Mr Catt's House is located in picturesque Iden, East Sussex, 2 miles from central Rye. It's the perfect place to stay with friends/family/dogs/children to explore an area of outstanding natural beauty whilst enjoying the home comforts of a cosy and attractively decorated country cottage. The cottage is on a quiet lane surrounded by fields and is 5 minutes drive from Rye and 10 minutes drive from Camber Sands. It has an EV charge point and free parking on the lane. The space The cottage is on a country lane with rural and distant sea views. It has a spacious kitchen diner which opens to the fully fenced garden and patio. It has 2 sitting rooms, one with a wood burning stove and a large smart TV. Mr Catt's House is stylishly furnished, and has been thoughtfully designed to offer a home away from home and a relaxing stay for families, including children, babies and dogs, and groups of friends. Mr Catt's House is a 200 year old grade II listed cottage renovated to a high standard. It has full central and underfloor heating, two wood burning stoves, two bathrooms, one upstairs and one downstairs and an exceptionally well equipped kitchen/diner. It is a restorative space with modern comforts including new mattresses and toppers and 100% cotton bed linen. It has wifi throughout the house, two televisions, and a choice of games and books to enjoy. Ground Floor Mr Catt's House is on two floors. On the ground floor there are two reception rooms. Reception 1 has a large inglenook fireplace, a wood burning stove and a 55 inch HD smart TV. Reception 2 has a desk, chair and desk light and a double futon sofa bed which will be set up on request. There is a spacious kitchen diner with a separate sitting and TV viewing area. The kitchen diner is well equipped with a double oven, microwave, large fridge freezer, dishwasher, KitchenAid food mixer and KitchenAid blender with attractive colourful tableware and lots of cooking equipment. There is a dining table for 8. The kitchen diner has bi-fold doors that open to the patio and grassy garden. There is a downstairs bathroom with shower, basin and loo. First Floor Upstairs there are three even sized bedrooms and a family bathroom with bath, basin, loo and a shower above the bath. In every room, including the bathroom, there are magnificent rural views of the surrounding fields. Bedroom 1 has a zip and link super-king sized bed so it can either be 1 x super-king bed or 2 x full sized singles, Bedroom 2 has a king sized bed and Bedroom 3 has 2 full sized single beds. There is hanging space and drawer space for clothes in each room. Children The cottage is both child and baby friendly. It is equipped with a Nuna travel cot and a full size wooden cot and cot bedding, as well as 2 high chairs and a fixed stair gate. There's also a baby bath, non-slip bath mat, potty, toddler seat and step. Toddler cutlery and plastic plates are in the kitchen. Dogs Dogs are welcome. We ask that you do your best to use the throws provided to keep the furniture clean. Please do not allow your dog to walk on the carpets with muddy paws. Bowls, a dog bed and towel are provided. Garden Mr Catt's has a fenced lawned garden to the front and side of the house with a patio area to the rear which leads into a section of garden acquired from the adjoining field. The back field part of the garden will be kept meadow like and rabbit holes and nettles can be encountered. The garden is suitable for dogs to run in and adults to enjoy but little children will need supervision. The outside dining patio area with a barbecue is in place for you to enjoy and make the most of outdoor space during the Spring/Summer days. There is dining set for 8 comprising 2 tables, chairs and 2 sun shade umbrellas. There are also 2 sun loungers.. Other things to note The Local Area Iden Mr Catt's House in Iden is an ideal base to explore the beautiful area of East Sussex and Kent. It is close to a number of wedding venues, including The Old Town Hall in Rye, The George Hotel in Rye and The Cherry Barn in Peasmarsh. Iden itself has a thriving village shop, post office within walking distance. Mr Catt's House is near to a range of enjoyable tourist attractions. Rye Rye, a medieval cinque port 2 miles away, is an unspoilt town with restaurants, teashops, pubs and a plethora of antique shops and second hand shops. It is home to St Mary's Church, a Grade I listed church with a unique high viewing tower and the Ypres Tower and Rye Castle Museum and a state-of-the-art cinema, located in the heart of Rye which has a stylish cafe-bar and sunny terrace. Lamb House in Rye is a charming National Trust property, once home to Henry James, E.F. Benson and Rumer Godden. Rye is close to the wetlands of Romney Marsh and Rye Harbour is a notable local wildlife reserve supported by the Sussex Wildlife Trust. It has bird viewing areas, gorgeous coastal walks and an attractive discovery centre and café. Camber Sands Camber Sands is 10 minutes drive away. It is a the only beach in East Sussex with stretches of golden sand, vast dunes and stunning views - perfect for a stroll, a picnic or a day at the beach. Enjoy some wind surfing, kite surfing or swimming (just remember to stay between the flags). This beautiful beach is even dog friendly. Great Dixter with its magical house and gardens is a short drive away, as is the National Trust Bodiam Castle and Sissinghurst. The area provides an excellent terrain for English wine production and the vineyards of Oxney, Chapel Down and Gusborne are nearby. The volunteer run Kent and East Sussex steam railway line is local and provides a wonderful excursion through the garden of England, ending right next to the fairy tale environment of the National Trust Bodiam Castle. Pubs & Food There are a number of excellent restaurants and pubs in close proximity. We love The Gallivant Hotel (smart - excellent cuisine) at Camber Sands, The Tillingham at Peasmarsh (fabulous venue, atmospherics and food) and The Globe-Inn-Marsh (good pub grub with fun design) at Rye. Getting There Idea is easily accessible by car or train, it is perfect for a long weekend or mid-week break with friends and family away from the hustle and bustle of everyday life. If you are travelling from London, the fastest train from London to Rye only takes around 1 hour and 4 minutes, the cottage is then a short taxi ride from Rye station.
