Our home is designed to provide guests with the comforts of home & luxury amenities. Stay with us and enjoy the sandy white beaches of the MS Gulf Coast. Located near the back gate, you are close to the beach and steps away from our salt water pool. Centrally located to area attractions and restaurants. Close to casinos, the harbor, Airport, Aquarium, Air Force Base, parks, and many other children’s and adults activities. The space Centrally located between Gulfport & Biloxi makes our home the perfect location to the best attractions. Enjoy our spacious living room with a luxury kitchen and open floor plan. Enjoy 2 master suites with King size beds, memory foam mattresses and with full size connected baths upstairs. The main master suite has built in bunk beds, children love! The downstairs bedroom has a queen bed with memory foam mattresses & a full size bath room across the hall. A washer & dryer is located in the downstairs bath & a small grilling patio is located off the downstairs bedroom. The open floor plan creates a spacious area for guests and use our luxury kitchen. Guest access ROOM DESCRIPTION * Upstairs-Master Bedroom #1-King size bed with memory foam mattress, built-in bunk beds, walk-in closet, dresser & luggage rack. Attached full-size bathroom, 65” Smart TV & two nightstands. *Upstairs-Master Bedroom #2-King size bed with memory foam mattress, closet, and dresser. Attached full-size bathroom, Smart TV & two nightstands. *Downstairs Bedroom-Queen Size bed with memory foam mattress, closet, nightstand, & Smart TV. This room leads to a small grilling fenced patio with a Weber charcoal grill and a full-size bathroom across the hallway. * A sample of washing pods are given to you during your stay. The washer & dryer are available for use & are located in the bathroom downstairs. Our washer requires HE washing pods. Please do not use liquids or powder as it will damage our washer. * We provide bath, hand, face, & kitchen towels, body wash, & shampoo. Beach towels, wagon, beach chairs & toys are available for guests use. *Beach towels-downstairs bathroom. *Beach equipment-deck box in patio area/downstairs bedroom closet. *High chair -downstairs bedroom closet. A starter kit of toilet paper, paper towel, trash bags, hand soap, dish detergent, sponge, & laundry detergent are also available for our guests. We have a Walmart nearby where additional essentials can be purchased as needed. * The Living Room is equipped with a leather loveseat, leather couch, & a comfortable accent chair. Enjoy watching the 75” Smart TV & the Sonos sound system. * The luxury kitchen is stocked with plates, glasses, coffee cups, pots/pans, utensils, toaster, blender, can opener, rice cooker, air fryer, noodle bowls, lobster pot, grilling utensils, and a Keurig coffee pot. OUTSIDE AREA * Our community has a shared salt water pool. * The beach is a short, nice stroll from our townhouse. * We have two dedicated parking spots painted 1140A for your use during your stay. If you have a 3rd vehicle, you must park in guest parking in front of the neighborhood, or in front of the pool. Please do not park in other owners spots as they can be towed away at guests expense. ***Note: Our HOA does NOT ALLOW Trailer Parking*** * Our home has surveillance cameras & the community has security cameras throughout. Please note there are no pets, no smoking or vaping inside the home & no parties are allowed. Throwing parties will result in immediate rental termination, loss of deposits & fines will be assessed. If you smoke outside, please close the door so the smoke will not linger inside. Other things to note We are located in secured gated community with short & long-term residents. Please be respectful of all residents in our community. Many guests enjoy staying with us to visit local attractions, attend events, visit family, business travel, escaping to warmer weather for the winter, or just simply relaxing. Guest access Guest can access any part of the home except the owner's closet’s. Other things to note When booking with us, you are acknowledging that you have read & agreed to the house rules & disclaimers: -Quiet time: 10pm-7am. -Check-in time: 4 PM Check-out time:10AM. Guests staying past checkout are subject to fines of $50 per hour. These are fees charged by our cleaning company to owners. This charge will be passed to guests who do not adhere to the 10 am check-out time. -NO SMOKING/VAPING. If smoking is detected in the unit, a $500 fee will be charged -NO loud noises/parties/events/gatherings permitted. Our community is ran by an HOA, which prohibits parties. You are subject to be asked to leave immediately if another homeowner complains that you are breaking these listed rules. -NO illegal drugs. Marijuana is not allowed in or around the unit. Smoking marijuana in outdoor spaces is not allowed. External security camera's in our community are used to enforce the rules. -NO PETS without owners' consent -NO unauthorized guest allowed-For the safety of our guests, this policy is strictly enforced & monitored. Our home has a maximum capacity of 6 guests. Exceeding the maximum capacity will result in guests being asked to leave. No refund will be given for guests breaking house rules. -POOL. The shared swimming pool is managed by the community HOA & is usually opened between March & October. Owners/Hosts do not control timing of the pool maintenance schedule. NO REFUNDS are given if the pool is inoperative due to weather or maintenance. There is NO LIFEGUARD on duty. Please observe posted pool rules. -INTERNET: While we provide Wi-fi, it's not 100% guaranteed as weather plays a factor in this area. No refunds will be issued if Wi-fi is not available. -Please do not move any decorations/furniture during your stay. Should you need to move anything, please put it back where you found it. -We offer items for your use at the beach. If used, please wash sand off all chairs, wagon, toys, etc. These items are located in the deck box in back patio. Please clean & return items used during your stay. If items are broken, you will be charged the amount needed to replace the item broken. -No tampering with /obstructing view of cameras. -We assume no responsibility for any loss or theft of guest's personal property. -CANCELLATION POLICY: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in, we recommend that you purchase travel insurance. Any violation of the terms/rules may result in immediate eviction and forfeiture of all deposits/rents paid. Thank you! Other things to note Please read all of details noted above.
