We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached. - A KING Sized Bed including the master bedroom with fresh linens to Rest & Relax in! - Our house features TWO full bathrooms, 1 ensuite bathroom attached to the master bedroom and 1 large bathroom in the main area - Master ensuite features a spa-like soaker tub for your Ultimate Relaxation! - Home has been professionally decorated by a local designer to ensure all the comforts of a home. - Secure Single garage parking and TONS of available street parking. - Lightening fast WiFi on our large 50" SMART TV which features complimentary Netflix - New Modern Electric Fireplace - Easy self-checkin via. secure door keypad. - Large private deck & Fully Fenced Yard - Only a short 2 minute drive to NAIT! - Our home is pet friendly and we only charge $30/pet/night What some of our guests do not love that much about our listing: -Our home is a triplex multi-family property which has two basement suites which also have short term guests living in them AND there is a possibility that the basement suite guests may have pets. These spaces are completely separate with their own private entrance and no space is shared between the units. Our house comfortably sleeps 8 guests with 3 KING size beds in each room as well as a large double high queen air mattress you can set up in the spacious living room. All beds complete with fresh sheets changed after every single guest. The Master suite has a large 5 PIECE private bathroom complete with a relaxing soaker tub as well as stand along shower & HUGE vanity. Our suite also has a full sized washroom that is sparkling clean with shower/ tub combination, sink and toilet so everyone can get ready for their day quickly! Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery. Once you stay with us, you'll feel like you're simply staying at a home you own! Guest access You have full and total access of our home during your stay, including the garage located the back (South) side of the home. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen! Other things to note 🔍 IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING - Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require. 🛡️ Damage Protection Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program. ✅ Rental agreement A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released. 🐶 RATES FOR PET FEES PER PET: Nightly Rate: $30/night per pet Weekly Rate: $150/week per pet Monthly Rate: $300/month per pet -The pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed. ⏰ EARLY CHECK-IN / LATE CHECK-OUT · We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know! 🧳 LOST ITEMS · We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply. 📦 MAIL & PACKAGES · Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay. 🔧 MAINTENANCE & REPAIRS · We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly. 💲 ADDITIONAL GUEST FEE · There is a small nightly fee for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 4 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking. · All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%. 💳 CANCELLATIONS ‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions. 👤 GUEST SCREENING · Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation. 📷 EXTERIOR CAMERAS · Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood. ⚠️ LIABILITY, VIOLATIONS & LEGAL NOTES ‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund.
