The listed farmhouse, first mentioned in a document in 1604, is located in the center of a village in the foothills of the Alps, west of Munich. Due to its unique location, it is not only the perfect place for excursions in all directions, but also a beautiful retreat for families and travelers who want to spend their vacation in an extraordinary house with a special style. Renovated in 2022, it offers everything you'd expect from an old farmhouse. The space The house is entered through a heavy wooden door, which is located behind a small stream in the middle of the village. A long corridor from east to west is the starting point for the living area on the first floor. The kitchen, located between the dining room and living room, is connected with doors via these rooms and has its own access to the garden. The house was built with the building materials and methods that were common at the beginning of the 17th century. It is not comparable to new buildings. We therefore ask for your understanding that it is light-sounding, the ceilings, for example (and thus the floors of the floor above) consist of old planks that are only plastered but not insulated. The house is therefore bright and the residents should have tolerance for social closeness. GROUND FLOOR Living and dining room: (23 sqm) The first room, to the left of the entrance, is a large dining room overlooking the historic Fuchstal town hall and the war memorial. The room is wood-paneled and lined with original wooden planks. In the large room there is a brick, functional tiled stove with seating. A long dining table can accommodate up to 10 people. There is also a historic secretary that can be used as a workplace. In an old farm cupboard from 1844 you will find a tableware service from the Hutschenreuther factory for 12 people and tableware for the terrace. Old paintings on the walls create a cozy and authentic flair. Kitchen: (12 m²) From the dining room you can access the kitchen, which was newly installed in 2022. A traditional historic stove also provides a rustic atmosphere here. Equipped with a dishwasher, a large fridge, an automatic coffee machine, as well as a range and oven and much more, nothing is left to be desired. The kitchen also offers an exit to the parking lot on the property, which makes it easier to load and unload luggage. High chairs for children are available on request. Living room/salon: (18 sqm) The living room is also a wood-paneled room with original floorboards and old, historic windows facing the garden. With a ceiling height of about 2 m, this room is particularly cozy. It invites you to linger, read and have long conversations. A tiled stove is used here for decoration (not functional) and offers additional seating. Bathroom: (7 sqm) At the right end of the hall is a newly renovated bathroom with sink, toilet, shower and washing machine. The small bathroom faces the garden and is protected from view by a hedge. Like the hallway, it is heated with underfloor heating. SECOND FLOOR (room height approx. 2.20 m) A wooden staircase leads to the second floor. A light-flooded hallway gives access to the bathroom and bedrooms. The wide hallway not only has a bright window in front of which a bench invites you to sit - there is also an old farmhouse cupboard in which bed linens and additional blankets are stored for any extra needs. Bathroom: (11 sqm) The bathroom, renovated in 2022, with two sinks, toilet, bidet and bathtub faces west overlooking the garden. It is also equipped with floor heating. Adjacent is a walk-in closet with a size of 4 square meters. Master bedroom: Bedroom 1 (26 sqm) The large bedroom with king-size bed faces the village center. The windows face east (3 pieces) and south (2 pieces) - this makes the room very bright. A cozy reading corner with two armchairs invites you to linger. A desk is also available here. Clothing can be stored in a spacious dresser. From here you can access a connecting room. Connecting room: Bedroom 3 (15 m²) The connecting room can be entered via the master bedroom or the hallway. It is equipped with a dresser and a shelf. In addition, there is a pull-out bed available, which can either be used as a couch or offers up to two sleeping places. It is decorated in gray-green and is suitable as a children's room. Gray room: Bedroom 2 (11 sqm) This bedroom is equipped with a 140 x 200 box-spring bed. Guests can store their laundry in an antique farmhouse chest of drawers. It has three windows, two to the south, one to the west overlooking the garden. Single bedroom: Bedroom 4 (9 sqm) The bedroom with a single bed faces west overlooking the garden. Part of the bedroom is located under the staircase to the 2nd floor. SECOND FLOOR Studio: Bedroom 5 (approx. 50 sqm) There is a large bed with a lying area of 180 x 200 cm as well as armchairs, a chest of drawers and storage facilities. The room is located in the attic and overlooks the old beams. It is designed as an open studio and does not have a door, but can be reached directly via the staircase. Special feature: There are a total of 3 cribs (60 x 120 cm), which can be variably set up in the different bedrooms. Two cribs are wooden beds, one crib is a travel crib. We have a total of four high chairs for our little guests, one of which is for particularly small children who still need a table in front. OUTDOOR AREA Cars can be parked directly in front of the house. There is also a charging station for electric cars. On request, the car can also be driven onto the property or parked in the associated barn. The barn is a separate building located on the property with a clearance height of two meters. Bikes or other sports equipment can also be stored there. The inviting garden has plenty of space for children to play, a large terrace for cozy barbecues and is quiet due to the orientation to the rear and offers a lot of privacy. The lawn is continuous to the other half of the house, in which the owners live and is not separated by a fence. Guest access The entire former farmstead, formerly divided into a residential building and a stable, is now a two-family house. The former residential building is available as a vacation home – the owner family lives in the other part. Travelers therefore have access to the entire half of the house (house, terrace and part of the garden). Other things to note On request, we provide an office space located in the other half of the house with all technical equipment, a private office kitchen and a meeting room.
