Lakeland cottage in Dockray by Ullswater & Keswick

Knotts View is located in the centre of Dockray village, in the quieter rural Matterdale valley, high above Ullswater. The local pub is just across the road with it's large garden. Footpaths head off in all directions, offering both high & low level walking. The space Recently renovated, the cottage offers two double bedrooms, (one will split to two singles if needed - please advise when booking), two generous ensuite shower rooms, a smart new kitchen with separate dining area, and comfy fire side snug for putting your feet up in the evenings. There is a smart TV on which you can watch free to view channels and catchup TV via BBC iplayer etc. If you want to stream 'Pay to View' content, we recommend that you bring your own Firestick/ laptop/pad which can be connected to the TV so you can easily access your own personal accounts (HDMI cable supplied). There is also a CD/Bluetooth music player in the lounge. Heating is by modern wood burner and ceramic electric radiators - these are new, fully programmable and centrally controlled from the wifi tablet supplied for guests. A generous amount of electric is included in the price for a cosy stay...ample for most guests.(please read our house rules). Chilly nights are dispelled by the superb Woodwarm log burner. The cottage is well insulated throughout, so warms up very quickly. Outside, a gated private path leads from the parking area down to an enclosed secret garden, with summer house and seating. From there another gate takes you straight out onto a footpath to explore or take the pooch for a stroll. There is also a stone built out house, which contains a drying area for very wet clothes, equipped with a dehumidifier, extra wood for the fire and a recycling station for the monthly pickup. It is also possible to lock the door should you have a bike to store. There is private, gated parking for two average sized cars, or one large car just across from the front door. (Our neighbours have shared access along the drive to the front of the property, but otherwise it's all yours). Guest access The gated parking area is just to the front of the cottage. Our neighbour shares the drive but otherwise the space is all yours. Other things to note School age children are welcome, with one of the bedrooms equipped with a splitting bed and great countryside to explore. But please make sure you supervise young ones, particularly around the log burner and electrical equipment. The house is not equipped for very small children (the beds are quite high), with no cot, hi chair, stair gate, or bath, etc, currently included. You are welcome to bring your own equipment, but toddlers will need close supervision. This is great dog walking country, but please read our house rules before booking in your pet.
