KingBed, Breakfast Basket, Netflix & Free Parking

The room includes a king sized bed, drinks fridge, 50inch TV with Disney+, Netflix & Amazon Prime and desk/dining area. I also included kettle, tea/coffee/milk & breakfast snacks. The upstairs WC, opposite the bedroom is the guest toilet. The house is 5 minute walk from the metro which goes every 12 minutes to city centre, airport, Sunderland, & the coast. Guest can park on the drive. The house is 2 mins from the A1 with direct routes to Northumberland and the coast. The space The house is colourful, clean and laidback. Guests can come and go as they please. I don't mind if guests want a to come back late, just be respectful and have fun! The room has a king sized bed, fresh white sheets, new duvet and pillows, wooden floors, wardrobe, towels, fridge, kettle and assortment of hot drinks & breakfast basket. Breakfast includes a range of pastries or crepes, dried fruits, breakfast bars coffee, black tea and specialty teas. The range may vary but if you have specific requests let me know in advance. Kitchen is available with air fryer, George Forman, hob, toaster and microwave. Guests can help themselves to condiments, spices etc There is a hair dryer, hair towel (on request), GHD straighteners and a clothes steamer in the room. In the bathroom there is shower gel, shampoo, conditioner and sanitary products for guests to use. Guests have access to the bathroom, kitchen, guest W/C, bathroom and their bedroom. Guests can smoke in the garden. Please note, the guest W/C may be shared if the other Air BnB room is also occupied. In the case of duel occupancy, I clean the bathroom daily. Guest access Bedroom, guest toilet, bathroom, kitchen. During your stay I will take guests lead. As much or as little chat as guests are comfortable with 😊 Other things to note I hot wash all linens and towels after every guest. I try to offset my carbon footprint by using ethical products for AirBnB including, biodegradable bin bags, and UK based, cruelty free cleaning products. Barney is a very large dog (40kg) and guests need to be comfortable with him. He loves new people so expect him to be curious and very friendly! Please, no shoes on the carpet. Downstairs shoes are fine on tiled and wooden floors.
