Villa Koukouvayia's Garden Suite accommodates groups of 13 but is flex-priced to allow small families an economical stay too. Set at the end of a farm road & looking out onto surrounding olive groves rather than sea, the Garden Suite lies far from tourist noise yet 5 minutes to spectacular beaches, tavernas & the town of Kissamos. And at 40 minutes from historic Xania & her airport, this choice offers a combination of privacy, economy, luxury & convenience rarely found in western Crete. The space Villa Koukouvayia's Garden Suite is the most flexible and—having been completed most recently in 2023—is perhaps the most luxurious of the estate’s three residences. Set at ground level among the estate’s adjacent olive groves, the Garden Suite’s 3 private bedrooms are equipped with high quality, custom-built cabinet beds that allow, for each arriving group, customized accommodations, from a series of queen-beds to albergue bunks, or a combination of the two. The living room also boasts a custom cabinet-bed hidden in the handmade library, and when deployed, the room is easily separated to provide two more guests both a beautiful sleeping area, and a full en suite bath. A great place for large groups and multiple families with up to 13 guests, the Garden Suite is priced flexibly, with a base rate set for groups of 6 or fewer, and a nominal charge limiting the expense of larger groups only to the number of extra guests in their party. Along with its three bedrooms, the Garden Suite has a professionally equipped kitchen and laundry (both able to service the entire estate when all three homes are rented), a large dining area, and two full baths, one with a huge soaking tub and 2-person shower set behind the home’s charming interior stone walls. Outside, the Garden Suite’s large French doors lead to a large garden area just below the splash of the Villa’s waterfalls. This is a place to dine outdoors, or sit as the sun sets among the trees and relax with family and friends. Guest access Easy private, on-site parking (limited to one vehicle, so please check if you plan to bring more.) Walking distance to the villages above and below us, with a network of quiet walking and running trails accessible from our gate. The pool is adjacent to your verandas, and the private yards and gardens that surround the Garden Suite are available for your family's exclusive enjoyment. Beyond Villa Koukouvayia, the public KTEL bus stops in the village of Kaloudiana several times a day en route between Chania and Kissamos. We are within walking distance of the village, but can often meet you at the bus stop when the short walk up the hill to the villa is a burden. Other things to note ACCOMMODATIONS CONSIDERATIONS UNIQUE TO THE GARDEN SUITE: As mentioned in other places on the listing, AirBnB's description "menus" often limit our communications with you. In this case, those menus force us to display only a “maximum” guest-count for the Garden Suite’s possible sleeping accommodations. But although the Garden Suite’s three bedrooms, "typically" host 5 or 6 adults on her 3 queen-sized beds, at your choice some if not all of those beds can flip into walls, allowing up to 11 single beds to accommodate 11 guests, with an extra 2 guests staying in a room easily converted into a semi-private bedroom with a 12th (larger-sized) bed. If priced at its maximum accommodation value, this would overprice the unit for smaller groups; and if fixed at the lower rate, the price would not reflect the value of a home that can comfortably, easily (and economically) serve larger groups And so we post the maximum of 13 within the AirBnB listing. This ensures that families or groups of 13 can see the listing, and these notes ensure they can accurately consider if the home will meet their needs, while smaller groups can discover a lovely accommodation fairly priced for their size. Put simply, the Garden Suite has bedrooms easily configured for a wide range of best-fits for your specific group, including single guests holding a room privately, couples, couples with 1 or 2 small children, or up to 4 guests comfortably sharing a room albergue style in 4 private single beds. To price the space fairly for smaller groups of 5, we set the price low, allow an extra person free, and only charge a nominal €10/person/night for the extra (7th to 13th) guests your group might want to include. In this way, each group’s costs are kept low and apply to their needs alone. And remember, in all those considerations, infants (under 2 years at the time of arrival) never affect those limits or incur such charges. These are applied to your rental charges after applicable discounts are subtotaled, and easily expressed/understood on your bill. The other is Greek’s recent “Climate Mitigation Tax,” an appropriate tax which directly funds the extra firefighting infrastructure that recent climate changes have demanded to keep tourists (and all of us 😊) safer. But charged as a nightly vs. % fee, and varying by size of the rental property and the time of the year (the tax ranges from €4--€15.00/night, its calculation is complex, and the result is harder to clearly invoice. (In fact, AirBnB provides no capacity for us to share a “nightly” charge as anything other than a “fee” we charge you, not a tax the government charges us. ☹) So, to solve this quandary transparently, we have added this tax into your base nightly rate. Please consider that when you compare those initial costs with other rental options that might add that mandatory tax later, only on your final invoice. Because other sites where Villa Koukouvayia is listed (like our own) allow this tax to be separated from the initially displayed rate, the displayed rate on other sites may appear lower than AirBnB, at least until the final stage of booking. But please note that the prices we submit to all booking platforms are the same, and if your charges vary from one platform where you review our listing to another, it’s the result of the booking platform’s fee & invoicing structure, which we do not control. Always, our goal is to create pricing that is simple, clear and fair—even when other entities add layers of complexity and cost to your final expense. So in any case where we’ve not achieved that goal, please let us know directly, and we’ll happily resolve your questions! INDIVIDUAL BARGAINING OVER STANDARD PRICE: Although we understand a guest’s desire to get a “better” deal than others, please understand that in our interactions with each guest we must consider all our guests. So, we simply do not make individual “deals” that favor guests who request special prices. If we did, we would effectively overcharge guests who fail to negotiate a lower price—guests who correctly trust us to set & publish prices that provide good value and reflect our honest rates. Instead, we simply work hard to make sure our prices are low. And for anyone wondering about our value, we recommend they look around at comparable lodgings and read what other customers have said about their experience with us. YOUNG CHILDREN & INFANTS: We have an unfenced pool, stairs, and various heights from which children can stumble and fall; but the fact is that families with young children and infants have great experiences here, with nature nearby, safe areas for all kids to explore, and stars at night that leave kids with lasting memories. We have cribs, high-chairs, and lots of toys that get used constantly. So, while you must keep an eye on your young kids, you can also be assured they'll love you for the time here! THE VILLA’S OWN PETS: Villa Koukouvayia has two mascots and ambassadors: Logan's a well-trained, happy, quiet and family-friendly dog; and Oliver is a typically innocuous cat. They're loved by all guests, (and often cited joyfully in reviews more than we are!) But for anyone uncomfortable with even the friendliest dog, or with allergy issues, you can rest assured that Logan is easily restricted, and neither pet is ever allowed in our "Pet-Free" Guest House, allowing you to feel completely 'animal-free' during your stay.
