'Seaward' is a happy, spacious, south-facing three-bed room dormer bungalow. It is situated in a large, quiet, private location. The house faces due south and has sea views from most rooms. Outside there is a huge, south-facing lawn, ideal for kids and pets to play and lots of parking space. 'Seaward' is less than five minutes walking distance from both beaches and most village amenities including the restaurants and shops. So come to stay, park your car, put away your keys and relax! The space 'Seaward' faces due south and is a natural sun trap when the sun shines! As Kilmore Quay is in a micro-climate this is often the case. There are sea views from most rooms at 'Seaward' including as you at you eat at the kitchen table. Downstairs comprises a large cooking cum eating area, a large living room, one twin bedroom, a downstairs toilet and a spacious back entry hall. *The kitchen is fully-equipped with all mod cons including an air fryer. Upstairs, there is a large master bedroom with en suite, a second twin bedroom and a large family bathroom with bath and shower. The property is located on a slightly elevated site and is accessed via a laneway approx. 100M in length. Note that the surface of this access route is uneven in parts. Outside there's a south-facing seating area for relaxing, sunbathing or outdoor dining. There is a also large, lawn with plenty of space for kids and pets to play. The area around the house is gravelled on all four sides. There is lots of parking space so park your car and put away your keys - you can walk everywhere you need to go! 'Seaward' is located in the lower part of Kilmore Quay village near to the harbour/ RNLI Lifeboat house and is only a few minutes walk from all village amenities. This includes three minutes walk to the harbour/ marina area and the smaller of the villages two beaches, and less than five minutes to several restaurants, two pubs and village shops. While there is a lovely neighbour on one side, the areas immediately in front of, behind and to the other side of the property are vacant/ open spaces. Guest access Guests are requested to enter and leave the property primarily via the back door. This is because there is a spacious back entry hall where guests can leave bags and cases, and hobby items such as swimming equipment and golf clubs on entry. The front door is most commonly used to access the front seating area and the large lawn. *Please note the safety signage in the house requesting guests to avoid opening front and back doors at the same time. This is to minimise the risk of doors banging on windy days.
