Your private lockable room has a dedicated workspace & the flexibility of a small double sofa-bed as well as ample storage for you. The shared spaces include a stunning bathroom and modern open plan kitchen, diner, living room with a quaint little reading corner & a piano if you play. I'm Mat, the easy going resident host; I may be present during your stay. Rest assured that when I'm available I'm happy to chat, answer questions, or give you plenty of space & time to yourself. The space This is a spacious room in a first floor 2-bed apartment accessible by stairs only. It is unique in my experience, having vaulted ceilings to all rooms and a wonderful view of the unusually extensive grounds to the front; I'm told the photographs don't do it justice! Please note that the sofa bed is a small double and at the time of writing has been used by single guests. If you're booking for a total of two guests you will be allocated the double room; rather than a sofa-bed it has one double bed - the slatted bed frame supports the Una™ mattress with individually adjustable firmness on each side. Photographs of the double room are available if required once a booking has been requested. I hope you find this added value offer really beneficial. Guest access Your stay would allow private use of a lockable bedroom and shared use of other areas except my bedroom and my office. You are also welcome to use the parking space; by doing so you agree that your insurance is fully comprehensive (all risks) and you indemnify me and hold me harmless for any damage or harm that I, you, or any third party experience throughout the period of your use. Weather permitting, the lawned grounds - the whole area to the front and some areas to the rear are also available as a shared space. During your stay While I'm in the house and not working I'm very happy to chat, answer questions, or alternatively to give you space to yourself. I would encourage guests to use the Airbnb App but I do provide my telephone number for guests to raise me for emergencies say, in the event that I am not available on the App due to network difficulties. I would arrange a convenient point at which to provide an ad-hoc cleaning service where necessary at additional charge. Other things to note If booking for a total of two guests please note the additional information that may be found in the section 'The Space' above to ensure you are aware of the differences to the accommodation in such a circumstance. The host is a leaseholder of the apartment and it is a condition of a guest's stay that guests do not act in a way that disturbs residents or causes damage to their property or that of any lessee. Guests through Airbnb using the apartment and its amenities including, but not limited to the on-site parking, shall be responsible and accountable for any damage or inconvenience caused by their actions or their failure to act as the case may be. In such cases of damage to person or property guests through Airbnb shall fully indemnify the host and hold him harmless for any damage to any party howsoever caused includjng consequent costs incurred by such party. The host shall not be liable for loss or damage to guests' property or harm to the guest save for any clause applicable by virtue of use of the Airbnb platform or due to cause that cannot be excluded under the law of England and Wales.
