The space Conveniently located by Loop 101/59th Ave. Close to Westgate, Glendale Stadium, Arrowhead Mall, Scottsdale Our property sits on a 3/4+Acre. The main house with BASEMENT, that we are hosting, is completely separate from the guest house. The Owner’s family, uses the guest house in the back of property as their living quarters. One of the aerial photos in the gallery shows the two quarters located at the opposite ends of the property having the pool and backyard in between them. The guest house has a separate side entry with it’s own two car garage, and an RV garage. During their stay, our guests have exclusive use of the pool area and backyard. Our family uses only the guest house and the driveway to it. We are committed to offering all the privacy our guests are entitled to, moreover, usually over the weekends we go out of town with the family. Backyard and pool area boasts a super modern pool, Jacuzzi hot tub, gazebo, outdoor restroom/shower, 1000+sq ft patio with mist system, fire pit with sitting area, grown mature trees for plenty of shade and privacy Pool/Spa heater/rules We’re making every effort to ensure your experience at Modern Ridge will be an excellent one SPA HEATER The SPA is not heated around the clock. It can be heated upon request daily. (95*F and above) SPA heater hours are typically 8pm-midnight. While there’s no extra charge to heat the SPA, we ask you to let us know at least 6 hours in advance if you need the SPA heated. If anytime, outside temperature drops below 58*F, the SPA heater will NOT work. The spa temperature is controlled AUTOMATICALLY. You are allowed to control the SPA jets and lights remotely. All pool/spa equipment and lighting will automatically SHUT OFF at midnight. Absolutely NO GLASS containers in and around the pool area. Any smell or trace of smoke is subject to $600 or more additional cleaning fee to mitigate smoke contamination NO LOUD MUSIC/NOISE after 11 pm. While we want our guests to enjoy their stay to the fullest, we want to be respectful to our neighbors and avoid any unnecessary issues. Any outdoor activity after 11 pm shall be done in consideration of the above mentioned rule. Even if music is being played indoors, after 11pm, music must be turned down so that no noise is produced outside to create issues with the neighbors. Absolutely no tape or any other adhesives for hanging stuff on the walls, floors, furniture or ceilings Do not move furniture around. It may damage the floors. No wax candles. Rules for the firepit. Please be considerate and turn it off if no one is around to enjoy it. Fire must be out at midnight. Optional extras: Overnight stays are capped at 12 guests maximum, per Airbnb rules. Early check-in, late check-out fee, $100/hour: Early Check-in maximum 3 hours with 24 hours notice prior to check-in -Late check-out maximum 3 hours with 24 hours notice prior to check-out. Note: Our cleaning crew is scheduled to start at 11.05, right after check-out. If you’re not able to check out by 11.00 am, please let us know ahead of time , so we can make the right adjustments.
