Welcome to The Half, our detached, private casita within The Epic WPB, an experiential culinary B&B, in a historic home. Swim in our relaxing Balinese-themed pool. Sun on the deck. Enjoy complimentary in-room breakfasts. Housekeeping, BBQ grill, and other meals for extra charges. Walk/job/cycle on the Intracoastal Waterway. Short drive to: beaches; Rosemary Square/Downtown; PBI Airport; Brightline® high-speed rail to Ft. Lauderdale/Miami; Palm Beach; Worth Avenue; Wellington; Spring Training NOTE: Due to unexpected major maintenance, we are not accepting reservations until December, 2022 at this time, with our sincere apologies. If you are on our mailing list, or visit our social media pages, we will notify you if we’re able to re-open sooner. The Jazz Chef, your host, welcomes you to The Half, (135-1/2 Greenwood), our quiet, intimate, experiential casita on the second floor of the detached building behind The Main, our 1925 home, listed on the National Register of Historic Places. SANITATION PRACTICES We already did extensive deep cleaning and sanitization for every guest. We follow all Airbnb, and Centers for Disease Control Guidelines (CDC), relative to best practice for short and intermediate stay lodgings. We offer sanitizer, and soaps for your use during your stay. KITCHENETTE The Half has a wonderful kitchenette, with: • Microwave • Toaster • Keurig® coffee maker • Nespresso® coffee maker • Electric tea kettle • Sink • Mini refrigerator Our sister company, TheJazzChef.com, offers a complimentary basic continental breakfast in your suite, or in the historic dining room of The Main. In-room breakfast includes one selection of a fresh, homemade baked good, for all of your party, daily, delivered to your front door, from a curated menu with selections of global treats (See photos), along with complimentary yogurt, and The Jazz Chef’s signature Granola, and/or Jazz Chef Müesli. To drink, we offer both Keurig® and Nespresso coffee, Harney & Sons teas, a small container of milk, and condiments, along with a few water bottles. LIVING ROOM/PULL-OUT COUCH The cozy living room has a twin pull-out couch, a couple of comfy chairs, a small coffee table, and our TV Boat. Please notify us of the correct number of people to set up the pull-out couch for your visit, and provide the appropriate number of towels, snacks, breakfast portions, etc. BEDROOMS The Half offers two European-sized bedrooms, with premium Casper® mattresses, and a pull-out couch. Ideally suited for 1-4 adults in the two bedrooms, we can accommodate up to five (5) people with a child on the pull-out couch. Master: Queen Casper® mattress. (Sleeps 2) Little Room: Full Casper® mattress. (Sleeps 1-2) Pull-out: Twin mattress. (Sleeps 1) Each cozy bedroom is equipped with a small closet, night stands, multi-port AC/USB boxes to hook up your small portable electronic devices, and Amazon Echo personal assistant AI devices. STAIRS The Half is located on the second floor of a historic building. There is a tall, wooden staircase (see photo) up to this casita. There is no elevator. If you suffer from conditions that make navigating stairs difficult, fear of heights, older pets, very young children, etc., you may want to pass on booking The Half. BATHROOM The casita has one bathroom with a tub/shower combination. We provide shampoo, bath gel, and conditioner. You’ll find suntan lotion, mosquito repellent, and a few other outdoor essentials, in case you didn’t bring your own. TV Boat, WIFI, AI, & TECHNOLOGY The TV boat has a 21” flat screen TV connected to Apple® TV, which offers service on DirecTV Stream™ (Cable TV), HBO® Max, Netflix®, Disney+®, Hulu®, AppleTV+®, Peacock®, Paramount+® and apps like YouTube® and Zillow®. If you have Apple equipment, you can also share from your device to the TV. The Half shares our ultra-high speed 1T Terrabit service. We use Amazon’s EERO™ 6th Generation Tri-Band “mesh” gigabit WiFi, the fastest connection available to our provider, Comcast, for your phones, tablets and computers. The bedrooms are equipped with Amazon Echo (Alexa) AI assistants that can function as everything from alarm clocks to virtual concierges. Have a question? Ask Alexa! There are multi-plugs that also have USB charger connections in the living and bedrooms. HOURS Pool: 7:00a - 9:00p. Open to guests of The Half, and The Main. Our newly refurbished tranquil Balinese-style pool is electrically heated during the winter months, heated by the sun all summer. In addition, a Japanese soaking tub offers relaxation for two. The Main: Dining Room - The historic dining room, operated by TheJazzChef.com, is open, by reservation to our guests: Breakfast: 6:00a - 10:30a - M-F; 7:00a - 11:30a - Sa-Su Continental breakfast is complimentary to all guests, and may be enjoyed in the dining room, the living room, or on the verandah. Check our menu for breakfast/brunch items for an added cost. Lunch, Snacks & Dinner Guests can call the Jazz Chef or book online, for lunch, poolside or in-room snacks, high teas, on the Verandah, or dinners in the dining room, in our outdoor dining space, or in-room. The Living Room Our historic living room with antique wood floors, a Mason & Hamlin grand piano, Wurlitzer CD jukebox, and more. Open to guests daily, except for special events. Check for hours on the activities sheet in your suite. The Study Books, board games, Playstation, a 72” wide-screen TV, and couches. Open to guests daily. Operating hours will be posted in your activities sheet when you arrive. Verandah - Our Verandah is a great, screened in porch with a couch, chair, and a hammock. Take a snack, or high tea, and watch the world go by. Game Room - Lower floor of The Half. Check for operating hours. We have pinball machines, Playstation, and more for your use. PARKING Parking is on the street. It is a nice, quiet neighborhood, with plenty of parking, and no restrictions, or resident permits. Our 1925 narrow carriageway is NOT an active driveway. DO NOT ATTEMPT. Guests with Tesla EVs, or other cars with an adapter, may back up into the end of the drive, to charge on our Tesla Rapid Charger. ADDITIONAL SERVICES Patio/BBQ: We have a small grill, open to guests’ use, for an additional fee, that includes plates, utensils, etc. on our barbecue deck, at the rear of the property. We can fire up the Big Green Egg®, for an additional fee, but it will require one of The Jazz Chef’s kitchen staff to run it, even if you have one at home. COOKING CLASSES Cooking classes, with The Jazz Chef, and guest chefs, are available by advance reservation. Check with the Concierge for available dates in future. We can book them up to a year in advance. TESLA EV CHARGER We have a Tesla EV Rapid Charger for your use. Located at the base of the carriageway. We do charge our own vehicle, every couple of days, so please coordinate charging with us. POLICIES/RULES Our goal is to let you enjoy our space, with as much privacy, or interaction, as you prefer. These are our rules. Please be advised there are NO REFUNDS for a booking that management cancels, during your stay, for their violation. By booking, you agree that you have read, and fully understood, these policies, and to be bound to these terms & conditions. If we have to remind you repeatedly, our managers may cancel, at their discretion, the remainder of your stay, and ask you to leave. You agree, by booking, that there is NO REFUND for eviction due to a violation of our rules. COMMUNICATION AirBnb requires all communications between hosts and guests to be via their direct messaging system. We cannot text you. Please feel free to ask us for anything, but we will ask you to also put all requests into Airbnb’s system as well. It’s part of Airbnb’s enhanced safety protocols, to protect all members of their platform. NOISE OUTDOORS: We are located in a quiet residential neighborhood of historic homes. Our neighbors’ buildings are very close to ours. We ask, kindly, that you do not talk loudly, or play music, or other noise, after 9:00p. INDOORS: In our historic, wood-frame, building, we ask that you be respectful of other guests, and our neighbors, and refrain from the use of devices at loud volume. Please note: We use a Minut noise monitoring system. It does NOT listen to conversations, or record anything. It does monitor overall ambient VOLUME in the room. If it becomes excessive, it will notify the managers. We will reach you by Airbnb’s Direct Messaging, to address the issue. SMOKING/VAPING POLICY There is absolutely NO SMOKING OR VAPING of any substances allowed in the indoor spaces, on our balconies, or at the cafe-style tables on the bricktop. Outdoors Smoking/Vaping is allowed in the designated area only. PET POLICY We accept service dogs, ESA dogs and birds. For other dogs, and birds, please request and fill out the Pet Form. Apologies, but no cats due to allergies of the owners, and staff, or reptiles, or exotics, due to our insurance, please. All pets will need current vaccinations. Please provide proof at the time of booking. PESTS POLICY We are located in a tropical location. Bugs, rodents, iguanas, and other animals and bugs are part of the environment. We hire services to provide pest, and animal control. If you should encounter a pest problem, contact us immediately via Airbnb Direct Messaging to report the issue. Contacting any of our cast members, by other means IS NOT notification. We will address any issue promptly. You agree to allow us sufficient time to remediate the problem. If either party decides to terminate the stay, you agree, by booking, to a pro-rata refund for the unused days only. NUMBER IN PARTY NOTIFICATION/FOURTH PERSON POLICY Maximum number of adult guests is FOUR (4) people. We can also accommodate two adults and three children (5 total) with our pull-out couch for one child. You are required, at booking, to notify Airbnb of the correct count. The rate remains the same for parties up to three (3) people. We collect a small additional charge to cover amenities for an additional guest. This is to cover the extra sheets/cleaning/hospitality. If your party changes in size beyond our three-person base-rate, even temporarily, overnight, you are required to notify us PRIOR to the first night’s stay where this will occur. We will collect the fourth person charge prior to your departure. Failure to notify may forfeit the remainder of your booking, without refund, at the discretion of the management. HURRICANE/SEVERE WEATHER POLICY Florida is subject to hurricanes, tornadoes, tropical storms, water spouts, and other high-wind events. Hurricane season in Florida runs from June to November, with the peak months being August/September. BOOKINGS IN HURRICANE SEASON (June-November): They are RARE, but, if, at any time, The Epic is under a tropical storm/hurricane watch where the “incidence cone” is expected to remain focused on our geographic region, with projections of a category strength of one (1), or more: • You have the option of cancelling the remainder of your stay, at no penalty to you, if we are within the published incidence cone, at seventy-two (72) hours prior to landfall; • At forty-eight (48) hours prior to your arrival, if we remain in the incidence cone, we will, regretfully, have to cancel your booking. Our buildings are wood-frame/stucco, and not secure enough to be safe in a high-wind event. Weather-related communications outages may impact our ability to contact you, but we will make every effort. Your charges for your stay will be refunded, if already collected, by Airbnb. We will provide you with a voucher to book the same amount of time, at a future date, at that booking rate, that is valid if The Epic WPB is operational. ACTIVE STAYS WHEN A HURRICANE IS APPROACHING: If you are staying at The Epic when it falls under Tropical Storm/Hurricane Watch, with our property within the published “incidence cone” within forty-eight (48) hours, while you are staying with us, if the storm has the potential to reach a Category 1 level or greater, we will advise you to curtail your stay, and make arrangements to leave the area. While we have hurricane windows and doors, our proximity to the intercoastal waterway puts us in an evacuation zone. You agree to depart the premises when requested to do so by The Epic staff, or the local authorities. You will be advised of any changes in your entrance, or exit, for either of our buildings, if management deems that your safety is at-risk. If we are forced to close, the remaining balance of your stay will be credited to you. If you booked through a service, see their policies for such a credit, if any. If you booked directly with us, you will receive a voucher for a future stay, at the rate that you booked, for the same, or shorter, duration, that is valid if we are operational. If we are notified by the news and/or National Weather Service that there will be a window where a hurricane, of any category strength, will pass through our area, we will close the house(s) down 48 hours prior, or as soon as is possible, and ask all guests to vacate. We will provide you notice, in writing, by email, or on paper, or both. Your reservation in progress will be cancelled. You will be credited with your remaining stay. You are responsible for your own safety, and evacuation plans, in such a circumstance. Be aware of news on the hurricane’s path. Check on, and book the necessary flights, rail, or auto transportation to leave the hurricane’s projected pathway. OTHER QUESTIONS? Guests have private access toThe Half, our cozy, beachy two bedroom (plus, living room pullout sofa), bathroom, and kitchenette inside, and the balcony outside. Outdoors, guests of The Half, and The Main, have access to the pool, and patio, during posted hours. Indoors, guests have access to the Living Room, Verandah, and the Study during posted hours. The Kitchen is a professional space, operated by The Jazz Chef. It is NOT open to guests, other than for private classes. Parking is on the street. There are no time/day/side restrictions, or costs. There is NO PARKING on the property. Om suastiastu! The Balinese believe that is good karma to never offend guests. We welcome you into our home to experience that same level of care, and attention. The Half and The Epic are the home of The Jazz Chef, Brian Ross, of TheJazzChef website. Here’s how we interact with our guests: GREETING I enjoy greeting all of my guests. If you are arriving/departing early or late, please make arrangements in advance to let us know your schedule, so we can be prepared to meet you, and show you where everything is. Early flight? We can prepare your breakfast to-go on departure morning. Let us know! CONTACT I, and my assistants, are available by text, email, and telephone, provided to any of our guests staying on property. If you have any emergency, please call or text us at 561.515.0084 or email us at BeOurGuest@TheEpicWPB.rocks . We are available for as little, or as much contact as you desire. We respect your privacy. If you want to engage with any of us, we will gladly do so. If you want to be left to yourself, we honor that as well. HOURS There is not someone on property during operating hours at all times, although there is someone overnight on property. We’re available to guests by phone at 561.515.0084, 24/7. The Main’s public spaces, and dining room, are now open for limited hours. See the hours published on our During Your Stay card, placed with your book and Key Lime Sublime cookies on the coffee table. Game Room: Open by arrangement; The Study: Open limited hours The Verandah: Open limited hours The Dining Room: Closed for refurbishment Main Hall: Open limited hours EXPERIENCES The Epic WPB is a magical, experiential place. There may be house concerts, guest lectures, “salon” round-table events, board game nights, classic movie nights, or pop-ups happening in The Main. See the schedule in The Half, on arrival, or our website, TheEpicWPB.com for more. Cooking classes, through TheJazzChef.com, are available. Please contact us at 888.EPIC.WPB ext. 3 to make arrangements. PRIVACY The Main and The Half are both designed to host experiences, as little, or as much as you want. • If you seek privacy, it is yours, in The Half. Normally we don’t enter unless you call us, or make arrangements for your daily baked goods delivery in your package, housekeeping services, you request maintenance, or there is an emergency. If we will knock prior to entry. We can leave most of our food deliveries, wrapped, at the base of the stairs, without disturbing you, or coming up to your space. • The pool/upper deck/BBQ/outside table are shared by both guests of The Main and The Half, and by events for The Jazz Chef website. Normally you have the run of these spaces. Inquire about what is going on during your stay. • The Main is open during different hours each week to guests of the Half. The Main is undergoing renovations. Hours, and spaces available for your stay will be posted. MAINTENANCE/HOUSEKEEPING HOURS • If you contract for housekeeping, service is offered between 7a. and 11:00a Monday through Friday. Please advise us as to when you would prefer service. • Our yard and pool contractors do their work on Thursday, mid-to-late morning. • Quick-fix maintenance is available by contacting the manager at 561.515.0084. • Anything in AC/Electrical we have same-day priority contracts, and a priority contract for plumbing. CONCIERGE SERVICE Call 561.515.0084 Ext. 1 about both concierge services, and curated opportunities that we offer at The Main, with reservations, for an additional fee: • Special occasions set-ups of the rooms, with rose petals in the tub, romantic gifts, and book, on property: • Cooking classes; • High tea on the sun porch; • Writers’ or Classic Film nights in The Study; • Intimate, or family-style dinners, and more! Brian Ross The Jazz Chef Located in Southland Park, this home on the National Register of Historic Places on Greenwood Drive. We are five doors from the Intercoastal Waterway, with more than 2mi of walking path. To the West, three blocks, is Antique Row and the Design District, with shopping, and restaurants. There is a great trattoria, Lynora’s, with craft pizza and house-made pastas on that end of the block. There is a Mexican restaurant, and Chinese take-out, all at the end of the block, on Dixie Hwy. A couple of doors South is an ABC Liquor store, Cholo Soy Cantina, featured on Diners, Drive-ins & Dives, in 2021, is a 4 minute drive/12 minute walk from The Epic WPB. A Starbucks is located 4-5 minutes drive to the North. A Dunkin’ Donuts is 4 minutes South. We are 12-14 minutes, by car, East of Palm Beach International Airport, easily accessed by Southern Blvd or Belvedere Road. About 12 minutes from the car rental area. There is both a 24 hour Hertz, and an Enterprise Rent-A-Car located within two miles of us. Check prices with the Dixie Highway locations to see if they offer better pricing than the airport lots. If you drive here, it’s easy to get around and park. You can also use Lyft, or Uber to get to most places nearby quickly. Excellent mass transit is available: • The Brightline, a high-quality, high-speed train that whisks you from West Palm Beach to Fort Lauderdale (35 min.), or Miami (45-50min.) ; • Amtrak services the West Palm Beach Station; • Tri-Rail, the public rail line, travels from West Palm Beach Station to Miami, and goes direct to Miami International Airport (MIA). There are shuttle buses that service Delray Beach, Fort Lauderdale, and other cities on the line. Check with Tri-Rail for more info; • PalmTran buses move throughout the county. Distances from The Epic make it easy to use Lyft or Uber: • 9-14 minute drive from Palm Beach International Airport; • 6-12 minute trip to the Brightline West Palm Beach Station; • 6-12 minutes to big entertainment and dining areas like Clematis Street, and Rosemary Square; • 6-8 minutes to The Norton Museum, and the Palm Beach Zoo; • 9-12 minutes to tony Worth Avenue on Palm Beach island; • 9 minutes to Palm Beach Zoo and the Science Museum; • 17-35 minutes to most of the charter fishing companies from West Palm Beach to the Jupiter Inlet. ALLERGIES I have them, so I’m really sensitive to places that honor them. We work hard to keep dust to a minimum, and our service changes air filters regularly. If you have any other allergies, to peanuts, or other foods, please let us know, so we can make sure that The Half is free of them for your arrival. SAFETY The Half is at the top of a long staircase. The sun deck is on the second floor. If you suffer from vertigo, or a fear of heights, it would not be advisable to book. The staircase has a low ceiling point, approximately mid-way, that may require taller people to duck a bit. The Half is NOT CHILDPROOF. Please see photos of the antique staircase. If you have any concerns at all, please do not book. CONCIERGE TOUCHES We are here to insure a great stay! For additional fees, we can do special things for an anniversary, stocking those special things, from beverages to snacks, that you might like, in The Half, by advance request. Contact our Concierge with your requests, and we’ll get back to you with details. HOUSEKEEPING Regular housekeeping is NOT included with your stay. You can, for additional fees, have periodic, or daily housekeeping added to your stay. DEDICATED WORKSPACE We have a small sitting/standing laptop desk available for your use. If you would like to use it, simply request it, either before arrival, or we’ll bring it to you. FOOD SERVICE & COOKING Kitchens, by code, are not allowed in second buildings in Palm Beach County. Our sister company, which leases a teaching kitchen on property, prepares complimentary breakfasts. They can, for an additional fee, do catered snacks and meals, either take-away, patio, dine-in, or in-room, for additional charges. We will help you connect with them to arrange whatever you desire. SPORTS & BEACH We have a “Treasure Chest” filled with beach, and pool gear, for your use. Four bicycles are available with helmet and lock. Contact the concierge, as soon as you can, if you want to secure one, or more of them, for your stay. A waiver and credit card deposit are required to use them. See our eBook, that will be given to you, on booking, for other outdoors and indoors sports recommendations. LAUNDRY Laundry service is available. For additional fees, we offer an inexpensive bulk wash and basic fold service, as well full service wash, fold, and iron. Dry cleaning is within walking distance, or we can pick up/drop your dry cleaning for you, for an additional charge. See the guest eBook/in-room Book, for current prices, and services available. CHECK-OUT: Check out is 12:00p. Late check-out, up to 3pm., is subject to availability, with pre-approval. Late check out without approval will result in an additional day’s charge, at the prevailing rate, and comment on Airbnb for future stays. When you leave, please return the key to the hooks by the front door, at the base of the stairs. Failure to return the key will result in a $75.00 rekeying fee. Full instructions will be provided to you on the morning of your check-out.
