Newly (2021) renovated ~600 sq ft apartment, 1 bedroom + 1 bath. 3rd Floor (top floor) apartment in a renovated vintage Chicago walkup building. __Apartment - key details__ -1200Mbps Comcast Xfinity wifi (residential plan) -Free laundry facilities (not coin operated) provided for your use - machines are in the building basement, secured common building access -Wayfair sleep 10" Medium Firmness Memory Foam Mattresses – Full/Double (size is ~5in less in width & length than Queen) -43" LED HDTV: Smart Amazon Fire TV in living room -27" Curved Computer Monitor: Sceptre C278W-1920RN (please plan for bringing cords compatible with your computer if you'd like to utilize this) -Smart Schlage keypad locks for security & convenience -Central Heat, Central A/C, both specific to only this apartment - intuitive Wyze smart thermostat for temperature setting @@Parking@@ Location is very close to everything, residents who bring cars find they don't use them often. But if you do, note that Pilsen is a busy area but on our block specifically parking is generally available due to us having a specific Residential Zone (2338) on 19th st. between Throop St. & Loomis St. __For those travelers who do have a Chicago vehicle sticker - we will reimburse the cost of adding zone 2338 to your sticker for 1 vehicle, we just need a receipt and will submit thru Airbnb Resolutions Center. ___For others: If requested at least 48hr prior to your check-in date, we can provide 4 complimentary daily passes for 2338 and will leave them in the apartment for you. For the rest of the days, we will reimburse for Daily passes for 1 car for the # of days you are staying, we just need a receipt and will submit thru Airbnb Resolutions Center. You can find all information on purchasing Daily Passes this via the Chi City Clerk's site, and we recommend familiarizing yourself with the process soon after booking if you'll be bringing a vehicle. ____In our experience the Chi City Clerk does accept a printed copy of your Airbnb itinerary as satisfying the "proof of residency" requirement, but we can also formalize a separate lease document if you prefer. _____There is also unmetered&unzoned parking 1 block south on Cullerton & 2 blocks south on 21st St. @@Parking@@ ###Some quirks about the place, good and bad:### -We provide basics in the kitchen, but don't have certain things like a blender, a grater, etc. Everything pictured should be there for you, and we can offer more detail over message if you have questions. -Lots of natural light comes through each of the windows - particularly through the bedroom and living room windows which face South. The kitchen window also lets in a lot of light as it faces West and there's not a building immediately next to ours on the West. -the furnace heats up the space very quickly but some may view it as being more noticeable/audible than they’re accustomed to Central Heating systems being, due to it being a more powerful unit located within the apartment (and not in the basement). It's not noticeably loud when in the bedroom or bathroom with the door closed. It's powerful enough that it only needs to run a few minutes every few hours if it's within a few degrees of your desired setting. Guest access -Full access to everything pictured. Laundry facilities shared among other residents in the building. -As most residents stay for 2+ months, we likely have fewer reviews than others. Viewing all the pictures, descriptions, and reviews of this listing, as well as other Airbnb listings in the area, is a great way to familiarize yourself with the property, location, and living experience. -We are a monthly-stay company only, and operate quite differently from other Airbnb hosts whose places you may have stayed, particularly those hosts who do very short stays. We don't have an onsite management office or full time staff onsite, as this is a smaller building. -Permission to enter – per standard Chicago ordinances, we will provide at least 24h notice if a staff member or tech needs to respond onsite to address something, except in case of emergency and/or unless you authorize someone to enter earlier -There is a chance that the owners will be transitioning this apartment to a long-term rental later this year, but it will not have any effect on canceling or shortening any reservation that is booked. For all dates that are booked, you will be able to stay in the apartment. It may require that showings for interested long-term tenants will need to be accommodated, and in those cases we will always provide at least 24h notice and a member of our maintenance team and/or leasing team will be accompanying the person viewing the apartment Other things to note Please note that the entire reservation amount is NOT due at the time of booking :) One month's rent is charged, and then the rest is charged by Airbnb in monthly installments. Please view Airbnb FAQ "How Do I Pay for My Long-Term Reservation" ###DISCOUNT REQUESTS### The question we receive the most: "Do you offer discounts for monthly stays?" The answer is yes :) The pricing you're seeing in the calendar and on your inquiry already considers that the guest would stay at least 1 month - as we are a monthly stay company only. Increasing “Length of stay” discounts are automatically applied for those residents seeking longer stays (the 3 month discount is larger than the 2 month discount, etc.). Aside from the towels/bedding discount, we don’t have the ability to offer further discounts. We have to escalate it to our bosses (the owners) and wait for their response. They do not offer discounts, but they may “price match” to comparable listings if it’s apparent that our listing is considerably more expensive than others. For us to escalate your request to price-match, we need all of the below information: __links to 2 or more comparable Airbnb listings you are considering that are offering a lower price for the same dates __if the links get blocked, please provide the *complete listing title* so they can look it up that way. ___what brings you to Chicago, and names of all individuals that would be staying about the place ____details about yourself and other resident(s) that would help them feel you would be a good fit for the space. _____Mentioning the color yellow somewhere in your first message, to assure us that you read through the entire (lengthy!) description :) Our pricing is updated automatically and is designed to be below market rates, but it’s always worth a second look! We’re happy to start the process once we receive the above – thank you! __A note for remote workers/those planning to work from home: We *strongly* recommend having/bringing a hotspot, and/or an extender you can set to your own private network for only your work device. As noted, throughout this building are several 1200mbps plans (fastest available) by Comcast that most consider the most reliable in Chicagoland, but it is a residential (not business) plan. Inclement weather can cause temporary outages as well as Comcast area upgrades that can affect performance, over which we have no control. The apartments in this building’s wifi networks and supplementary mesh coverage enhancements were set up by a smart home consultant and designed to be the optimal setup and capable of high bandwidth usage, but ultimately we are at the mercy of the provider, and want to ensure we are managing expectations of our incoming residents who may depend on 100% uninterrupted service. The owners of this apartment building invested a significant amount of time, money, and resources into a complete renovation in the summer of 2021. That said, the building is over 90 years old and, though greatly cared for, shows its age in some places. Plumbing is a mix of old & new, so only toilet paper can be flushed (no baby wipes, etc. even if it states on the pkg that they're flushable). Expect to find some loving wear, quaint aging and minor quirks that you might not find in a brand new high-rise :) ##PAYMENTS## Please view Airbnb FAQ "How Do I Pay for My Long-Term Reservation" We rely on Airbnb for all payment processing. We have limited visibility into guests’ scheduled payments and amounts; Airbnb typically shows us only our payout amount and payout date, which are different from your scheduled dates and amounts. For scheduled monthly payments (that typically occur starting 20 days after reservation start date), a $125 additional late fee will be assessed for any payment issues that are not resolved within 12 hours of us notifying you. Sending us proof of payment that you resolved the missed payment, via a screenshot of a receipt sent to us via email or Airbnb message, is required to not have the fee assessed. We expect guests to familiarize themselves with the Airbnb payment procedures, plan for the charges ahead of time, and ensure that their payment method is up to date and has funds available prior to being charged for payments beyond the initial booking payment. An additional $75 per day fee will be assessed for each subsequent day that the payment issue is not resolved, unless/until the reservation is canceled. The same $125 initial fee/$75 per additional day fee will be assessed in the case of payment issues that may result from reservation date changes.
