Keep it simple at this peaceful and centrally-located place. The apartment is located in our 1-family house on the first floor. It is suitable for business trips, Munich Fair 5 minutes by car, Marienplatz approx. 20 minutes away and suitable for short breaks. One parking space (street) is located in front of the property. 2 minutes' walk is a bus stop. The bus runs to the Riem S-Bahn [suburban train] station (5 minutes) and to Messestadt West (approx. 10 minutes). In 5 minutes' walk is a Rewe, DM, Lidl. The space Quiet apartment, in a small street mostly used only by residents away from noise and the main road. We live on the 1st floor of the same house. The property is fenced. In 5 minutes you are by car in the shopping center of Riem Arcaden. By bus, it runs every 20 minutes and takes about 15 minutes. If you are arriving by car, take the exit on the A 94 "Riem." From here it's just 5 minutes to us. Munich Airport can be reached in about 25 minutes. To the city center, Marienplatz, approx. 20 minutes. The A 94 motorway towards Munich Passau is about 5 minutes away by car. In approx. 10 minutes by car you are on the A 99 towards Salzburg. After consultation, 3 guests can also use the accommodation. Guest access This apartment is about 80 square meters. It contains a large kitchen/dining area with a fully equipped kitchen, a Senseo coffee maker and a tiled stove. The kitchen table is also suitable as a workplace, as it offers plenty of space and the Wi-Fi connection is very good. There is an additional Wi-Fi amplifier here. From the kitchen/dining area you can directly access the terrace, which you will use alone during your stay. You are very welcome to share the large garden that is accessible from the terrace. On request, you are welcome to barbecue. For this, we will provide you with our small charcoal grill. The living room can be reached from the dining area, the 2 bedrooms and the bathroom directly from your own small hallway. In the large bedroom (very good mattress and topper) there is space for a travel bed, which we provide with bedding if you are traveling with a toddler. Please note that the outlets are not secured. Space for a child is definitely available and also welcome as well as ideal with the garden accessible from the terrace. If you have any further questions, please let me know. Starting in 2024, the 2nd bedroom (about 10 square meters) will be ready. In this is a single bed with good mattress and topper, wardrobe, sideboard. In the basement there is the washing machine and dryer, which can be used free of charge after consultation. Other things to note We have 2 cats that are free-range. An encounter in the hallway is quite possible. It is also possible that they will meet on the terrace or in the garden, to which you have direct access. The cats are shy and will most likely watch you from afar :-) Across the street is a large courtyard, where 1 Scottish Highland cattle currently lives. In a few minutes' walk there is a small park and a playground.
