children under the age of 18 should always wear life jackets when involved in boating or waterfront activities. Parents accept full responsibility for their children in all waterfront activities and boating. - Please be considerate when using cooking spices. We all love flavor, but some smells permeate longer than your stay. Any excessive odor may result in additional fees charged. Do not cook with strong aromatic foods and heavy spices inside the cabin, please use the outside grill. - These rentals cannot be used for business purposes -The number of guests listed on the booking reservation is considered the maximum number of guests approved and authorized to be on the property, staying the night or visiting. A guest is any adult or child at the property. No unauthorized guests on the property at any time. Disregarding this is cause for booking being terminated and guests being asked to vacate the property. No refunds will be given. Guests will be charged $100 per night per person for guests exceeding the approved number of guests. - If excessive wear and tear is found on property or additional cleaning is necessary due to spills; trash left on site; unclean dishes; stains to furniture, carpeting, linens, paint, wallpaper, or flooring, the Guest authorizes the Owner to bill them for additional fees. If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, the Owner has the right to evict the booking Guest and all occupants immediately and to bill the guest a minimum service fee of $250. -All properties managed by Pond Life Vacation Rentals have on-site devices for the safety and security of guests and the home. Any attempt to turn off, damage, disrupt, or remove these devices will lead to fines and/or eviction without a refund. The Little Cabin Retreat has the following devices: Security Camera System - exterior only; Sound Decibel Monitor - does not record sound; monitors noise level in common areas throughout the home. -For reservations 30 days and longer, utilities are included with caps. Overages are billed and due monthly. Security Deposit If a booking Guest or a member of the party damages the home, the booking Guest may be charged up to $500.
