Rental Agreement Required (provisions below) and must be signed on or before the arrival date. RENTAL AGREEMENT: I. DRIVER LICENSE. On or before the arrival date, the booking guest shall provide a copy of their driver license to the host. Each person included on the booking request headcount shall also provide copy of their driver license. II. TRASH. Guest shall place garbage and recycling bins at the end of the driveway each Monday night (trash service arrives very early Tuesday mornings). III. PETS AND ANIMALS. No pets or animals allowed anywhere on the property or in the house. IV. QUIET ENJOYMENT. Guest agrees to abide by any and all local, county, and State noise ordinances. Guests shall enjoy each other’s company in an audibly respectful manner. Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area and shall not impinge upon neighboring space or property. Outdoor gatherings of 15 or fewer total people are acceptable. V. CLEANUP. At the conclusion of the booking term, guest shall leave the property and home in a substantially similar cleanliness as found on arrival. Guest is not expected to clean toilets, scrub floors, wash windows, etc. A deep clean is not expected. Host requests that at all towels are placed in the shower/tub area upon exiting, and that the indoor rooms and outdoor spaces are free of garbage, debris and clutter and that all windows and doors are closed. VI. SMOKING POLICY. Smoking on the property is strictly prohibited, both inside the home and outside the home. Smoking is strictly prohibited anywhere on the property. These prohibitions include smoking, vaping, or similar etc VII. REFUNDS. No refunds or discounts shall be made for the failure of any property items, furnishings or features. This includes, but is not limited to, washer, dryer, over, microwave, central air conditioning, heating, hot tub, etc. VIII. LIABILITY. Guest and visitors indemnify and hold harmless the host against any and all claims of personal injury, death, or property damage or loss arising from the use of the property and home, regardless of the nature of the accident, injury or loss. The host shall not be liable for any damage or injury to guests and visitors. Use of the property and home is at your own risk (including but not limited to the hot tub, dock, lake, etc.) and host shall not be responsible for any personal injuries, death or property damage. IX. SECURITY CAMERAS. There are four (4) security cameras located on property. All four cameras are located on the exterior of the dwelling. The cameras are clearly visible and in plain sight. Security cameras must remain uncovered and unobstructed at all times. X. ATTORNEY’S FEES. Guest agrees to pay all costs, attorney's fees, and expenses that shall be made or incurred by the host to enforce this Agreement. XI. USE OF PREMISES. Guest shall use the property and home for residential use only. Guest is not authorized to sell products or services or conduct any commercial activity, including bitcoin mining. Illegal drugs, banned substances, marijuana, and all other non-prescription drugs are not allowed on the property and in the home. XII. RIGHT OF ENTRY. For emergency purposes, host shall have the right to enter the property (including the house) without notice. For non-emergency purposes, the host shall have the right to enter the property (including the house) by providing at least 2-hour notice. Non-emergency purposes include, but are not limited to, lawn care, hot tub chemical balancing, water softener maintenance, other maintenance needs, etc. The host desires to be accessible to the guest for questions and concerns, but also as invisible as possible during the guests stay. Host shall provide as much courtesy notice as possible and also makes every effort to perform said maintenance at a day/time that limits interruption (or avoids interruption altogether during shorter stays) to the guest. The host and his company shall have the right to walk the exterior of the property (not accessing the house) for purposes of accessing the dock/boat/seadoo/paddleboards/etc. at any time without notice (but shall provide as much courtesy notice as possible). XIII. FIREWORKS. The use of fireworks on the property is strictly prohibited, both inside the home and outside the home. XIV. FIREARMS AND GUNS. Firearms and Guns are strictly prohibited from being present and/or used on the property, both inside the home and outside of the home. This prohibition includes the presence of firearms and guns. A firearm includes anything that utilizes an explosive charge (gunpowder). A gun refers to a broad category of devices that propel a projectile (including but not limited to) BB guns, airsoft guns, paintball guns, etc. Items that are strictly prohibited under this provision include (but are not limited to) rifles, shotguns, handguns, revolvers, pistols, machine guns, automatic weapons, etc.
