Inside, the comfortable living area holds the sitting room, dining space and kitchen; all carefully designed to provide guests with an optimal holiday experience. Curl up on the large, cosy sofa in front of the roaring wood burning stove, and nestle in after a thrilling day of exploring. Two bedrooms have been appointed to a high standard with supremely comfortable beds and quality linens. A good night's sleep is assured! The master bedroom is located on the ground floor and offers ample storage and a Smart television. Across the corridor, the beautifully decorated bathroom features a large roll-top bath and separate rainfall shower. A twin bedroom is located at the top of the spiral staircase on the first floor. Please note, this is not suitable for those with mobility concerns. Outside, guests will enjoy the generous grounds, all of which are enclosed and private. Here you will find the outdoor dining area, complete with charcoal barbecue, fire pit and seating. Adjacent to the house is a spectacular beech woodland known as The Kings Wood, inviting wildlife right up to the doorstep. The surrounding farmland hosts a myriad of byways and pathways (subject to by-way restrictions), allowing guests to explore the countryside. Additional Information: Two well-behaved dogs welcome (small additional charge). Access to the property is via a single unmade farm track. Pillows and duvets are synthetic fibre. Please bring your own pods for the Nespresso coffee machine. There is external CCTV via a Ring Doorbell at this property. This property has a private water supply. Guest access Ground Floor: Entrance leading to Sitting room, kitchen and dining Fully fitted kitchen with electric oven, ceramic hob, integrated fridge/freezer, kettle, toaster, dishwasher, washer/dryer, Nespresso machine and microwave. Dining table with seating for four guests. With comfortable sofa, Smart television and wood burning stove. Master bedroom With a double bed, ample storage and Smart television. Bathroom With a roll-top bath and separate walk-in shower, wash basin, heated towel rail and WC. Spiral staircase in kitchen area to access twin bedroom. First Floor: Bedroom two With twin 3' single beds and ample storage. Outside: Enclosed area with outdoor dining furniture, fire pit and charcoal barbecue. Mature planting in garden, a lovely quiet spot with views across open fields and through beech woodland. No access to lawned area, as this is the owner's private garden. Ample off-road parking provided.
