Situated in the beautiful Russian River Valley and surrounded by apple orchards and vineyards, the expansive 1.3 acre Green Hill Retreat is designed for serene indoor-outdoor rustic living. The 1,000 sq. ft. home includes an 800 sq. ft entertainment barn, large solar-heated pool with baja shelf, private hot tub, outdoor kitchen, wood-fired Neopolitan pizza oven, and gas BBQ grill. The home, complete with 2 bedrooms and queen beds, 2 modern sofa beds in the living room, a remodeled full bathroom, hardwood floors, and modern furniture throughout, offers a serene, one-of-a-kind wine country experience. OUTSIDE The outdoor space is the ultimate wine country retreat, complete with new covered pool, hot tub, vine covered pergola, outdoor kitchen with gas BBQ and new Neapolitan wood fired pizza oven. Enjoy plenty of seating, cushioned chairs and loungers, and a large outdoor table for 10. POOL AND HOT TUB The newly built pool includes a 6 foot baja shelf and in-pool loungers. The pool has a retractable automatic pool cover that helps with safety and heat retention, especially overnight. The standalone hot tub is open and heated year-round. LIVING AND DINING ROOM The dining room has a modern Oak dining table that seats 8 people with views of the outdoor area, apple trees and pool. The living room has a wood burning fireplace two, a large flat screen TV for a cozy night stay, and two Design Within Reach sofas that fold out to full size beds for extra sleeping. KITCHENS (INDOOR & OUTDOOR) The indoor kitchen has a gas range and oven, microwave, Specialty Coffee 10-cup coffee maker, coffee bean grinder, dishwasher, and a Smeg water kettle. The outdoor kitchen is a few steps from the dining room. Upon entering, you’re greeted with views of the pool, apple trees, and gorgeous Neopolitan wood fired pizza oven custom built by the local Healdsburg company Mugnaini. BEDROOMS (2) Both bedrooms feature a queen bed with luxury white sheets, duvets, and pillows. Each bedroom features a flat screen TV, desk, plenty of closet space, wood ceiling, and blackout shades. BATHROOMS (1.5) In the main house, there's a newly remodeled full bathroom with stand-up shower. In the entertainment barn, there's a separate half bath. ENTERTAINMENT BARN The barn is a completely separate 800 sqf unit. It includes an air hockey table, pro dart board, 100" streaming projector and wet bar. FOR YOUNG KIDS The house has the UPPAbaby Remi Playard travel crib and high chair. For safety, the pool has an automatic pool cover. SOLAR AND EV CHARGING The house has solar panels powering most of the electrical, and backup battery rack to partially power the home during any outages. The pool is solar heated April through October. There’s also a Tesla charger in the garage, plus a NACS (Tesla) to J1772 Charging Adapter for compatible EVs (Rivian, Chevy Volt, etc). ORCHARD AND GARDEN BEDS The property is full of fruit trees of all varieties that you can pick when in season, including Gravenstein & Pippin apples, plums, apple pears, cherry trees and more. In the garden beds, you can usually find herbs, vegetables and strawberries growing. ECO CLEAN Our home is professionally cleaned from top to bottom between each guest. Our cleaners use enhanced disinfection on high-touch areas, including; doorknobs, light switches, hand railings, countertops, appliance handles and knobs, toilet seats and toilet handles, and tabletops. There's a small locked shed that's not accessible. Other things to note Maximum Occupancy: The maximum occupancy at Green Hill Retreat is 6 people (4 adults max). Quiet Hours: Quiet hours are from 10:00 pm until 7:00 am. Sonoma County prohibits outdoor amplified sound at all times. Parking: There is a two car covered garage and car port for parking. The driveway can accommodate 4 more cars. Bed Sizes: Main bedroom: Queen bed; Second bedroom: Queen bed. Living room: 2 full size modern sofa bed by Design Within Reach. Heat/Cooling Sources: The main house has central A/C, heating and a wood burning fireplace in the living room. The entertainment barn has as separate heating and A/C from 2 mini splits. Pool Temperatures: The pool is solar heated from April through November. It is not heated the rest of the year. It will be cold, but you may still use it. Hot Tub: The standalone 6-person hot tub sits next to the wood pergola. Once turned on, it will heat to approximately 104°. During the summer, it will heat up quickly. During the rest of the year, depending on how cold the pool water is, it can take 45 minutes or longer to heat up. Entertainment Barn: The 800 sq ft barn was converted from an apple cider press and fermentation barn. It's the idea place to hang out with air hockey, pro darts, and smart TV large screen projector. The Orchard: In the backyard has dozens of old heritage Gravenstein Apple Trees and other fruit trees, including other Apple varieties. There are vegetable garden beds that you can pick from. Fencing: The back yard is fully fenced. TV: There are 3 Smart TVs in the main house, and 1 smart movie projector with 80" screen in the entertainment barn. Proximity to Wineries and Apple Farms: There are at least a dozen wineries and Apple Farms within a few miles.
