The pool includes a seated area that has jets but it does not heat up like a traditional hot tub. It will be the same temperature as the pool (when heated, around 85 degrees). There is a separate "barn house" 2 bedroom/2 bathrooms with yard on the property which is NOT included in this booking. If you would like the additional bedrooms and yard area, you can find the link in my profile or I can message you the link upon request if you cannot locate it. We do not rent them at the same time, if you book the main house you can rest assured you will be the only group on the property. If you'd like to add on the barn house exterior/yard only but not the barn house itself (includes large lounge area, gas firepit, cedar sauna, gas BBQ, tons of seating) added for $200/night. Guest access Guests will have full and private access to all areas seen in the photos. Please note the barn house & attached yard and not included in this listing. You can book the entire property through a separate listing. Or if only the extra barn house yard and amenities are desired, you can add them for $200/night. Please note the total guest count must be accurate on the reservations. This includes all people on the property, no extra visitors for any period of time without prior approval. No filming, events, gatherings, or commercial activity of any kind. If the guest count is not accurate on the reservation we will charge double the extra guest fee. This is a very quiet residential neighborhood and keeping our neighbors happy is our number one concern. No speeding on the narrow roads near the house, quiet hours 10pm-8am. Other things to note Please note due to HOA rules, no pets allowed on the property. Guests must sign standard pool liability waiver and renter is responsible for supervising minors at all times--there is no lifeguard on duty. Use of pool, hot tub, and diving board is at your own risk. The drive up to the property is a little winding--the views will be worth it! The first time getting up takes a little time to figure out, but once you've figured it out the first time, it's only about 5 minutes off of PCH and much easier subsequent times. This house is surrounded by some amazing nature, and so you can expect to see some bugs and wildlife at times. In the summer they are especially active--we are always clearing off spider webs and cleaning inside and outside but please understand you probably will run into some bugs & critters during your stay. We allow up to 10 people, which includes children. Gardener comes on Tuesdays for general maintenance and our pool tech comes on Thursdays. Please note there is no luggage storage before check-in or after check-out. If you'd like early check-in, make sure to request it in advance. In most cases we cannot offer it, but we will be happy to let you know in case it is possible (though we may not be able to let you know either way until the morning of check-in in many cases). It is EXTREMELY rare that we can offer late checkout, but if you request it in advance as well we will let you know if it's possible. Requests the morning of for late checkout are not possible due to the need to schedule our cleaners in advance. Guests are solely responsible to check themselves for personal items and remove them before check-out. If any items left behind are found, we take NO responsibility for their safekeeping in any way. As a courtesy, found items may be arranged to be picked up in Santa Monica at a time that is possible based on our availability; we do not mail forgotten items nor take any responsibility for their storage, transport, nor condition at any time, even if we agree to arrange for pickup.
