Nearly floor to ceiling windows provide panoramic views of the waterfront (Rock River) & DNR land making it private, especially in fall, winter & spring when boaters aren’t passing by in the summer (but it’s super fun to wave at them and enjoy a coffee on the balcony as they pass by). Large comfortable balcony with automatic remote screen to keep bugs out. Screens included on all windows and doors to bring in as much fresh air as you desire. Front includes deck with gas grill, chairs and table under tall trees and surrounded by pretty landscaping. Backyard includes fire pit, chaise loungers and dock. The entire home. They are likely to wave as they pass! Because of this, it’s noisier during daylight hours while people are boating, but closing the windows reduces noise significantly if you’d like. Very serene and peaceful in the fall, winter & spring. Long driveway fits 2 cars. Short drive to many local restaurants and entertainment. Nice neighborhood for outdoor walks as well. Most months (except winter) you can use the included kayaks to take a nice ride up/down the river as well as explore a winding inlet nearby connected to the river. In summer months, you can rent our boat to transport yourselves to local restaurants on the lake. Tie off on their public spaces of their docs and enjoy your evening. Must bring boat back home before the sun goes down. Feel free to bring your own boat and tie off at our doc. Public boat launch just on the other side of river at the Newville Public Boat Launch 10007 N Ellendale Rd. Edgerton, WI. 21 foot speed boat available as an add on.
