Welcome to Vegas. Spacious private bedroom with queen bed and futon in a single story home with a pool, located in a quiet established community. Clean bedding & towels provided. Hi speed Wi-Fi, Smart TV and desk in your room! Swimming pool is available for use. Centrally located near shopping, groceries and restaurants, easy & fast drive to the Vegas strip, Las Vegas Airport (LAS), UNLV & Hospitals. Most importantly, a host who genuinely cares that you have a comfortable stay! The space Your private room with door lock awaits you. A large, comfy queen sized bed always has clean linens. A bright room with tall dresser, desk, futon and smart TV create a comfortable space! Guest access Kitchen has plenty of cooking utensils, pots and pans, plates, cups, bowls & more. You will have an assigned cabinet in the kitchen, shelf and drawer in the fridge and shelf in the freezer to store your food. Enjoy coffee or tea. Cook meals knowing you have a clean fridge to store food in. Enjoy your meal at the dining table, by the pool or in your room. Feel comfortable here! You must clean up after yourself completely after use of the kitchen and shared areas. There is a large driveway that you can park your car on, but please do not block the right parking spot of the garage. Free parking in driveway and street parking in front of house. If your car is leaking any fluids please park on the street. The Swimming pool is up to 6 feet deep. Conditions vary depending on weather, but it's available for use and comfortable from spring to fall (May- September). It's cleaned and maintained every Wednesday, and it'll be yours to use during your stay. During your stay Sometimes I have the pleasure of meeting you when I am doing repairs, maintenance or cleaning and sometimes, we may not cross paths. Either way, I truly love creating a beautiful, safe vacation home for you! Other things to note *Quiet time is 10 pm to 10 am. Please be respectful of our neighbors and keep the outside noise down to a whisper after 10 pm. Please do not hangout or loiter in the front yard at anytime. *Absolutely no parties or events. Additional guest are not allowed without prior approval & additional fees. *Swimming pool access is for registered guests only. Please keep noise & voices down after 10pm. Swim at your own risk. Pool is not heated, gated or monitored. *Hot Tub Spa in the backyard is for use by registered guests only. Please keep noise & voices down after 10pm. Hot tub must stay covered when not in use. *For security reasons the actual address is provided on the morning of check-in along with check-in instructions. *Please do not enter other guest’s bedrooms or try to enter locked doors or the garage. *There are assigned cabinets in the kitchen and refrigerator/ freezer. *Do not touch items in the kitchen belonging to other guests. *There is only parking for 1 car per room. Garage is not accessible. If your car leaks oil or any liquids, please to do Not park on the driveway. No parking on right side of the driveway or in front of neighbor's homes & do not block driveways. Recreational vehicles, RV’s & boats, are not allowed & may be at risk of being towed. *Bookings over 30 days require a signed lease, proof of income, ID & deposit. *Booking with no 5star reviews may require $150 deposit and ID. *No smoking in the house. There is a $200 cleaning fee for smoking in the house. Smoking is allowed in the backyard only. * Early check-in and Late check-out must be approved 24 hours in advance. Late check-out of One (1) hour or Early check-in of One (1) hour may be allowed if there are no other reservations on the same day. If you leave more than 1 hour after checkout time, it will be the cost of half a day. If you leave more than 4 hours after checkout time, it will be the cost of a full day. * 24 hour advance notice and approval is required for late checkout. If guests have not left the premises one hour after Check out time, a $200 fee will be charged to the guest and additional $100 per hour every hour after. If the next reservation is cancelled due to the late check out, the amount of the lost reservation will be charged. If the cleaners arrive and are not able to immediately start cleaning, a $120 fee will be charged. *Furniture and items in the house may be updated. *If the police is called due to noise complaints, there will be a $300 fee per occurrence & immediate cancellation of reservation without refund. * Other things to note: *The exterior front of the house and back yard have security cameras. *Children under the age of 18 are not allowed due to the pool is not gated. *Pets are not allowed for the comfort and safety of guests with allergies. *Guests are not allowed to sleep in the living room or any shared areas. must sleep in the room being rented only. *Additional guest must be added to the reservation prior to checkin. If additional guest is added after checkin, there is a $100 USD fee to add guest. Unauthorized visitors and or unregistered visitors are not allowed on the property for the comfort and safety of the other guests. Fee of $150 per visitor per occurrence/ per day and & cancellation of reservation without refund. *Furniture and items in the house may be updated. *Laundry area is located near one of the bedrooms. For this reason, the washer & dryer can be used during the hours of 10am - 6pm.
