Comfortable and barrier-free: Effortlessly access the apartment thanks to the stair-free residential complex. The spacious, fully equipped kitchen connects to the laundry area with a washing machine, dryer, and sink. A serving hatch facilitates communication between the kitchen and the living room. Ample space to live and enjoy: The living room is spacious and bright, with direct access to the terrace. The terrace offers diagonal views of the sea and common areas: swimming pool, playground and two paddle tennis courts. Separate bedrooms: The bedrooms are separated from the living room and kitchen by a sliding door, creating a private space. A full bathroom is located between the two bedrooms. The master bedroom also has access to the terrace. Guest access The apartment is located in a family residential complex with a large swimming pool with a shaded area, two paddle tennis courts, and a playground. The swimming pool will be available during the summer season, from June 24 to September 7. Please check pool availability before booking, as it may vary slightly from year to year. Community Statutes, rules of coexistence in the community: RULES OF THE HACIENDA DEL MAR Y SOL RESIDENTIAL COMMUNITY OF OWNERS Article 1.- These Internal Regulations shall be binding on all occupants of the properties located in the HACIENDA DEL SOL Y DEL MAR RESIDENTIAL COMPLEX, regardless of the title justifying such occupation and enjoyment, whether as owner, usufructuary, tenant, squatter, or any other legally permissible relationship of enjoyment. Failure by any user to comply with these rules and those agreed by the Community under this document shall entitle the Community of Owners to take the necessary measures to reprimand and/or initiate the appropriate actions aimed at their cessation, for which the President of the Community shall invite the offender in writing to comply with the provisions. If the disturbance persists, the Board shall be informed so that it can agree on the appropriate action, without prejudice to the civil liability and the sanctions that may be imposed by the Public Administration if the infringement refers to the sphere of its attributions. Article 2.- Noise. The disturbance of the quiet enjoyment of the community with voices, music, songs or annoying noises shall be avoided. The volume of household appliances, television sets, radios or sound reproductions and cleaning appliances shall be regulated so that it does not go beyond the scope of the dwelling in which they are used. In no case shall the use of drills, hammers and tools that cause noise of obvious relevance after 12 o'clock at night be excusable. Article 3.- Animals. Pets may not remain loose in the common areas in order not to disturb the neighbors or damage both these common areas or those for private use. The owners of said animals will be responsible for the expenses derived from the cleaning, damages or losses that they produce in the common areas and in the properties of other neighbors. Article 4.- Aesthetics of the urbanization. It is forbidden to enclose the outdoor terraces, to place posters, advertisements or signs (luminous or not) on the terraces, gallery, balconies and/or windows, with small floral and decorative pots being allowed, secured against falling and with devices that prevent dripping. It is also forbidden to dry clothes on balconies and windows overlooking the outside, or to throw waste, garbage, objects or liquids from them to the outside. Article 5.- Garbage. Garbage and waste must be deposited in properly closed bags or containers and inside the containers enabled for this purpose, being prohibited the deposit in the common areas of the building. Article 6.- Parking Spaces. The entrance and exit gate for vehicles, the use of the traffic lane and the parking spaces shall be for the exclusive use of the owners who are holders of at least one parking space and of the persons who have their use assigned by them. The use of the spaces will be made so that each user parks in the assigned space, without occupying or invading the adjacent or other spaces, avoiding invading the traffic lane or the common areas. Parking spaces may not be used as storage rooms or objects other than vehicles may be placed Article 7.- The following activities are prohibited inside the building: The lighting of fires, bonfires, barbecues or grills, ball games in the hall of the buildings, meetings in order to ingest alcoholic beverages ("bottle") or the consumption of drugs or narcotics in any common area of the building including the upper terraces. Children's games in the hall will not be allowed during after-dinner hours or after 12 midnight in order to avoid disturbing the neighbors' rest. These areas are in no case designed as recreational areas but as transit areas. Access with pets to the upper terraces (clotheslines) Article 9. In the buildings that make up the HACIENDA DEL MAR Y SOL residential complex, no activity may be carried out that is harmful, dangerous, uncomfortable or unhealthy or that violates order, morals or good customs. Article 10.- Sports facilities: The pool may only be used within the established hours, which will be duly displayed at the access doors together with the rules of use that will be approved and modified, where appropriate, by the community for mandatory compliance. The pool of the Urbanization will normally open on June 15 until September 30, although the Governing Board is empowered so that, taking into account the opinions collected and in view of the existing time, it can delay or advance the period of operation, adopting the agreement by majority regime in accordance with the statutes of the community The pool usage schedule is established as follows: June/July, August: Visible entrance door to the pool September: Visible entrance door to the pool In order to enjoy the use of the pool, the owners must be up to date in the payment of the community receipts. In the event of debt accumulation, the board of directors shall be empowered to implement a payment commitment formula for the debtor. A system will be installed in the pool to be able to control access to it and all owners who are up to date with their payments will be informed of the entry key to this enclosure. This key will be provided to any person who lives continuously (owner or whoever occupies the dwelling with the consent of the owner 1), provided that they are over 12 years of age, with free entry until that age provided that they are accompanied by an older person. Access to the pool is therefore prohibited for children under 12 years of age without being accompanied by an adult. In order to enjoy this facility, the owner must be up to date with the corresponding monthly payments. Otherwise, the contracted personnel will have the relevant powers to invite the owner to leave said facility. The instructions of the pool lifeguard shall be followed at all times, who is authorized to remove from the premises persons who may cause, by their behavior, problems and dangers for other users. In addition, the rules that are approved will be expressly prohibited: Accessing the pool premises with street shoes or without swimwear, consuming food and drinks inside the pool premises, entering the premises with any dog or other animal, even if tied or muzzled. Introducing rafts, mats, or playing with balls or balls into the pool glass, with the aim of not hindering the bathing of pool users. Use soaps, umbrellas or equipment beyond the hours of enjoyment. Accessing the premises with glass bottles or glasses. Accessing while intoxicated. For health reasons, showering before bathing is mandatory. Smoking is strictly prohibited inside the pool enclosure. Padel courts (temporarily unavailable) The use of the courts will be regulated by the community, establishing a maximum period of enjoyment per user or group in order to enable their use by the neighbors who wish to do so. The schedule and regulations agreed upon by the owners will be displayed at the door of the facilities. In order to enjoy this facility, the owner must be up to date with the corresponding monthly payments. Otherwise, the contracted personnel will have the relevant powers to invite the owner to leave said facility. The paddle tennis courts will be open throughout the year, except for the days that the Board of Directors, taking into account the opinions collected from the residents, decides with the following schedule: from 10:00 AM to 2:00 PM and from 5:00 PM to 10:00 PM. The facilities close at 2:00 p.m. and 10:00 p.m. The days of closure of the facilities will be displayed on the Notice Board and in the vicinity of the courts. The owners or users of the homes and premises, as well as their relatives who live with them, have the right to use them. They may play with people outside the Development, as guests, as long as at least one of the players per court is a resident of the Development. In order to optimize the paddle tennis courts, the maximum time of use per game will be one hour, unless there are residents waiting to use them. If the maximum time of one hour is exceeded, and another resident of the Urbanization would like to use the paddle court, the player who came using the courts will be obliged to give up the use of the same. Children under the age of 12 may not use the tracks without being supervised by an adult. Each owner shall have the right to request the use of the court for a maximum of ONE HOUR per day, unless the facilities are free, and such reservation may not be accumulated in continuous hours even if there is more than one owner playing. The person in charge of the courts, who will be an employee of the Urbanization, will have a list with the corresponding timetable so that those interested in playing can register, and the registration or reservation of the court must be made at least 24 hours in advance. Article 11.- EMPLOYEES OF THE URBANIZATION 11/a All personnel hired or at the service of the Community of Owners will have a mission to fulfill in the Urbanization, in order to achieve the correct functioning of all services and common elements. 11/b In view of this, the instructions issued by the Governing Board must be exactly complied with by all owners. 11/c It is, therefore, absolutely forbidden to have any kind of discussion or complaint directly with the employees, the system being to report to the President, Administrator or Members, in accordance with Article 8 of these Regulations, the Governing Board, through its bodies, being the only one who will give instructions to the persons hired.
