An ideal base to explore the delights of Norfolk or just relax, unwind and enjoy the nature around you. The space Enjoy our independent, semi-detached annexe, offering a comfortable ground-floor living experience with its own private entrance. The annexe features two double bedrooms and a modern shower/wet room. Relax in the inviting lounge, where bi-fold doors open out to a garden area with tranquil views of re-wilded land. The well-equipped kitchen includes a washing machine, dishwasher, air fryer, oven, microwave, and fridge freezer. For those traveling for work, the annexe provides excellent security and practical amenities. We offer spacious parking for 2-3 cars, including an EVC point, located right outside the front door. We also provide secure, monitored parking for commercial vehicles, trucks, trailers, and equipment, with full alert CCTV coverage for peace of mind. A fast, reliable broadband connection (100-200mbps average) is installed for your convenience. Guest access We live on site next door. You will usually be greeted upon arrival, if not the door will be unlocked & key inside (we will be on the land somewhere) Assistance is available 24/7, Just text & we will endeavour to respond asap. The annexe is rented as a single unit, ensuring your exclusive use. Guests are welcome to have visitors, but please inform the hosts, Jenny and Steve, in advance to comply with fire safety and insurance regulations. The maximum occupancy for sleeping is four people. Other things to note Please note: This is a NO SMOKING PROPERTY. The property is disabled friendly with no steps inside, there is a small step up to the front door. We offer a wide range of disabled access extras like a shower chair, walking frame, high toilet seat & access ramps. This is a self catering property with enough provisions provided to start off your stay. This is a Smallholding farm with animals! ……they can make some noise, especially in summer. Our ducks quack, the chickens cluck, our cockerel crows, the horses neigh & our dogs occasionally bark. Wildlife you may see if you're lucky includes Deer, foxes, weasels, stoats, voles & shrews, birds of prey including Tawny & Barn Owls, Kites, Kestrels & Buzzards. Most of these can be spotted whilst sitting on your patio in the evening at dawn or sunset, or walking the land via the cut paths. Children are welcome to say hello to the farm animals, but please note, we do not do animal experience days out. We have farm equipment which can occasionally make noise, however, we try to keep this to a minimum. Please remember to close gates after you if they were closed originally. Full alert CCTV is operated all over the land and on entry points.
