Beautiful post & beam loft apartment

This unique loft apartment, on 70-acres, is a quiet “getaway” designed for relaxation, recreation and restoration. Also excellent for remote work. Apartment is defined by its beautiful post-and-beam architecture and light-filled space. Includes: * private bedroom * large open-plan living room with sleeping nook, dining area, smart TV * dedicated workspace * well-equipped kitchen w/ new appliances * bathroom with bath/shower Above the garage, apartment has a private entrance with keypad. The space Property: We are located on a 70-acre rural property called Wolf Pine Ledge in the beautiful small town of Orford NH, located on the Connecticut River and Vermont border. It is 25 minutes to Hanover NH and Dartmouth College, 10 minutes to Fairlee VT and Lake Morey, and 15 minutes to quaint Lyme NH. The driveway is .5 mi and has a steep hill on the last part going up to the house. In winter, cars with 4WD, AWD, or snow tires are recommended. If guests don't have these features, it useful to let us know so that we can be sure that you arrive safely. The apartment has a private entrance with keypad for ease of access. It is located up one flight of stairs above the garage which is attached to the main house by a breezeway. Apartment: The newly renovated apartment is defined by its beautiful post-and-beam architecture and light-filled space. It is perfect for two guests but can accommodate up to four. The apartment includes: • a private bedroom with queen bed (bedding provided) • a large open-plan living room with a futon daybed/sleeping nook, comfortable sitting area, dining area, and smart TV for streaming . dedicated workspace with 28" monitor and executive office chair • a well-equipped galley-type kitchen has a new stove and refrigerator, microwave, toaster oven, ample counter and cabinet space, and essentials for cooking and dining (it does not have a dishwasher) . air conditioner (heat pump split) • small bathroom equipped with a bath/shower. Guests are provided with: • coffee (both auto drip and Nespresso) and an assortment of teas • basic spices and condiments • snack foods and welcome basket • bathroom amenities Owners live in the main house and are available for assistance and information as requested by guests. The Guide Book provides information on local stores, restaurants, and recreation. Guest access The loft apartment has a separate entrance and is completely private. Guests have access to woods and fields on the property, the deck with a fire pit (timing coordinated with hosts), a designated sitting area on wooded knoll in front of the apartment/garage. The yard for the main house is private. Other things to note Recreation: There are many recreational opportunities nearby. These include backroads and trails for walking, hiking, X-country skiing, snowshoeing, downhill skiing, biking, boating, and golfing. The property is 15 minutes from the family-oriented Dartmouth Skiway in Lyme NH, Lake Morey Golf Course in Fairlee VT, and our local Mt. Cube, a wonderful 2,200 ft. hike with beautiful views. For dedicated hikers, Mt. Moosilauke, a 4800 footer, is a 45 min drive. The beautiful Lyme Town Forest for walking and hiking is just 2 miles up the road. Orford has a boat launching area for the Connecticut River and float boat, kayaks, and canoes can be rented locally. Shopping: Orford is a small rural town with one general store 3 miles from the property. Neighboring Fairlee VT has a medium-sized grocery store and gas stations. Larger grocery and drug stores are in Bradford VT (15-minute drive), Hanover NH (25-minute drive) or West Lebanon NH (35-minute drive) which has box stores, fast food, etc. Good to know: • Excellent wi-fi (but cell service for most carriers is only available through wi-fi on location) • Bluetooth speaker for connection to your smartphone • We are proud to host you at an eco-friendly property with passive and active solar providing a significant portion of the heating and electricity • No power back up is available if electricity is lost during winter storms. Candles, lanterns, and flashlights are provided • Apartment is not childproof • GPS maps can sometimes be inaccurate. Guests will be provided with detailed local directions in the pre-arrival informtion sent out about 1 week before your reservation. •. Parking is near apartment entrance.
