Located minutes to Brady Mountain and Lake Ouachita -- Local general store and gas station about 8 minutes down the road -- 20 minutes away from Oaklawn Racing and Gaming, and Historic Downtown Hot Springs. The layout of the house is as follows: Downstairs: 2 large living rooms with sectional couches Large dining area with ample seating Large laundry room with a full-size washer and dryer as well as an additional full-size refrigerator/freezer for guests to use. Master bedroom: 1 king bed w/ attached ensuite bathroom his and her sinks and jetted tub Bedroom 2: Single Full Bed Bedroom 3: King bed w/ twin bunk Fullsize bathroom with single shower Half Bathroom Designated work area Upstairs: Fullsize bathroom with standing shower Bedroom 4: 2 Twin-size bunkroom (Sleeps 4) Bedroom 5: 2 Twin-size bunkroom (Sleeps 4) Bedroom 6: 1 Queen bed, 1 twin bunk, and 1 twin single bed Guests will have access to the entire house with the following exceptions: Guests will not have access to the basement, upstairs locked doors, or the sliding door located off the master bedroom. We give our guests space, but we live close by should they need something during the stay. Located on a dead-end street. We do have a few neighbors close by, but the road is very quiet with little traffic. Guests should have their own transportation This is an older well-loved home -- while it is perfect for large groups, it may not be suitable for those looking for modern-day decor and furnishings. Wi-Fi is available, but the service may not be suitable for high-speed use such as video streaming, and video conferencing. This is a great house to "unplug" while you are with us! There is water in the creek year-round, but the levels can be affected by rainfall. This is a natural creek. Water shoes are recommended. We ask all guests to keep in mind that this house is located in the heart of nature. guests should accept visitors on the property such as deer, rabbits, raccoons, snakes, and other creatures who live in the environment. Admire all from a distance. Occupancy in our home is strictly enforced. No parties or events without prior permission from the host. Additional cleaning and deposit may be required. No smoking -- smoking inside our home could result in an additional cleaning fee or loss of deposit. This includes the use of marijuana. ·       Trash needs to be taken to the trash can located just outside.      Do Not move the furniture ·       DO NOT USE THE FIREPLACE ·       Move the grill away from the house prior to use. Grill tools can be found in the laundry room above the dryer. Clean the grill after each use and recover. ·       Clean up after your pet(s) ·       Noise MUST be kept to a minimum between 10:00 P.M. – 7:00 A.M. ·       Check-in is at 4:00 P.M. ·       Check-out is at 10:00 A.M.   WHEN YOU LEAVE: ·       We ask all guests to please clean up after your group ·        Load and start the dishwasher ·        Gather all dirty towels and place them by the washing machine ·        Leave all USED beds unmade ·        Log out of TVs and smart devices ·        Dispose of any unwanted food items ·        If you brought it with you -- take it with you when you leave ·        Check the back porch for trash, bottles, or toys that may have been left behind ·       Take the trash to the outside trash can. All trash must be bagged and the trash cans cannot be overflowing!! ·       Turn the thermostat down to 60 (HEAT) degrees in the winter and up to 80 (COOL) degrees in the summer ·       Notify the host of your departure LEAVING THE HOUSE IN COMPLETE DISSARY MAY RESULT IN AN ADDITIONAL CLEANING FEE CHARGED DIRECTLY TO YOUR PARTY.   ALL LINENS ARE COUNTED PRIOR TO YOUR STAY – DO NOT REMOVE LINENS OUT OF THE HOME FOR ANY REASON!
