Rivanna Farm Estate Cottage I Pickleball I Pool

This historic 42-acre country estate features four distinct residences, three of which are available as Airbnb rentals. "The Cottage" offers beautiful views of the Blue Ridge Mountains and includes three bedrooms: 1 King, 1 Queen, and a 3rd with two twin beds. This Residence has a living room, a fully stocked kitchen, and a separate dining area. In addition, it has an outdoor patio area with seating and a charcoal BBQ. (Charcoal not provided) The space We are licensed by Albemarle County, which requires an annual fire inspection. The house is equipped with smoke detectors, fire extinguishers, evacuation routes, fire ladders, first aid kits, fire blankets, and postings with emergency numbers. We also have an AED on the property. All guests must be included in the reservation. If not initially listed, their full names (first and last) must be provided in the message thread prior to arrival. We kindly ask that you review the maps provided to understand which areas are designated for guest access. This is to maintain the privacy of the owners, respect property boundaries, and ensure safety throughout your stay. Security: All windows and doors close and lock properly. This property is located down a private driveway and is monitored by security cameras in the courtyard. Pool: The pool is shared among the three Airbnb residences on the property and with our family. We work hard to maintain a peaceful and respectful environment for everyone, and guests can enjoy the space without crowding. We open the pool towards the end of May and close it in early October, weather dependent. There is a basket of pool towels near your front door. Please sign the pool waiver before using the pool. When you're finished using the pool, could you please return all pool items to the storage bin and make sure the umbrellas are closed. As a note, the pool is reserved for guest residents only and no guest visitors are allowed in the pool area. To facilitate daily maintenance, we set the pool hours at 9 am to 7:00 pm. If a guest would like to use the pool earlier for a workout, please contact us in advance. Bocce Ball/Cornhole - message the host and we will provide the balls/beanbags. Pets: We’re happy to welcome your dog to Rivanna Estates! One dog is permitted per reservation, with a $75 pet cleaning fee plus tax added to your booking. Please let us know in advance if you’ll be bringing a dog. We ask that pets remain on a leash at all times while on the property. If you'd like to let your dog run off-leash, just contact us ahead of time—we’re happy to accommodate you and can ensure our own pets, as well as those of other guests, are safely indoors. To maintain the beauty of our shared spaces, we kindly ask that you do not allow your dog to relieve itself in the courtyard. There is ample space behind the residence for this purpose. Please remember to clean up after your pet and use the designated pet waste container. For your convenience, doggie bags, bowls, and dog blankets are provided in the residence. Pickleball: To reserve court time, please contact the host. Court rental is $40 per hour or a flat fee of $100 for unlimited play during your stay. A certified Pickleball Coach is available for lessons on Fridays and Saturdays. Kindly review the Pickleball Rules, which are posted in the residence and listed under the “Other details to note” section. Hiking: A map of the property, including hiking trails, is provided in your residence. Bocce Ball & Cornhole: To play, message the host and we’ll provide the bocce balls or cornhole beanbags. Check-Out Instructions: Please take a look at the check-out instructions posted in the residence. Parking: There is a 3-car parking area that has a set of stairs with a railing that leads to the house. As a note, the steps are fairly steep so not conducive for guests with physical impairments. EV Level 2 Charger: Use of the charger is available at $4.00 per hour or $20 per night. Guests are required to contact the owner in advance to arrange access. Visitor Policy: While we understand that many of our guests visit Charlottesville for weddings, family reunions, or other events where connecting with friends or family is important, to respect the privacy of all guests we ask that you coordinate any visitors with us ahead of time. We limit the number of visitors allowed at any one time to ensure the comfort and enjoyment of everyone on the property. Guest access A detailed map outlining guest access throughout our 42-acre property is provided for your convenience. Guests are invited to relax and unwind amidst the peaceful scenery of grazing animals and panoramic views of the Blue Ridge Mountains. Stroll down the trail to the Rivanna River or take a refreshing swim in the pool. You're welcome to explore the grounds—just kindly remain within the Rivanna Estates property lines. A detailed map of the residence will be available for your reference. Please read our visitor policy under House Rules. We are conveniently located just a short drive from Barboursville Winery and numerous other acclaimed vineyards and distilleries. For history enthusiasts, nearby attractions include Thomas Jefferson’s iconic Monticello and James Madison’s Montpelier. For a list of wineries and restaurants, please feel free to reach out via the portal. Other things to note Pickleball Court Rules & Rental Information Proper Footwear Required: Only court shoes are allowed. Sandals and casual sneakers are prohibited. Court Rental: $40 per hour or a one-time $100 flat fee for the duration of your stay. Age Requirement: No players under 16 without prior approval from the host. Hours of Operation: Courts are open daily from 8:00 AM to 6:00 PM by reservation only. Play at Your Own Risk Weather Policy: Do not play if there is standing water on the courts. Court Etiquette: *No sitting or bouncing on the nets *No coffee, soda, or glass containers on the court (to avoid staining and breakage) *Do not attach anything to the fence PROHIBITED ITEMS: NO ANIMALS, BIKES, SCOOTERS, SKATEBOARDS, SKATES, OR ROLLERBLADES ALLOWED ON THE COURTS.
