Watch Video Tour on FB/YT! Search: #MadisonHillVilla Madison Hill Villa is located in downtown Monroe and is attached to a wedding venue/event center which is available separately. The House was fully remodeled and each bedroom has a queen mattress. The space The house has 4 bedrooms. (1) Master bedroom has a modern full bathroom. Quean Bed, Massage Chair, Dresser and night stands. Also an Air Mattress if needed. 2. Second bedroom has a Quean Bed and a private half Bathroom. 3.Third bedroom has a Quean bed and a pull out couch. 4.Fourth bedroom is downstairs and has a quean adjustable massage bed, and a private half bathroom, a closet and a night table. 5.Full Bathroom upstairs, Full kitchen Downstairs, dinning room, living room, Reading room. For an extra fee there is available a wedding chapel next door and an event center that can host up to 175 people. Please call in advance to make sure it is available. the chapel is also available through Airbnb. Guest access The Guests have access to the entire House and there is also an event hall available for an extra fee. Other things to note NON SMOKING – The property is a non-smoking property and any form of smoking is prohibited inside the property. Violation of the non-smoking policy is grounds for immediate removal without refund. PETS – No pets are permitted in rental units at any time. Violation of the “no pets” stipulation is grounds for immediate removal without refund. SECURITY DEPOSIT - Fully refundable provided the following provisions are met: •No damage is done to unit or its contents, beyond normal wear and tear (as determined in the sole discretion of the owner). •No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. •All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. •All charges accrued during the stay are paid prior to departure. •No linens are lost or damaged. •NO early check-in or late checkout. •The renter is not evicted by the owner (or representative of the owner), the local law enforcement. •Upon departure, keys are left on the kitchen counter and the unit is left locked. •Upon departure, all used dishes are washed and trash is taken to the dumpster directly behind the unit. PROPERTY INSPECTION – All problems, including inadequate cleaning and damage, must be reported in writing (email is acceptable) within 24 hours of check-in. Property owner and/or her agents reserve the right to enter premises at any time for the purpose of effecting necessary inspections, repairs or maintenance. It is the guests’ sole responsibility to inspect the property upon arrival, to ensure that it is free of hazards and properly equipped. Guest(s) assumes the entire risk of injuries arising from use of the property by them and their guests, and agrees to release and indemnify property owner from and against all liability should anyone be injured on the premises during the term of occupancy, resulting from any cause whatsoever. RESTRICTION ON PROPERTY USE – Guests are prohibited from engaging in any unlawful activities or any other activity that constitutes a nuisance, including but not limited to excessive noise at any time day or night. Violation of this provision will result in immediate eviction without refund, and guests will be held liable for any damages to the property, its contents and grounds. INDEMNIFICATION – Any penalties imposed by the City of Monroe due to noise, party goers who get out of hand, partygoers being drunk in public or excessively noisy, serving alcohol to minors or displaying other behaviors. Penalties imposed by the City for violation are the sole responsibility of the tenant. By accepting these terms, as evidenced by taking occupancy, you agree to indemnify and hold harmless the owners of the premises, their agents, representatives and employees, against and from any and all charges, assessments, costs, damages, expenses, obligations and other liabilities, of every kind and description, incurred by the owners and/or any such agents and representatives, and arising out of or in connection with occupant’s violation of any applicable City ordinance, state or federal law, rule or regulation, any breach or violation of the terms of this agreement, and/or any settlement, award, judgment, Court Order or other amount paid or owed to any third Party (including attorney’s fees, Court costs and related expenses) resulting from Occupant’s (or its guest’s) actions, omissions and/or liabilities. Violation of the city’s ordinance is grounds for immediate removal without refund. MAXIMUM OCCUPANCY – The maximum number of guests is limited to seven(7) persons. No additional persons will be permitted without the prior written consent of the owners, which may be given or withheld in their sole discretion, and if given will incur additional charges as indicated on the written consent. Overcrowding or misrepresentation as to the number of guests is grounds for immediate revocation of this agreement and removal of all guests without refund. INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate. KEYS – Any missing key will be charged $25 per key for replacement cost. NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in each Unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken out of the Units. Missing towels will result in a $25 fine per set. CLEANING FEE – A cleaning fee is required and exclusive of the rental rate. RATE CHANGES – All rates for rental of the Units or as otherwise identified herein are subject to change without notice from time to time. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved by the owners in writing in advance. All of the units are privately owned. The owners are not responsible for any accidents, injuries or illnesses that occur to the occupant, or any guest or other person while on the premises or its facilities. The owners are not responsible for the loss of or damage to personal belongings or valuables of the occupant or any guest or other person. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. This Agreement constitutes an agreement signed and to be fully performed in the City of Monroe. By signing this Agreement, you represent to the owners that you are above the age of eighteen, and have full power and capacity to enter into and perform this Agreement, which shall be fully enforceable against you in any Court of competent jurisdiction.
