Farmhouse Attic Apartment: Sauna & Lake Walks

Spend the night on the Austrian side of Lake Constance, alongside its famous nature reserve. Our 2 bedroom attic apartment is located in the centre of a village with a supermarket & restaurants walking distance. A 10 min drive to Appenzeller mountains in Switzerland, a 3 min drive to Lake Constance (or 30 min walk through a nature reserve), or a 30 min drive into the Austrian Alps. Best of all, you can add the use of our amazing Esotonian Iglu-Sauna to your stay, for just €25/guest/day. The space • Design • Designed for guests to enjoy a traditional Austrian farmhouse experience, our apartment has been furnished with beautiful antiques and local art work for your comfort. If you enjoy cosy, home away from home, type apartments - than we'd be delighted to welcome you. • Iglu-Sauna • Built for us especially in Estonia, we're delighted that is has finally arrived, and that we can offer it to our guests (Victoria & David Beckham have one of these in their garden too)! Our stunning iglu-sauna has a HUUM oven, takes only 40 mins to heat up, has a shower, and a resting room/changing room. Don't worry, you don't need to come prepared, we provide towels & essential oils for you to enjoy it, and you can sauna access to your stay for just €25/guest/day. Once you've added it, you can use it as many times are you desire throughout your stay (we highly recommend it). • Apartment Layout • Master Bedroom: Superking sized bed. Mistress Bedroom: King sized bed. Living room: Ample seating, a smart TV, double sofa bed, kitchenette with oven, fridge & freezer. Bathroom: Bath and over-bath shower. • Provided • Coffee, natural linen bedding and Turkish cotton peshtemal towels (can also be used for lake bathing or the sauna too), vegan natural soaps & shampoo, dishwashing liquid & sponges, bin-bags & recycling materials. • Parking • We have free parking available on our farm for up to 3 cars and 6 bicycles. • Mini-Bar • Our apartment includes a small mini-bar with drinks, snacks and natural cosmetics. Guests can purchase these items during their stay via their Guest App. • Location • Our farm is a short 10 min drive to Appenzeller mountains in Switzerland, a 3 min drive to Lake Constance (or 30 min walk through a nature reserve), and a 35 min drive into the Austrian Alps. We're also a 20 min drive to Bregenz (famous for lake-side opera), 20 mins drive to St.Gallen (famouse for UNESCO world heritage baroque library), a 30 min drive to Lindau lake island, a 55 min drive to Constance city, and a 1 hour drive to Zurich city centre. Our farm is a 10 min walk from Rheineck train station, located just over the border in Switzerland with connections to Zurich & Munich. • Food & Drink • We're a short 2 minute walk from a large supermarket with a butcher and bakery counter, 2 restaurants & 1 cafe. • Self-checkin Guest App Access • Our apartment is self checkin. To assist you with your arrival and checkin, we'll send you a URL link to our Guest App immediately after your booking. You can use our Guest App to find out useful information about the property, local recommendations, to add the Sauna to your stay and to access the property. • Getting in touch with us • Our Guest App also has a chat and whatsap function so that you can ask us anything and phone us anytime (even when we are on the fields with our sheep). We're also available on the phone, but we cannot take any payments over the phone, on-site or in cash. All payments are handled online. • Dogs • As Airbnb doesn't enable us to charge for dog based on size (which we believe is fairer) Airbnb bookings do not include dog fees. If you're travelling with a dog, please add your dog after booking, via your Guest App. Our dog fees are: Small Dogs: €15/night/dog - Miniature breed like a dachshund. Under 8kg. Medium Dogs: €18/night/dog - Spaniel size or cockapoo size. Under 15 kg. Large Dogs: €20/night/dog - Labrador size upwards. Over 15 kg. • Online Checkin • As it is a requirement in Austria to submit a copy of an ID when travelling, you'll be asked to complete a short online checkin prior to receiving access to the property. You will also be asked to read and sign our rental agreement, and submit a refundable security deposit. • Refundable Security Deposit • As we have mini-bars and items for sale, guests are required to preauthorise a security deposit via a credit or debit card 24 hours before checkin. This preauthorisation will be managed using the Guest App that will be sent to you immediately after booking. It will be automatically be returned to you 2-4 days after checkout. • Why do we hold a Security Deposit? • Unfortunately, we have been victims of large scale theft in the past. As a result, we are now required by our insurers to hold security deposits with guests. Don't worry, the reasonable and normal use of the property will not result in any additional charges. • What is the Security Deposit used for? • Unpaid mini-bar consumption, unpaid extra guests, unpaid dog fees, unexpected additional cleaning (including, but not limited to bodily fluids) and the extremely unlikely event of property damage or theft. Guest access • Attic Apartment Access • Guests will have private use of our beautiful attic apartment, with shared parking space available for free. Please note that our family and other tenants live in the same building. This apartment is located on the 2nd floor, with step access only (there is no elevator as it is an old Farmhouse). • Shared patio • An outdoor seating area is available in our traditional farm yard. • Sauna • Your Airbnb booking does not include Sauna access. You can add Sauna access to your stay, via your Guest App. Other things to note • Sleeping Arrangements • You may have noticed that our pricing is 'per guest' - so the more guests added to your booking the higher the booking cost per night. This is called 'per guest' pricing. Please keep in mind that beds and bedding will be prepared for the exact number of guests on your booking to reflect this pricing structure. • Mini bars • As we have mini-bars in our rooms, we require a preauthorised credit or debit card on file before checking you into the Manor to pay for room consumption. You will be sent a secure link prior to arrival to submit your card details online. • Families & Dog Owners * The Cottage is family and dog friendly and a travel cot is available for families. • Travelling with Dogs • The following dog fees are applicable to your booking if you're travelling with dogs: Small dogs: €15/night/dog: Miniature breed like a dachshund. Under 8kg or 1.25 stone. Medium dogs: €18/night/dog: Spaniel size or cockapoo size. Under 15 kg, or 2.3 stone. Large dogs: €20/night/dog: Labrador size upwards. Over 15 kg, or 2.3 stone. Puppies under the age of 18 months: Are not permitted on the property due to property damage risk. If you are travelling with a dog, you must let us know about your pets during the online checkin process on your Guest App. You will be asked "are you travelling with any pets". If you answer "yes" - we will send you a link to add and pay for your dog via your custom Guest App. • Dangerous Dogs • Please note that dogs that have been listed as 'dangerous' by the Austrian state, such as American Bulldogs and similar, are not permitted to stay on the property. Airbnb Terms & Conditions require guests to comply by local laws, so normal cancellation policies apply.
