Description

Want to stay in a place close to nature? Want to go boating ⛵️? Want to visit the alligators? It's here on Gigoia Island, Barra da Tijuca. SIMPLE location, but the stay takes you into nature. 30 Meters, with 1 bedroom, small living room, full kitchen, bathroom and service area. All around nature, surrounded by water and greenery. You reach the apartment by boat (R$3). The island is close to the Downtown Mall and Jardim Oceânico subway and Shell gas station. Insects may appear! The space Bedroom: Standard double bed, window air conditioning, built-in closet and nightstand Living room: Smart TV, ceiling fan, single sofa bed, table with benches Full bathroom with electric 🚿 shower. The less you open it, the hotter the water gets. You need to control the water to heat it up. Too much water makes it warmer. Kitchen with cabinets, gas stove, refrigerator and microwave. Guest access Guests will have access to everything that is free in the apartment. Other things to note Electricity consumption is shown on the meter outside. This amount will be paid in cash on the day of check-out. A photo of the light meter with the apartment number will be sent to the account on the day of check-in and then on the day of check-out. The calculation is made as follows: Check-out – Check-in = KWh x 1.29 = Reais Gas bill will be charged for those staying 30 days or more Cable TV and Internet fees will be charged for stays of 30 days or more BED LINEN & TOWELS – Included in the daily rate (one set per week) CHILDREN, from two (2) years of age, count and pay as adults IT IS FORBIDDEN TO EXCEED THE OCCUPANCY LIMIT INSIDE THE APARTMENT: It is not allowed to exceed the number of people allowed inside the property. An extra fee of R$100 per day will be charged per person per regular day. If it is Carnival, New Year's Eve or major events, the amount will be 30% of each night. AVOID UNNECESSARY FINES DIRTY DISHES: I kindly ask you to wash and store the used dishes, as they are not part of the cleaning. R$5.00 per piece. TRASH: Please be courteous and remove your trash or a R$ 20.00 fee will be charged for the trash left on site. RETURN THE APARTMENT EMPTY! Please remove all your belongings before leaving the property. STAINS ON TOWELS & BEDDING: Please be careful not to stain towels and bedding with BLOOD, pen ink, cigarette ash, or any other kind of mark. If you stain the towels or bed linens, a fee of R$ 400.00 will be charged. However, if there is damage, we can check the online value of the same product or another similar in quality. FURNITURE & FLOOR: Please avoid ironing clothes on sofas or beds without protection. We have an ironing board! Do not sit on wet or dirty beds, chairs, and sofas. If you burn with iron or stain with blood, pen ink, cigarette ash and wine, the chairs, sofas and/or beds you chose not to take care of, a fee of R$1,500.00 will be charged. LOSS OF KEY: R$10.00, but it may be more, depending on the key. We can check with the locksmith to find out the updated value. TOILET: Please do not throw paper, hair, sanitary pads or any kind of OBJECT into the toilet or a fee of R$ 200.00 PER CLOGGED TOILET will be charged. SINKS AND WASHBASINS: Please do not throw hair in the drains of sinks and washbasins or a fee of R$200.00 per SINK or CLOGGED DRAIN. Bathroom, kitchen and laundry SINKS: Please do not put weight on the kitchen sink or it will fall. If this happens, a fee of R$200.00 will be charged. We can check the cost of a professional. NO SMOKING INSIDE THE APARTMENTS. For bad cigarette odor inside the apartment, on bed linen, towels and the environment in general, a fee of R$ 100.00 will be charged. Please use the outdoor area for smoking! CLOSE EVERYTHING WHEN LEAVING: Please close all doors and windows when leaving the apartment. If any type of damage occurs to the property, whether due to wind, rain, theft, etc., because you forgot to close the windows and doors, a fine of R$2,000.00 will be charged. We can always check updated market values. WALLS: Please be careful with the walls. Please do not dirty the walls, or a fee of R$ 500 will be charged. DOORS: Please be careful with the doors. DO NOT USE THE BEDROOM DOOR, as it is forbidden! Please do not soil or stain the doors, or a fee of R$300.00 will be charged. PETS: Pets are prohibited inside the apartments. Fine for violation of R$300.00. NO PARTIES & RESPECT THE LAW OF SILENCE: Please speak in a tone of voice that does not disturb the neighbors. Respect the law of silence! It is forbidden to make noise from 9 p.m. to 9 a.m., to organize parties, and to play loud music. The tenant must behave with good conduct and is responsible for the behavior of all guests inside the apartment. For any antisocial or criminal behavior that disobeys the rules of the condominium and formal or informal complaint is made to the owner or representative, a fine of R$ 500 will be charged for the first complaint. Upon the second complaint, the owner or manager in charge may ask the tenant to leave the apartment without any financial compensation. CHANGE OF DECORATION & FURNITURE: Please do not change the decoration, but if you do, please return it to its place, or a fee of R$ 20.00 per piece will also be charged for changes to appliances, dishes, furniture, chairs and curtains. PROBLEMS DURING YOUR STAY: If any problem occurs in the property during your stay, everything possible will be done to resolve it with the utmost urgency. However, if the problem occurs during the early hours of the morning or late at night, or on weekends and holidays, when it is not possible to find an available professional and/or the store is not open to buy the repair material, the customer must be patient and wait until the next business day for the problem to be fully resolved, with no complaints or appeals for discounts or not paying the daily rate consumed. We do not work at night or early in the morning, and we ask that you respect business hours. If the tenant is living in the apartment for more than 30 days, we ask that they wait for the professional to repair the defect. The tenant, not the broker, should receive the professional. If the problem is maintenance, we will fix it, but if it is found that there was damage due to misuse, the tenant will be responsible for payment. For example, if all the lamps are working but the tenant left them on for hours at a time and several burned out, the problem is the tenant's. This goes for everything else, such as air-conditioning, TVs, etc. BE CAREFUL WITH YOUR SAFETY: We ask you to be careful with your personal safety inside the property, as we are not responsible for falls on stairs, floors, bathrooms and terraces. Take care to avoid damage to your physical integrity. It's your greatest asset! We suggest that you do not invite any strangers into the apartment, do not leave the key outside the door, and do not leave the door open. EVERYONE MUST READ THESE TERMS: If you are sharing the apartment with more people, please ask each one to read this agreement to avoid problems. A LIST WITH THE INVENTORY AND PHOTOS will be presented when the lessee/tenant enters the property. And in possession of this inventory, the tenant will be fully responsible for any damage that may be caused. If any damage occurs to the property, please contact the broker before check-out. We work to ensure you have a great stay with us. (If you take care of the property, you will have no problems). We only ask that you kindly return the apartment in the same condition. Everything can be checked by updated online market values and/or by a professional.
