Other things to note T&cs *Conditions & Behaviour* I’m sure your group will be amazing and full of fantastic people, and we look forward to welcoming you on arrival. There are however the very occasional groups that range from slightly disrespectful in the condition they leave the building to groups that cause lots of damage/nuisance etc. We hope you have a wonderful time but ask you read this carefully. Summary These general standards and conditions are not exhaustive and cover the basics only, guests are expected to always behave, in a respectful manner and follow the house rules to avoid penalties against your bond/or additional charges. If damage to the building, property both internal and external and contents, is exceeded by the value of the bond amount, guests must pay in full to make good or replace. It is recommended that bookings take out comprehensive travel insurance which covers the whole group. Your booking is only for the number of persons paid, if there are extra persons not paid then the rental will be forfeited immediately and all monies retained by the hosts. Guests must always, be respectful to the people and surrounding area. Foul language and abusive behaviour, including excessive intoxication, will not be tolerated at any point, including when the group is outside of the building or on the guest lawn socialising. No noise outside after 10pm, please be considerate to our neighbours. Although we want our groups to have a good time, we at no point give permission for the house to be used as a venue for a house party (family friendly/respectful gatherings acceptable) The holiday rental agreement is only for your booked dates, and guests must depart on their checkout day and time, with the building left free of all persons, guest items & rubbish, without damage, generally clean and tidy. In extreme circumstances the owners might have to ask guests to leave before their booked dates are completed, in which case the remaining nights will be refunded (unless this is caused by the actions of the guests) as a maximum liability against the owners, no additional expenses to do with any travel, other bookings, or expenses that might be incurred are the liability of the owners/hosts. We strongly advise that travel insurance is purchased by guests to provide adequate cover for and not limited to, the forementioned, and any additional cover that guests require for their needs/liabilities. Utilities fair usage policy - Guests agree to be conscious of their usage, and not to be wasteful, as a rule of thumb depending on environmental factors, the expected use for gas and electric are <£6 per day normal warm season use, May to October, and <£12 per day for winter use October to May. The owners have discretion whether to charge guests extra to cover additional costs. There is currently no Hot-tub available at Ashtree, the hot-tub is still in the garden, straps are attached with anti-child safety locks, and the stove has been disabled, & chemical treatment levels are not monitored frequently. No guest should access this for safety. Electric vehicles – There are no charge points at this property, we do not give permission for any form of charging at this property, if it is discovered that this has happened, then the full electricity bill for the entire length of stay must be paid by the guests making the booking. Additional costs will also be added to cover any damage that may have been caused by overloading the electric installation. These terms and conditions are agreed by the persons making the booking, and/or guests at the property, these t&cs will be made available on third party booking sites prior to booking, and/or shortly after booking confirmation, therefore are agreed to at the time of the booking, or automatically after 24hrs of been sent T&cs, in the case of only receiving details after making the booking. If direct bookings are made, these t&cs will be sent to guests with the booking form and the agreement is made automatically if guests/persons making the booking continue with their reservation. Checkout conditions Full bond refund or to avoid additional charges, requires that; The building and surrounding areas are found in a similar condition as found, clean/dry and tidy with all items returned to their original positions. Furniture should ideally not be moved but if doing so, lifted not dragged to avoid damaging flooring All Kitchenware washed and dried correctly and returned to their respective cupboards Kitchen bins emptied in to correct bins outside listed on pages below (If bins full outside and rubbish cannot be pushed down, leave in kitchen bins with lids on). Do not leave bin bags inside leaking on flooring causing damage. Pet owners please vacuum up pet hair and leave clean and tidy Spillages and dirty sticky flooring must be cleaned with mop and bucket (any spillages should be cleaned up as they happen and not left to this point) Any marks/stains to the interior of the building or furniture cleaned. No loud/excessive music, no house parties (family friendly/respectful gatherings acceptable) The building will be checked for condition/damage/missing items after your departure, reporting of damage or missing items on checkout will be looked on more favourably, with cost price only charged, avoiding additional charges/stockage charge. Additional charges – In the absence of any bond paid to the owners normally £350, the guest (main person on the booking) agrees that any additional costs to the owners to make good (repair, replace & associated costs, additional cleaning, or any other additional expense incurred above a standard booking) will be paid on request. Any additional expenses to the owners is not limited to £350, and may be legally pursued if a suitable agreement is not reached within 1 month of departure between the owners and guests.
