Description
River House is on the edge of Bath in the Southern Cotswolds. A stunning location beside the River Frome. This comfortable, spacious house has 3 double bedrooms, a large living room with two log burning fires and a big farmhouse kitchen. Hot tub and cooked traditional breakfast are optional extras Delightful local pub, village shop/cafe and railway station (Bath Spa 10mins) are all within walking distance. Super-fast FTTP broadband + work space Swimming pool, fishing + garden games in summer The space Reception Room The double-length Elizabethan reception room has log burners at both ends and a library. This is the oldest part of the house and features big fireplaces with old bread making ovens. Large comfortable sofas and chairs surround coffee tables and the fireplaces, with magazines, books and board games. Kitchen/Conservatory Featuring an expansive, fully-fitted farmhouse kitchen, with all your catering and culinary requirements, including a double Rangemaster gas oven, a kitchen table for 6, plus a breakfast bar for 4. Up to 14 guests can dine in the adjacent conservatory, which has underfloor heating in winter. Outside on the riverside BBQ terrace, there is plenty of seating and a firepit. Bedrooms All the bedrooms are double with hotel-style single beds which can combine to make a super-king double or be set as standard 3' twins. The master bedroom is especially large with space for a cot and/or child's portable bed, extensive fitted wardrobes and a private shower/toilet en suite. The two other double bedrooms each have their own bathrooms with both baths and power showers, as well as fitted wardrobes. Hot Tub/Swimming Pool The hot tub lies in a courtyard next to the conservatory and is available by arrangement as an optional extra. If you would like to use the hot tub please enquire. A daily fee applies due to the heating costs. Bathing towels are supplied. The swimming pool is available without charge from May - October (1pm - 6pm by arrangement). Separate towels are provided and there is a changing room near the pool. Gardens There are extensive gardens stretching down from the front of the house to a riverside paved terrace. Garden games are available to play on the lawns such as croquet, badminton and clock golf. There is also a BBQ for your use on the kitchen garden terrace outside the kitchen during summer months. There is super-fast FTTP broadband throughout the property and a dedicated workspace in the Library. An EV charging point is available at 60p per Kwh. Our Chef is happy to offer you his breakfast menu during your stay, please enquire if you would like further details. The adjacent Coach House, which is a separate building, may be rented out separately during your stay. Guest access River House is set in 12 acres and you are welcome to roam freely. Please enquire if you have a dog. Usually dogs are not allowed because we have domestic fowl free range. You are welcome to enjoy all the gardens, the hot tub (please be sure to check that it is available for your stay) and swimming pool (May - October 1pm - 6pm) Other things to note The Caretaker and Housekeeper live on the estate in a separate cottage and can help at any time. If you would like catering, the Caretaker is also a qualified chef and can send you his breakfast menu with pleasure. Please be sure to let the Caretaker know your time of arrival so that he can be sure to meet you to help with luggage and give you the essential short safety brief before showing you around. Please be sure to check that the hot tub and swimming pool are available for your stay, if required, and that children are carefully supervised at all time due to the proximity of water, including the River Frome and a small stream meandering through the gardens - as well as the hot tub and swimming pool. Please let the Housekeeper know if you will require single (twin) or super-king (double) beds for your stay. Both the Caretaker and Housekeeper may need to access the grounds during your stay in order to carry out regular maintenance, but will not enter River House without prior notice and always seek permission.
