This charming rustic-style mountain house is located next to the paradisiacal Joatinga Beach, between Leblon and Barra da Tijuca. It offers wonderful views of the Barra da Tijuca sea, the Tijuca Forest and the majestic Pedra da Gávea, the world’s largest monolith, with breathtaking sunsets. Enjoy tranquility and generous communal spaces including living rooms, balconies, two gourmet areas, entertainment room, swimming pool, multisports court and a spacious grassy area. The space The house is located within a guarded area, with the following amenities nearby: - Austrian restaurant; - Joatinga beach; - Tennis and soccer courts for rent. Access is through a gated entrance with security guards at the entrance and exit, cameras, and 24-hour motorcycle patrols on the streets. We also provide 2 extra cribs. One for younger babies and another for older babies. Located on a hill and surrounded by forest, the temperature at JOATINGA 387 house is mild and benefits from a sea breeze. Our accommodations are rustic, comfortable and spacious, with a wooded garden and opportunities to interact with various species of birds and monkeys. Joá is a strategic neighborhood, as the South Zone and Barra da Tijuca are just a few minutes away by car. IMPORTANT: A caretaker (housekeeper) is included in the daily rate for cleaning the outdoor area and maintaining the pool from Monday to Friday, 9 am to 4 pm. Delivery services (iFood), Taxi/Uber are available in the area, as well as buses (line 557 – Itanhangá x Copacabana). * All rooms already include clean bed linen and towels + pool towel (do not take towels to the beach or other places). (Places); - If you need EXTRA bed linens or towels, a separate fee will be charged. For kitchen and room cleaning staff, these are extra and when hired will be paid directly to them separately. Sanctions will be applied in case of disrespect for these rules. CONSULT THE HOST BEFOREHAND. - Smoking is prohibited inside the house and in the bedrooms. Smoking is only permitted in open areas; - We do not accept any type of pets. Guest access The entire house. Other things to note The JOATINGA 387 house is located within a strictly residential, quiet and secure condominium, and it is NOT permitted to hold festive events or play music with a noise level above 55 dB during the day and 50 decibels at night. The JOATINGA condominium has an exclusive Austrian restaurant close to the house, providing a unique gastronomic experience. Guests must especially ensure that loud parties are not held so as not to disturb the neighbors. DJs, music bands and karaoke are not permitted. The nighttime silence period is from 10 pm to 7 am and it is important to avoid excessive noise that disturbs the neighbors. Failure to comply with these rules may result in penalties, including a fine, immediate cancellation of the reservation and/or contact with the local authorities. Our goal is to provide the best possible experience for you and our neighbors. Please note that any fine or penalty applied by municipal authorities due to violation of house rules will be the guest's responsibility. Should this occur, the amount must be fully reimbursed to the host. Rules for Visitors It is not permitted to bring external guests to the property, hold parties, celebrations or any type of event that may cause disturbance. If there is a need to receive visitors, they must be family members, and authorization must be requested in advance from the host and will be subject to evaluation. Failure to comply with this rule may result in penalties, including fines and even early termination of the stay, in accordance with the condominium and platform rules.
