Avoca Beach House - Uninterrupted Beachfront

Avoca Beach House is absolute beachfront with direct beach access. It is the best placed house next to cafes and the surf club, close to the rock pool which is great for swimming with kids, and it is a patrolled beach with flags usually close to the house. You couldn"t ask for more. The space - Sleeps 10 - Split system airconditioning in all areas - Four bedrooms - Three bathrooms and outdoor shower - WiFi - Freshly renovated - Linen and towels provided, please bring your own beach towels - Please note: Owner may reside at the rear garage/studio, that is separate to the guest house. Holiday guests will have full use of the driveway and a private access to the beach. All three main bedrooms have king beds. The master bedroom has a dressing room with wardrobe, bedroom and ensuite. The childrens retreat has two sets of low bunks (recommended for kids but still full size single suitable for adults) There are three bathrooms, one with a bathrub as well. Plus an outdoor shower to wash off the sand after a surf. The kitchen overlooks the dining area, patio and beach, with bench and barstools. The dining room looks over the patio (with included BBQ) to beautiful beach views. The dining table seats 10. The lounge room has 2 and 3 seater sofas, a coffee table, bookcase, TV with a DVD player. Sunroom/lockable verandah with uninterrupted beach views, outdoor sofa. The patio with outdoor bar (seats 6) and Weber BBQ Laundry with sink, washing machine and dryer. Rock pool, patrolled surf beach, children"s playground, boutique shopping and a la carte restaurants as well as alfresco cafes overlooking the beach. Step back in time at the award winning, character filled Avoca Beach Picture Theatre where featured movies range from unique "Indie Films" to the latest box office smash. Go barefoot bowling, have a hit of tennis or hire a kayak or paddle boat on Avoca Lake. Guest access Everything Other things to note A Guest Registration must be completed at check in. If you are arriving after 5pm please advise in advance. Check-ins after 5pm will incur a service fee. The maximum number of persons including children permitted to occupy the property shall not exceed the number of beds at the property. The responsible/registered renter must be at least 21 years of age, guests under 21 are of course welcome but must be accompanied by a parent or guardian. If on arrival a guest notices that the premises are unclean, or that the premises have been damaged, the guest must promptly notify George Brand Holidays. We ask that guests undertake a quick inspection of the property and report any damages etc within two hours of occupancy. Cars are to be parked in the designated areas only. Breakages, damages, stains and lost keys or remotes must be reported and paid for at the expense of the guest. Garbage must be disposed of in the allocated bins, excess rubbish must not be left at the property. Place the bins out for collection on collection nights. The collection night will be advised at check in. Whenever you are absent from the property please ensure the doors & windows are locked to maintain security and prevent weather damage. Umbrellas must be taken down when absent, overnight, and on vacating. Keep noise to a minimum and be respectful of someone else"s home and treat it like it s your own. BUILDING WORKS In the event of any renovation/building work being carried out near the holiday premises, such work is beyond the control of GBRE and the owner and GBRE cannot accept responsibility for any disturbance, noise or inconvenience guests may suffer as a result. No discount will be negotiated in these circumstances. CHECK OUT RULES Your co-operation in leaving the property clean and tidy is requested. If the property is not left in an acceptable state, an extra cleaning fee will be deducted from the security deposit. All keys and remotes must be returned to the George Brand Holidays Office. The property must be securely locked. Lights and air conditioners to be turned off. Furniture, outdoor furniture and kitchen items that have been moved must be returned to their original position. Dishwashing must be done and BBQ s should be left clean failure to do so will incur an additional minimum fee of $50. Do not leave excess rubbish at the property, a minimum fee of $88 will be deducted from the security deposit to remove excess rubbish. Thankyou. Registration Details PID-STRA-10631
