We have owned and rented for 20 years. Additionally, keep in mind there is a wide disparity among different units in terms of quality, upkeep and views. Why pay the same price for a view of another building when you can have the best there is to offer? When renting from hotels and management companies you will not know what kind of unit you are receiving even if you put in a special request. You can relax knowing that you will be staying in an upscale property with the best view in the Village and the best location in town. We have partnered with a local management company in case of emergencies and they are available 24/7. CONDO DESCRIPTION: This 1,200 sq. ft. luxurious penthouse condo has recently been renovated in an elegant mountain lodge style. Beautiful stone gas fireplace, alder wood crown molding, and spectacular views of the mountains from this 7th floor corner unit, makes this an ideal place to relax after a hard day of exploring. Open and bright, the condo receives plenty of sun throughout the day. Enjoy our spacious, oversized balcony with unobstructed views of all the ski peaks, runs, Mt. Baldy, Maggie Pond and Blue River. From the balcony table for 4, you can watch the sunset after a long day of activity. Condo faces Southwest. This is a true Ski In/Ski Out property during winter at the Base of Peak 9 and the Quick Silver Chairlift. Walking distance of 1 block to Main St with restaurants, grocery stores shopping and entertainment all accessible. Arrival: Self Check In with the digital Village at Breckenridge App. No need to stop at any management companies to pick up keys. Entry: There are custom built ski racks in our entry but recommend you take advantage of the free ski drop off. As our guests you have access to complimentary ski/snowboard storage at Christy's Sports by Quick Silver Chairlift. Living Room: Beautiful Acacia wood table for 6 plus 3 additional bar stools at breakfast counter. Memory foam queen sleeper sofa. 50” smart TV 4K with cable. Gas fireplace with remote for controlled heating Master Bedroom: Beautiful pine log bed made by a local Breckenridge woodsman. King size with a brand new mattress. Master bedroom has sliding door access to the balcony. Flat 40” screen smart HDTV. Master Bath: Gorgeous tile and stone work, stand up shower with oil-rubbed bronze fixtures and seamless shower door. Guest Bedroom: King size bed and 40 inch HD flat screen smart TV. Plenty of room and storage space with attaching bath and shower. Guest Bath: Includes tile and stone work, oil-rubbed bronze fixtures and a shower/bath combined. Kitchen: Fully stocked kitchen, stainless steel fridge and granite counter tops. We have three chefs in our family and love to cook. Whatever utensil or appliance you need, chances are we have it! This includes a French coffee press, Keurig (starter capsules provided) coffee maker, crock pot, blender, panini maker, muffin tin and bundt pan. * We do not leave food or guarantee storage supplies (foil, saran wrap). Alternative Off Property Parking: Unload for 30 minutes free at the “cold” entrance of the garage. Enter license plate to parking machine. Then proceed to the overnight lot in town: Ice Skating Lot, 189 Boreas Pass Rd Once at the condo, unless you are driving somewhere for a specific activity, you will not have to worry about driving into town and finding parking. Everything is WALKING DISTANCE. In less than 5 minutes from leaving the unit you will be on Main Street and have access to the many shops, restaurants and entertainment. Free Shuttle If you do not bring a car, our condo is on the Town of Breckenridge free shuttle route for easy access around town and beyond. Otherwise, most everything you immediately need is within walking distance. Washer/Dryer: There are washers and dryers on every floor and operated through an app and linked to your credit card. No coins needed. Luggage Storage Available in the garage and can be reserved through the Village at Breckenridge app. Each high capacity unit is large enough for luggage and/or equipment. If you would still like to ski after check out time you will still have access to the Health Club for showers, etc. Adult & Child Ski School: Located in the complex Childcare: Located at Beaver Run Resort just up the road Equipment Rental: Several locations are next to the condo for ski and snowboard rental. Any Additional Fees? Housekeeping $199 (listed as “HOST FEE” on VRBO). (There is no daily housekeeping. If you would like additional cleans during your stay, the cost is $105 for each clean requested). If your stay is over 7 nights, a midweek clean is required every 7 days at $105 and will be added to your account after you book so please keep this additional amount when booking. Tax 12.275% If you choose to book on a Third Party platform like VRBO/AIrbnb they will add their own Service Fee in addition to ours and will show up as “HomeAway” on your credit card. Important Things to Note: We at BreckCondoWithAView do not charge any Resort Fees. Sorry, No Pets or Smoking of any kind allowed. No AC but rarely needed. Minimum Rental Age 21. Valid Government issued ID required at time of check in. The resort Front Desk is only available for guests booking directly through them and cannot help you for issues. Activities: Winter: Skiing, Nordic Center, snow shoeing, dog sledding, snowmobiling, horse drawn dinner sleigh rides, ice skating, snow tubing, sledding at Carter Park. Breckenridge Recreation Center for indoor rock climbing and many other activities. Summer: Hiking, biking (bike trail along Blue River begins outside unit), horseback riding, swimming, sailing, kayaking, rafting (), tennis, Greg Norman designed golf course, museums & many other activities. Seasonal Updates: (Dates subject to change) Updates: There will be a renovation on site for another building in our complex from April 2025-Oct 28, 2025 for siding window replacements. While our building is not impacted, the complex will have contractors and scaffolding with potential for noise. We are extending a 15% discount off all nights as a goodwill gesture to our guests. Additionally, we will still honor the discount of 10% on stays 5 nights or more. Health Club (includes pool) closed the first week in May for maintenance. Subject to change. The Peak 9 Inn will undergo new building facade and window replacement May-Aug 2025. While this is not our building there will be potential for some noise and construction equipment during this time on the property premises. Peak 9 closes Quick Silver Lift mid to late April. After this date we will not be a ski in/out property however the remainder of the ski season Peak 7/8 remain open and will be accessible via free local bus or gondola. This Rental Agreement is made and effective between BreckCondoWithAView LLC (“Rental Company”) and Guest. By booking guest is in compliant with the most recent COVID-19 Colorado Public Health Orders from the State of Colorado and Summit County. Policies: Guest must be a minimum age of 21 to rent this property. The guest’s name on the reservation must be an occupant of the unit during the entire reserved time period. A valid Driver's License or government issued photo ID is required at time of check in. A credit card will be due upon arrival, which will be charged only if there are damages, theft, excessive cleaning charges, lost keys/parking passes or unpaid telephone calls. Guest may not exceed the maximum occupancy of the Rental Property at any time. The property owner maintains a rental condominium insurance policy. In the event of any damages attributable to the renter or renter's guest during the renter's stay, the renter agrees to pay for damages or for the property owner's insurance deductible up to $1000, which will be charged to renter's credit card on file. Cancellation Terms: Per the airbnb cancellation policy. No shows, late arrivals and early departures are charged the entire amount for the reserved stay. Travel Insurance is recommended. Failure to make any payments due will jeopardize your reservation and could cause cancellation without notice at the discretion of BreckCondoWithAView LLC. Check-in/Check-out: Check-in is 4:00pm, check-out is 10:00am. At this time, early check-in and late check-out must be approved by our management company PMI. If the unit is available, they will be happy to check your party in at an earlier time. Later check-outs are subject to an additional fee night's charge. Instructions will be texted to you 14 days prior and 1 day prior Forms of Payment: We accept Visa, Master Card, American Express & Discover. Travel Insurance: Unfortunately, unforeseen circumstances do arise that can cancel or interrupt your travel plans. We STRONGLY encourage you to consider purchasing Travel Insurance. It includes cancellation/interruption, medical and baggage coverage...and most importantly, peace of mind. Breckenridge is a high alpine environment and in order to ski, you need snow. Especially during ski season, delays due to weather are the most common reason for missed days and unfortunately not refundable. Insurance will cover you for this. Travel Insurance is available and offered through iTravelInsured For additional travel insurance coverage information, please contact iTravelInsured. Parking: Parking is limited at most properties and not guaranteed at certain locations. Parties with more than one vehicle may be required to park off-site. Prior arrangements are suggested. Parking permits, provided at check-in, must be displayed in vehicles at all times. A per night rate may be assessed at different complexes. You will be advised of this at the time you make reservations. No Smoking and No Pets: All properties are no smoking and cannabis smoke free. Pets or any kind are not permitted at any property. A minimum charge of $500 will be charged to your credit card for failure to comply with these conditions. Cleaning, Maintenance & Utilities: Pride is taken in having a clean, well-equipped and maintained unit. Any cleaning or maintenance issues need to be reported as soon as possible otherwise it is assumed the condo was found in satisfactory condition. In the event of a maintenance issue, appliance breakdown or utilities service disruption, please contact our management company as soon as possible. Every effort will be made to promptly repair, replace or remedy the situation. Substitution of Comparable Accommodations: In the event of booking conflicts with homeowners or unforeseen maintenance requirements, we reserve the right to substitute comparable accommodations, provided the guest is not charged a higher rental rate than the accommodation type originally requested or reserve the right to cancel with refund. Indemnity: Rental Company does not assume any liability for loss, theft, damage or injury to guest, his/her guests or other occupants in the rental property. The GUEST, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges the Rental Company from any and all claims, demands and causes of action by reason of any injury or whatever nature has or have occurred, or may to the GUEST, his/her guest or other occupants of the Rental Property as a result of, or in connection with the occupancy of the Rental Property and agrees to hold Rental Company free and harmless of any claim or suit arising therefrom.
