Access to the less crowded beach stretch, you’ll enjoy a retreat that’s still only a quick stroll from the restaurants, ice cream, bars, concerts and prime people watching. The space This rental is townhome style condo with kitchen/living/powder room/Smart TV on first level. There is also a balcony which gets wonderful morning sunrises. The second level has 2 bedrooms, each with an en-suite bath. The primary bedroom has a California King and a Single daybed (suitable for younger child). It also has a small private balcony with beautiful views and sunrises. The second bedroom has a queen bed and work desk with views of the harbor and sunset. The second floor also has the full size laundry. Hampton Beach is a very active community in the Summer and as our guest you will hear a lot of street noise on Ocean Blvd including traffic, vacationers walking past the building and business noises like deliveries and trash pick up (sometimes early in the morning and late at night). Please consider this before booking. Thank you! Guest access This townhome-style condo is all yours and will not be shared with others. It is an end unit so lots of natural light and only one wall is shared with the unit next door and it is also separated by the staircase, so you won’t hear your neighbors. You will have your own personal secure code to access the unit. The building also has a code to enter. Other things to note Building: There are many full-time resident neighbors in the building. They do respect us having Guests vacationing here. We ask that as our guest you respect the rules set forth and our neighbors so that everyone can continue to enjoy this wonderful property. Our living area is above our neighbors bedrooms so please respect quiet hours and no running/loud activity. Exterior Noise: Hampton Beach is a vibrant area full of loud motorcycles, people coming back from bars late at night, and early am truck deliveries. Please be aware of this before booking. Trip insurance: we recommend you purchase travel insurance if you think there is any chance of your plans being interrupted. Our cancellation policy is enforced. Weather: this is New England and can have unpredictable weather. We unfortunately cannot adjust or cancel a reservation due to bad weather, unless it’s a local state of emergency. Cleaning: We know as our guest you pay for check-out cleaning service. This is strictly a pass-through cost and as owners we do not profit at all from this and actually charge less than what we are charged. We do ask our guests some check out tasks such as taking trash to bins and starting dishwasher, locking doors, re-adjusting thermostat, etc. and that is solely due to the fact that sometimes our cleaning crew doesn’t come on the same day as your check out and we need to make sure trash/dirty dishes don’t lead to unwanted smells and critters and that all is secured/energy conserved. However, if you don’t have time to do these small requests or don’t agree with having to do them we get it completely. It’s your vacation and we don’t want you to stress over it. We do ask that if you aren’t able to do this just let us know so we can get our cleaning crew to the condo right away. It certainly won’t negatively impact our review of you as our guest.
