Enjoy the books provided, work from the desk with the monitor provided and high-speed Wi-Fi, cook in the gourmet kitchens with all appliances and most standard equipment, or have a relaxing night in watching your favorite show from your spacious King-Sized bed or from the couch. Guest access Guests have access to the parking garage, which is accessible and usable via 3 pieces of equipment: - There will be a clicker, which you'll use to open the parking garage door - There will be a fob that'll allow you to access the parking garage - There will be a hangtag, which will must be hung on the rearview mirror for parking to be valid. We strongly advise against placement elsewhere, as folks have been ticketed or towed for failure to comply with these rules. Once inside the parking garage, any spaces that are not marked with 'Reserved' signage (or painted as such in the space) on floors 3 and above are free game - please ensure that you're in one of these spaces and not in spaces marked as 'Reserved'! We've had folks not follow the rules and unfortunately we don't reimburse whatsoever for damages resulting from use of the garage. If you're having a hard time finding the garage in the instructions, please be advised: the garage is located on 4th Street between Madison and Monroe (50s S 4th St, Memphis, TN 38103). Just a note - there is only one (1) parking space assigned to this unit. That said, but the street parking on 4th street is easy and free on Sundays, and then there's more parking (across from the school on the Northwest part of 4th street North of Madison) that's free through the week, too. If y'all are wanting to keep all the vehicles in a garage, there's another garage less than a block west on Madison (on BB King and Madison) with fairly inexpensive rates. Please note that parking is not available until 4p on the day of check-in and must be exited before 11a on the day of check-out. Unfortunately, we have to charge for usage outside of these times in order to ensure that parking is available for all guests. Please note: The building currently has scaffolding due to exterior maintenance. All amenities and access remain unaffected. Other things to note Please read all of the below prior to booking! We aren't responsible for folks choosing not to read the instructions and then feeling disadvantaged by the unread information. AirBnb is a great alternative to hotels but please understand that we don't offer a concierge desk. All concerns and requests must be made with host and host only. The host is available to your needs 24 hrs via call, but please understand that we are not responsible for minor inconveniences outside of the normal operating hours (8a-8p). Host anbd Co-Host are solely responsible for guest stays Guests who are Memphis natives, reservations are subject to cancellation per host review of reservation, previous reviews, or other factors correlated highly with negative situations that we've encountered before - per AirBnb's guidelines. Wi-Fi: Guests are welcome to use Wi-Fi, please keep in mind we ARE NOT responsible for any internet outages or problems that are out of our control, and there will be no refunds or discounts for internet related issues. We usually have great internet service, and we will take any reasonable action in order to solve the problem if there is a lapse in service during your stay. Parking: Make sure to replace all three items before leaving the AirBnb! There’s a $150 charge for the fob or clicker and a $100 charge for the hangtag if they’re absent from the AirBnb following your checkout so please, please make sure to return them to the same place that you found them (inside the unit by the front door) on your way out!! Guest Limit: Please do not try to “sneak-in” additional guests. We reserve the right to charge additional fees for unlisted or unapproved guests - up to $75/night/guest. Additionally, refrain from throwing parties or loud events of any kind. The building is equipped with security cameras and any record of such an event will lead to immediate removal from the unit without refund, followed by escalation via the AirBnb arbitration process. We aim to foster an environment of respect and kindness, so please be observant of quiet hours (10pm – 8am) and keep noise to normal talking levels. If we're fined by the HOA for noise complaints, we will pass these fines on to the guests without hesitation so please be courteous and understanding. While there is a contactless check-in, assistance regarding any issues with check-in is only guaranteed during normal business hours (8a-8p) on the day of check-in. We love and welcome pets, but we are mindful of the fact that they often come with more dutiful cleaning afterwards, regardless of whether or not there are accidents. We charge a $350 pet fee at check-in, $10 of which goes to the additional service charge, $90 of which goes to an added, in-depth cleaning ahead of the next guests, and $250 of which will be returned to you following an assessment of no damages after check-out. If you choose to 'sneak-in' pets without our knowledge, similarly to our procedures with extra guests, we will charge an additional fee. Deception isn't cool - this fee will be an immediate $500 to cover costs associated with unknown pets in the unit. If you have a Service Animal, all pet costs are waived if you let us know that they'll be with you in advance of the check-in to avoid any fees associated as described above. Emotional Support Animals and all other non-Service Animals are bound by the same rules and charges listed above. As a default, we do not allow gatherings. *If* we determine that your gathering is within our confines of comfortability, we will approve the reservation on the condition that there's a $500 security deposit held, which will be returned following check-out if there are no damages, as well as an additional $100 cleaning fee, which is non-refundable. Approval for the event will be conditional on payment of these amounts within 6 hours following booking confirmation if the reservation check-in time is less than 48 hours from booking confirmation and within 24 hours if the reservation check-in time is greater than 48 hours from booking confirmation. The maximum guest size will be for the maximum guest limits of the unit. Smoking Policy: Please be advised that smoking of any kind is strictly prohibited anywhere on the property. This includes, but is not limited to, the use of cigarettes, cigars, pipes, e-cigarettes, vapes, and any other tobacco or nicotine products. A $350 smoking fee will be automatically charged for any violation of this policy. Biohazard Policy: We maintain a high standard of cleanliness and hygiene. A $350 biohazard cleaning fee will be charged in the event that bodily fluids such as vomit, feces, urine, blood, or any other biological matter are found and require professional cleaning.
