Imagine sipping your wine in the hot tub as the sun sets over the rustic Tennessee Tobacco barn on the horizon. Imagine enjoying 2 acres of the country all to yourself, then popping in your car and hitting Broadway in 25 min. Imagine having a private retreat to enjoy quality time with your significant other just outside the city. If you want a retreat that is convenient to the city, the Guest Barn is for you! The space The guest barn is 20 min to Nashville & 25 min to Broadway with regular traffic. It is a part of a larger property, (Nashville Urban Acreage) but no one else will be staying on the property during your stay. You have all 2 acres and the outdoor amenities to yourself! : ) Outdoor Amenities: 1. Hot Tub 2. Fire Pit (Gas) 3. Outdoor Living Room (The Plant Room) 4. 100" Projector Screen Room 5. Plunge Pool (Mid April - Mid Oct) 6. Swing Set 7. Two Private Acres to Enjoy! Bedroom 1: Upstairs enclosed loft accessed by spiral staircase in the kitchen: Queen + Twin Futon Bedroom 2: Lower level bedroom with laundry: Queen + Twin Cot w/ Mattress The Theatre Room is a converted work shed. Watch the game or your favorite movie, right next to the hot tub. This is not a heated space or cooled space, however you're welcome to use our provided space heaters and fans. The hot tub and pool were added to provide every which way to relax. Enjoy the plunge pool that fits 6 adults, or the hot tub that fits the same! The Guest Barn is heated and cooled with split units and space heaters in the winter. In Tennessee, pipes are traditionally under the home not fully protected from the elements and this is true with our as well. If temperatures are consistently below freezing during your trip, we will ask that you drip the faucets to prevent freezing pipes. This will likely only apply to select December, January and February bookings. It typically occurs once per year in Tennessee. While it is unlikely, it's possible. Please do not book if you are not willing and able to assist! We get one good snow a year. If you are nervous at all, we ask that you purchase trip insurance as we will not provide refunds for weather related reasons. Cancellations: We will not provide any refunds for weather unless there is a government issued evacuation. Please protect yourself by purchasing travel insurance. We will occasionally experience winter weather and snow. We are not in a mountainous area, but please plan ahead and use a 4 wheel drive vehicle when necessary. Guest access Guests will have access to all areas of the property outside of the main home. The main home will not be rented during your stay. You will have the listing all to yourself. Other things to note This home is 20 min to Nashville & 25 min to Broadway with regular traffic. You have all 2 acres and the outdoor amenities to yourself! : ) Heating/Cooling: During the winter, this space comfortably heated by 2 split units on the bottom floor and a space heater in the loft. During the summer, it's cooled by two split units and a portable AC unit in the loft. The outdoor sheds are not heated areas. The Boathouse has a gas fireplace, the theatre shed does not have a heating element, but you are welcome to use the space heater here. Early Check In/Late Check Out: We schedule our cleaning team & pre arrival inspection team immediately upon your booking. If you would like to check in early or leave late, they have to reschedule their crew and request a fee for this. The fee is $30/hr for extra hours to compensate our crews for rearranging schedules and working different hours. This is a pet friendly listing! We work hard to do meticulous cleanings in between guest stays. However, if you are extremely allergic, this may not be the best stay for you. Additionally, we are pet owners! If there is a small pet stain, please forgive us. We love our fur babies but we also want to minimize waste and will not throw out a sheet for a small accident. For the convenience of having your fur baby with you, we ask for $75 for the first pet + $75 per pet after that. We don’t have a limit! Bring them all! Please note that we are outside of the city, but we are not 'rural' and still have some neighbors. We ask that outdoor noise stay to a minimum after 9PM. We want our guests to enjoy the outdoor space whenever they'd like, but loud outdoor noises are not permitted after 9PM. SAFETY: We have 4 Ring security cameras on property: 1. Front door of the main home 2. Back door of the main home 3. Front door of the guest house 4. Back of the boathouse facing property line All cameras are motion activated and are on the exterior of the home and in plain sight of the guest. Booking party will be asked to sign a waiver/home agreement as we have many unique features on our property. This is required by our insurance.
