Central A/C in the living room & kitchen ✅ Hot tub is a bonus and free of charge, in case it stops working by unexpected reasons, there would be no refund/reimbursement ✅ We offer fitted sheets, comforters & duvet covers, extra blankets, pillows & pillowcases . Everything will be washed after each stay. There is no flat sheet but we can offer them upon request. ✅ Contact us if you need more linens for sofa beds, otherwise we just leave them as is. ✅ Heat system is available all the house. When going with SA, pls inform us in advance, we may ask some questions before approval . (PLEASE NOTE NEIGHBORS HAVE UNFRIENDLY DOGS SO PLS AVOID CONTACTING THOSE DOGS) After our approval, service animals can come with charge extra $100 per animal ( max 2 animals = $200) for the special cleaning service after them. The service animal must be with you all the time 100%. If you leave it alone, or neighbors hear they barking, or see them alone around the backyard …without you, we then have to stop your stay & no refund Thank you Other things to note 1/By booking with us, you agree that WE ARE NOT LIABLE for any injuries on the premises or surrounding property. You agree to use the hot tub, BBQ, swing and other facilities ih the house at your own risk. If you are chemical allergic, easily get rash/ itchy etc, we suggest you dont use the hot tub. (We use pool chemicals that bought from Costco) Pls consider before booking, if you have detergent allergy, food allergy, etc , as well. 2/ This house is PET FREE , we wish you help us to keep it well 3/ There is street cleaning on the first and third Tuesday of every month, between 9 am to 12:00 pm. Please make sure your car is at the back of the house ( no parking in streets in front of the house) when the time comes to avoid being ticketed! 4/ Backyard have lights until 10:00 pm then will be automatically off. Pls do not stay & make noise at backyard after 10:00 pm that bothers our old & quiet neighbors! 6/ Although people rate us 5 stars, this is not 5 star hotel though.
