Remodeled Lake Village Town home. Super fast 500mps internet. HOA Clubhouse is close by and has great amenities like swimming pool (seasonal) and tennis and Hot Tub(year round) that are available for our renters to use. VHR Permit DSTR1060P Total Max Occupancy = 6 (Max Total includes all adults, children and infants). Sometimes our price per night is listed for as much as $80 MORE per night than nearby competitors, BUT after all their extra add ons, our TOTAL price is STILL LOWER! We suggest you examine carefully all fees and charges before choosing your rental. 2 bedrooms, 2.5 baths, 2 other sleeping areas. HOA community pool (seasonal), HOA hot tub (year round), tennis, ping pong, and billiards are available at nearby HOA Clubhouse. Note: You must sign an HOA waiver in order to use HOA facilities. 1st floor: Master King Suite #1 and laundry area. 2nd floor: Dining Area, Kitchen, Bunk Beds, 1/2 Bath, Living Room, Fireplace, Porch with Electric BBQ. 3rd floor: Master King Suite #2, Loft with Work/Study Area, Full Size Futon, Outside Balcony with partial views of Lake Tahoe. -Beautiful natural wood floors! -Two new vanities! -Newly Repainted! -Improved Lighting! -New Samsung Washer & Dryer! -New Dining Table! -New Futon bed for loft area! -Three Great Work Areas with Fast Internet! -We recently upgraded our internet to the fastest offered by Spectrum. -3rd floor Master has new Casper King Note: Our unit does not have handicap access and there are approximately 33 stairs to reach our front door/first floor. Recommendation: The 70+ year old owner takes the stairs TWO at a time in order to stay in great shape for ski season! Minimum Age to rent as responsible party is 25 years old. Per new County requirements, a copy of your driver’s license is required to rent. Max Occupancy is fixed at SIX. This includes small children and/or infants. Visitors, (people not staying) are not allowed without the express written permission of the owner. This is due to County Commissioners threatening VHR owners with fines of up to $20K for violations and loss of rental license for over occupancy. By renting you agree to abide by these county imposed limits and never have more than SIX occupants. Max number of vehicles permitted is TWO. Rental Guests will be issued TWO free Parking Permits for EACH vehicle to be displayed on driver’s side dashboard windshield. One is a Douglas County issued permit and the other is an HOA issued permit for each car. The county can impose a $500 fine on any vehicle owner not displaying these permits. Guests must park in designated parking spots. You will receive written instructions. If still in doubt, please call us. Trash must be bagged and placed in bear proof trash containers. (We provide rental guests with trash bags) Quiet Hours are from 9pm-8am. Please note that most HOA facilities including swimming pool and hot tub have reopened with reduced hours and if crowded may require reservations. Swimming pool is summer season only. Hot tub is year round. Both are within close walking distance. Skiing, snowmobiling, sailing, swimming, cycling, etc. All essential kitchen services provided including Oven, Stove Top, Refrigerator, Microwave, Toaster Oven, Coffee Maker, Coffee Grinder, Rice Cooker, Spice rack, Plates, Cups, Glasses, Cutlery and commonly used Utensils. Pricing: We have a NO haggling policy. We believe it's the best way to be fair to everyone. We are aware that some other owners often inflate prices only to discount them. We don't do business that way! The only possible exception to the no haggling policy would be stays of extended length, two weeks or longer. At our discretion, we may occasionally decline reservations that create one night gaps in our schedule. Unfortunately there is no way to currently designate these dates in the reservation app. Administrative Fee: As of July 1, 2019, Tahoe Township in Douglas County has instituted a new $5 tourism surcharge per night tax on all vacation rentals per Nevada Senate Bill 461. However, the current software platform has NO other method to specify this second tax. Tech Support has advised us to list it as an "Administrative fee" which it's really not, it's a tax! No visitors are allowed without the express permission of the owner and notification of our HOA. We are licensed as a Vacation Rental for a maximum of 6 occupants. By renting our home, you agree to obey our local HOA’s rules and policies including observing quiet time hours, being respectful of our neighbors and never violating the maximum occupancy rule. If you are the party type, you are NOT welcome to rent from us. Please rent elsewhere. Our private hot tub shown in photo is no longer available for renters. Pet Stays are NOT allowed. For your safety and security, we have installed a camera just outside the front door. This is the only camera installed on the property. Addendum and Clarification to Cancellation Policy: During Christmas - New Years 2021, the Sierra Nevada passes received record snowfalls causing temporary road closures and gridlock for drivers coming from NorCal. Meanwhile other travelers arriving from other places south and/or east of the mountains like Phoenix and/or San Diego were unaffected as they traveled by car through Nevada to our area. Air Travel to/from the Reno airport was also unaffected. As consistent with our cancellation policy, we do not offer refunds if you fail to arrive for your confirmed reservation. It is your responsibility, not ours, to monitor weather forecasts, begin travel earlier, choose an alternate route or method of travel etc as necessary. Are you interested in purchasing travel related insurance for things not covered by your cancellation policy? I made some calls to find out what is available. AIG Insurance offers “Travel Guard”. To be clear, I have never used Travel Guard, so I will not arbitrarily endorse it. Do your own research to find out if it suits your needs. Guests have full access to all rooms. Shared community hot tub is available to all renters. It's only about a 3 minute walk away! We share our cell numbers with you. Please call us if you have any questions or issues. We are very close to the CA/NV border. It's just over ONE mile to the Heavenly Gondola! Deep POWDER! Skiing! That's what we like best! There is a one mile trail from near our home that goes to a nearby Safeway and shopping center. It is very important to follow all parking instructions in our HOA community.
