The space CARETAKER'S COTTAGE is a totally refurbished 1960s era Jim Walter home, updated in 2021 with comfort & relaxation in mind. Caretaker's Cottage displays rustic charm with all the modern conveniences. IN THE EVENING start with a crackling fire, listen to the soothing sounds of owls, whippoorwills & tree frogs as you view innumerable stars in the night sky. And... AFTER A DAY of interacting with the great outdoors, indulge by soaking your cares away in our amazing private hot tub. Enjoy your favorite tunes on our Bluetooth speakers. Perfect for romantic escapes, anniversaries, honeymoons, birthdays or any other reason to just ... getaway. We love it here. We know you will too. WE LIVE HERE on the property. Our home is located about 250' from the cottage. The cottage is semi secluded & due to the foliage we can barely see it, but we're close enough to help if you need something. You may see us out doing yard work, but we mostly stay out of sight. If you have any questions, feel free to ask. Guest access You'll have the whole cottage to yourself. This will answer many questions you may have, check-in, check-out, pets, refunds, internet, etc. FREQUENTLY ASKED QUESTIONS BOOKING FEES: On Airbnb the host pays a 15.5% service fee or commission. Airbnb retains the fee. DIRECTIONS: Type Liberty Retreat, Beaver, OH into your device. It should bring you right to the cottage. On the rare occasion your device directs you to Watson or Wickline Rd, DO NOT GO THAT WAY. VERY ROUGH ROAD. DISCOUNTS: * 3 DAWG NIGHT: Stay 3-4 nights, save 10% off the regular price. No discount code needed. * 5 NIGHT STAY: Stay 5 nights or more, save 15% off the regular price. No discount code needed. FIRE PIT: Located on the patio, designed for wood products only. Please do not burn plastic, rubber or bottles. Keep fire contained to the pit. Small sticks may be gathered around the cottage to be used for kindling. Wood is stacked by the storage building. An initial bundle of firewood is supplied. Additional bundles may be purchased for $5.00/bundle cash at Liberty Retreat. HOT TUB: YOU WILL NEED FLIP-FLOPS for short walk to the tub and for the outdoor shower. We want you to enjoy a relaxing experience in the hot tub, but you must do so responsibly. The hot tub is not a toy. It is an expensive piece of equipment and must be used with care. Please read & follow the instructions in the guidebook at the cottage. INTERNET & CELL SERVICE: This is a rural area. Internet is provided by Star Link. We currently have good signal strength all around the cottage. You should be able to Hulu, Netflix, YouTube or whatever you have an account set up for. Depending on your carrier, cell service may be spotty – none, but you should be able to make Wi-Fi calls. We can provide an emergency number for the sitter, but no refunds or concessions. PARKING: The circular drive is a little tight for trucks, larger vehicles and if you are pulling a trailer. Please, no more than two (2) vehicles. A trailer is a vehicle. TRAILS: We have three miles of well-marked, scenic hiking trails. No vehicles are permitted on the trails. Please don't liter the trails. We highly recommend you bring hiking boots, bottled water, TICK AND INSECT REPELLANT if you want to explore the trails. Walking sticks on the back porch. Take a photo of the map at the cottage. It would be unfortunate if you couldn’t find your way back. ALL MINORS must be accompanied by parents, AT ALL TIMES. NO EXCEPTIONS. ✔✔ Liberty Retreat Company Policies ADVERSE WEATHER: Winter is a beautiful time of year to visit Liberty Retreat. We maintain a gravel driveway which normally serves us well. When heavy snow arrives, it could be impassable even with a four-wheel drive vehicle. We will attempt to clear the sidewalk & patio area, but there is no guarantee. There will be no refunds due to adverse weather conditions. See cancellation policy below. ⚠️⚠️ AGE: You must be at least 21 years of age to rent our property. CANCELLATIONS: Any cancellation 15 days or more from arrival will receive 100% refund or we can reschedule for you at no cost. Any cancellation made 14 – 7 days before arrival will receive a 50% refund. Any cancellation made 7 days or less before arrival will receive NO refund. Early departures will not be refunded. CHECK-IN: Check-in begins at 4:00pm. We will contact you & ask you for an ETA. Arrival time between 4-6:30pm will be in-person check-in. We will meet you at the cottage to show you in, point out key features & answer any questions. You will be required to complete and sign the acknowledgement of company policies and liability waiver at check-in. CHECK-OUT: Check-Out is before 11:00am. We must strictly enforce check-out time to ensure preparation for our incoming guests. To avoid excessive cleaning charges, follow the simple check-out guide at the cottage (tidy up, load dishwasher, put used towels in basket, take out trash, return keys). . CHILDREN: You may bring your children. However, the cottage and grounds are not childproof. There are other dangers on the property. All minors must be supervised by a parent, AT ALL TIMES, NO EXCEPTIONS. ⚠️⚠️ EXCESSIVE CLEANING & DAMAGES: If you notice any problems or damage upon arrival, please let us know right away. Guests are responsible to pay for any damage caused by the guest or invitees. Normal wear and tear is expected. It is rare, but accidents do happen. We must reserve the right to charge you for damage or excessive cleaning. We expect your co-operation in collecting for damages or excessive cleaning. To avoid excessive cleaning charges, follow the simple check-out guide. You’ll be fine. IDENTIFICATION: Upon arrival, you may be required to show photo ID, to confirm that the person who booked our property is in fact the person who is checking in. We do not allow 3rd party bookings. INVENTORY: We have a complete inventory of every item in the cottage. If something comes up missing, you will be notified and charged the replacement cost of the item. LIABILITY: Our property is in a rural area, with natural habitat, bugs, bees, ticks, flies, mosquitoes, snakes and other potential hazards; cliffs, rock ledges, slippery water ways, poison ivy, briars, etc. As for any outdoor activity, we highly encourage you to bring insect & tick repellant, hiking boots and a walking stick. We are not responsible for accidents, injury, infection, etc. You are engaging in recreational activity with risks involved. MECHANICAL/UTILITIES: Every effort is made to maintain the mechanical systems of the cottage. However, utilities, electrical and mechanical systems do occasionally fail. The plumbing, electrical, heating and cooling, as well as all appliances are checked prior to each guest's arrival. Please let us know immediately if you encounter a problem during your visit. We will attempt to remedy any problem as quickly as possible. In the event of a power outage, we have propane stove for heat & oil lamps for light. However, we will not make any concession for the loss of use of utilities, mechanicals or appliances. SORRY, NO PETS: We are certain that your pets are marvelous creatures. But they leave behind hair, dander & odors that others may find offensive. Just to be clear, a service dog has significant training to perform a specific task for a disabled person. The ADA mandates service dogs be permitted. If you plan to bring a service dog, please let us know so we can make reasonable accommodations. The ADA nor the State of Ohio mandate accommodation for Emotional Support Animals (ESAs). Airbnb & Vrbo policies do not require accommodation for ESAs, except in some jurisdictions, NY & California. Therefore, we do not offer accommodation for ESAs. Sorry, no pets. We have two free roaming pets. Ellie, the black Lab and Wednesday, the black cat. They are both very people-friendly & serve as our official greeters. They get wonderful reviews. Let us know if we need to confine them. SMOKING: THE FIREPIT IS THE DESIGNATED SMOKING AREA. SMOKING IS PERMITTED ONLY AT THE FIREPIT. Please place your butts in the firepit. We reserve the right to charge you for additional cleaning services for smoking in the cottage. VISITORS: VISITORS WILL NOT BE PERMITTED. AT NO TIME SHALL THE NUMBER OF GUESTS & INVITEES EXECEED 4 PEOPLE. ⚠️⚠️ Here at Liberty Retreat we offer a relaxing, peaceful getaway for up to four (4) people. As our guest, you have access to 70 private acres. Our goal is to keep it private. ** ALL GUESTS MUST COMPLETE & SIGN FORM UPON ARRIVAL ** We are not responsible for any accidents, injury, infection, etc. You are participating in recreational activity with risks involved. By making your reservation you are acknowledging you have read, understand and will abide by the policies contained herein.
