The space The main house is a one story 3/4 Bdrm 2.5 ba (2500 sf) perched on top of 3 acres of green grass and lush gardens. Re-furnished/decorated 2 years ago including all new carpet. Master has a cal king mechanical bed, 55" TV and large jetted tub. (great for bubble baths) Other 2 bedrooms have queen beds and there's a sofa bed in the living room. Enjoy panoramic views of Sierra foothills and always amazing SUNSETS from inside the house or from anywhere in the back yard / pool area. Enjoy your favorite movies/shows/sports on the 75" 4k TV w/5.1 surround sound. Play your choice of music anywhere in the house or outside (w/MusicCast app) right from your phone. Stay warm and cozy in the family room with the convenience of a pellet stove. (need to keep filled with pellets) In addition there is an adorable also newly decorated/upgraded 600 sf pool house that sits 15' away from the grecian shaped black bottom pool. Its open floor (studio style) complete with a fully equipped kitchenette, all new windows and new A/C unit. Enjoy a view of Folsom Lake in the distance from the 2 person hot tub and private patio complete w/new patio furniture and gas fire pit. (in the winter/fall months) Back patio/pool area has all the patio furnishings, outside dining areas, a large canilivra umbrella, commercial grade fans and misters to keep you cool. Play a game of corn hole or frisbee golf with the dog/kids playing on the always green lawn. Guest access Ok to use most anywhere in the main house and pool house except Master closet and garage. Office can be used as an additional bedroom with an air bed if pre-arranged. The patio area below the shed out front is used by permission only. Other things to note It’s all about the pool and the back yard area. Lots of patio furniture…large covered patio area, umbrellas, lots of green grass. Have corn hole boards. Master bed is a mechanical frame. Large TV’s with surround sound. ADDITIONAL GUESTS: Yes, it's a fabulous place to gather and have lots of friends and family over. In regards to ADDITIONAL GUESTS, whether it be for the DAY or for OVERNIGHT there is an assisted over 12. Day use: $20 per guest. Overnight $30-40 for overnight. Thank you for honoring this.
