Panoramic views of 4 mountain ranges....hands down the most stunning sunsets in the world next to Greece.   The space  This home is an ideal location for guests looking to explore all the county has to offer, sitting right in the middle of it all.  Six miles from your home is the public transit park and ride to all the ski hills, just 25 miles away.  Parking your car at the park & ride is the best solution to avoid expensive hourly Aspen or Snowmass town/ski parking, often at capacity.  At the park and ride you will find Whole Foods, an array of restaurants/brewery  that have sister locations is Aspen, Gyms, bowling, the arts center, the Temporary (featuring entertainment & concerts), yoga & pilates studios, a nail spa, a massage parlor, clothing & gift shops, dermatology/botox specialist,  & consignment all located in Willits outdoor dining & shopping Center. Five more miles north west will take you to the town center of Carbondale & the Rodeo. 25 miles west of the house you will find the Ironbridge Hot Springs, Avalanche Ranch Hot Springs,the Glenwood Caverns & Adventure Park, & the Yhampa Spa.   25 miles east of the house you will find Aspen airport and its four ski mountains.  As well as the infamous Maroon Bells, one of the top five photographed locations in the world.     We are family and pet friendly & provide amenities for both during your stay.  Come feed your soul with our pristine air and majestic mountain sunsets. Can’t wait to meet you! Other things to note RENTAL AGREEMENT Dear Tenant, Thank you for choosing this home for your trip. While we hope you have a perfect stay, please make us aware of concerns as we are here to make you comfortable! This Rental Agreement is made by A Team Estates LLC and between _______________, as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows for the entire property as a single-family home: 1. Property: ____________________________________________ 2. Term of the Lease: “Check-in” will be at 3:00 p.m. on 00/00/0000 and “Checkout” will be at 11:00 a.m. 00/00/0000, for a total of 0 Nights/0 Adults/0 Children/0 Pets. 3. Entry: Entry codes will be messaged to you the day of arrival. 4. Arrival: Will you be requesting early check in or late check out? (2 hr. windows are available without extra charge if rentals are not back-to-back.) Please advise A Team Estates. [Not being requested.] 5. Access: Tenant allows access for purposes of repair and inspection when exercised with notice of 4 hours, if necessary, unless the owner or agent believes guest or property to be at risk immediate entry can be gained. 6. Rental Rate: The total Rental Rate will be $ __________ 7. Damage Deposit (provided day of check in via cash, check or credit card): Upon arrival, Tenant will provide a security deposit check of $ to be held in escrow by A Team Estates LLC to cover potential damages to the Property or furnishings, if any, beyond normal wear and tear, caused by Tenant, Tenant’s guests or anyone directly hired by Tenant. Such damages may include dirt or other mess requiring excessive cleaning and costs incurred by the Landlord/Owner if the septic is clogged by Tenant placing paper, wet wipes, feminine products, or non-septic safe items in the toilet. The natural gas/electric power charges incurred by Tenant during the term of the Lease will be deducted from the security deposit. The balance of the security deposit will be refunded to Tenant in 30 days provided there are no damages, & not requested before, so agent has reasonable time to execute inspection which includes traveling to the property and executing a 2 day stay to test all appliances & inspect for damages. In the unlikely event damages to the Property, for which Tenant is responsible, exceed the security deposit, such damages may, upon agreement as to the amount of such damages, be charged against Tenant’s credit card used at booking. Should there be damages, any refund balance shall be returned upon execution of damage repair after bids are taken and repairs complete. DISCLAIMER: If the premises appears dirty or damaged upon check-in, inform A Team Estates immediately. Unless immediately alerted should you find something unsatisfactory, refunds cannot be issued without notice for repair during the term of Lease. 8. Cancellation Policy: NO refunds, under any circumstances, just like an airline. Tenants are encouraged to carry their own travel insurance. Travel insurance can be obtained through your renter or homeowner insurance provider. Refunds may be provided minus $250 minimum in administrative fees, after all listing repopulations, should the property rebook. *When obtaining travel insurance for any and all stays longer than three months, the property must be listed as an additional interest in your renters policy with a minimum coverage of $2 million dollars. 9. Housekeeping: Landlord/Owner will provide linens and towels as it would for rentals of less than 30 days. There is no daily housekeeping service. However, Landlord/Owner will provide for, hire, and schedule (at a mutually convenient time) housekeeping services at an additional charge. Because this is not normal wear & tear the items withstand for short term rentals, with a much lower occupancy rate, the tenant agrees to replacement of linens etc if needed. Long term rentals are normally required to provide their own linens. 10. Indemnity: Tenant agrees to hold harmless and indemnify Landlord/Owner and their agents from and against any claims (and all associated attorney’s fees) for personal injury or property damage or loss claimed or asserted by Tenant, its guests, or anyone hired by Tenant arising from this Rental Agreement or otherwise occurring on Property. Tenant understands the Property is rented as is. 11. Departures: If the guest does not depart by the above departure date and time, permission is granted for removal of their personal belongings from the premises to the nearest donation station. A Team Estates LLC and its owners are not responsible for items after removal, or in house. 12. Evidence of Agreement: The parties agree to the term of this Rental Agreement, as evidenced by the identification set forth. *Please text A Team Estates in the event anything needs to be addressed between the hours of 9-4. We will respond within an hour. Antonia will initiate a group text at the beginning of your stay, so you have contact information. ATTACHMENT A RENTAL INFORMATION & RULES: Tenant agrees to abide by the Rental Rules & Information at all times and shall cause all members of the rental party and anyone else Tenant permits on the property to abide by the following rules at all times while at the Property. Fines may be introduced for broken house rules. 1. Fire hazards: Smoking, candles, ect., are not permitted. 2. Fire Bans: No outdoor open flames (besides propane grills) when fire bans are in effect. You will need to obtain permission from local authorities and homeowners to burn. 3. Visitors: Individuals, other than those in the Tenant party set forth above. Any other person(s) on the property is the sole responsibility of the Tenant. 4. NO: events, parties, or gatherings beyond the registered Tenants unless previously authorized. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite. 5. Country Living: Living in the high country means sharing territory with furry friends. Bears, coyotes, and foxes are a common occurrence. To keep them at bay, be sure to properly clean up after using the BBQ and secure trash in the bear proof trash container located outside. 6. Toiletries: The house is stocked with soap, towels, linens, Kleenex & toilet paper to get your stay started. 7. Pets: Pets are not allowed unless prior authorization (fees may apply). Feces must be removed immediately. Please do not allow dogs to urinate on sod or grass surrounding the house to avoid urine burns. Urine burn marks will require the cost of sod replacement. 8. Internet Access: Given Upon Arrival 9. Parking: Given Upon Arrival 10. Trash Day: Trash day is every _________at __ a.m. Please place the can at the end of the driveway before then, but not the evening before or the HOA issues a fine as it attracts high wildlife. 11. Lost & Found: Guests are responsible for all their personal belongings. A Team Estate LLC will not be responsible for lost, stolen, or damaged items left behind. Guests are encouraged to do TWO walk throughs before checking out to avoid any misplaced or forgotten personal items. 12. Window AC units can be provided for the bedrooms upon request. *In the event items are left behind: A Team Estates LLC will arrange for retrieval at an hourly rate of $25 minimum per person (communication time + commute time + gas + retrieval of items time + drop off time) at the cost of the guest. Please understand that the office administration is located at one of our 6 locations. We must take the time to outsource this errand and pay the messengers rate in your location. The guest needs to procure a prepaid drop off shipping label & pay for your label of choice. *The messenger will need to send a copy of the tracking number to all involved upon completion, thus removing A Team Estates LLC from the equation.
