The space Yoxford is a pretty Suffolk village, and a great base to explore the Suffolk Heritage Coast and Heaths nearby, an area of outstanding natural beauty. There is a large pretty cottage garden, with stunning views beyond. This beautifully refurbished cottage retains traditional character and features, and also includes a host of modern comforts, making it an ideal home away from home. The cosy living room has comfortable seating, with large smart tv, and inglenook fireplace with log burner for chillier days (available during colder months only). There is a vinyl deck with a selection of vinyl records. Also a choice of books and board games. The large dining room is tastefully furnished and boasts a huge farmhouse table which comfortably seats 8 people, an inglenook fireplace with log burner, a smart tv. A highchair is available on request. A further family room adjacent to the kitchen, is the timber garden room; perfect for breakfast, lunch and taking in the beautiful view. As a self-catering cottage, you'll find everything you need for a perfect stay. Cottage style kitchen has a traditional gas Rayburn Aga; perfect for foodies. There is also a separate gas cooker including a hob, grill and double oven. A fridge/freezer, dishwasher, kettle, coffee maker, toaster, crock pot. A separate utility room is adjacent to the kitchen and has an entrance from the garden. This room includes microwave, washing machine, tumble dryer, clothes rail, iron, ironing board. There is plenty of space for coats, shoes, boots etc. The cottage is a perfect place to relax and offers a full fibre internet access. 4 bedrooms, comfortably sleeps 7. Bedroom 1: Large spacious room, tastefully furnished, double bed with Emma mattress. Plenty of room for a travel cot (not provided) Adjoining door to Bedroom 2. Bedroom 2: Tastefully furnished, double bed with Emma mattress. Independent low door to main landing (1 step up) as well as adjoining door to Bedroom 1 (2 steps up). Bedroom 3: Pretty bedroom - single bed with trundle. The trundle bed can be made available on request for an additional guest. Bedroom 4: 2ft6 Shorty Bunk beds, inside length 5ft10 (178cm). The top bunk is not suitable for adults. There are 2 bathrooms. Main bathroom is on the first floor, and has a toilet, basin and a roll top bath with shower attachment. Bathroom 2 is located downstairs off the hallway, and has a toilet, basin and walk-in shower. Low doorways and some ceilings may be challenging for taller guests. Different levels, steps into some rooms and narrow doorways makes the cottage unsuitable for persons with disabilities. Accessible from the garden, is an additional toilet and basin. Linen and towels are all included to make your stay more enjoyable. (Please bring your own beach towels) There is plenty of outdoor seating and parasols for enjoyment of the garden. The outdoor dining area has Butler sink with running cold water, granite work surface. Following recent wild fires around the UK the BBQ is currently not available to guests. There is an outdoor shower in the garden with hot and cold water, perfect for washing sandy toes after days at the beach. Guest access The whole cottage is available for your stay. Other things to note A SMALL AMOUNT of complimentary items are available milk, tea bag sachets, coffee pods for Bosch Tassimo coffee maker, sugar sachets, biscuits, salt, pepper, cooking oil, kitchen towel, toilet tissue, washing up liquid, hand wash, simple shower gel, washing machine tablets, fabric softener, dishwasher tablets. Log burners are only available during colder months (March, April, late September, October). The village is well served with a local shop, a cafe and deli, antiques centre and cafe, both with outdoor dining. The Kings Head Yoxford is walkable serving drinks, food all day, Sunday roasts and take away menu. A small children’s park that is just a few yards from the cottage, is accessible by rear garden gate, or along Little Street. Rural walks around Fern Cottage have stunning views. Yoxford and surrounding areas are a haven for walkers, cyclists and birdwatchers. Numerous birds and wildlife can be spotted to the rear of Fern Cottage. Out and about.....
