Beautiful modern family home, parking and garden

A fully equipped modern & spacious 3/4 bed family home, sleeping up to 8 people with private hot tub. The light and airy kitchen/dining area is perfect for that indoor/outdoor feel. A choice of reception areas including an open living space with TV or the cosy snug area for those family films. With Superfast Broadband (~370mbps) , Smart TVs and USB sockets to keep everyone entertained. Bedrooms with thoughtful colours and high quality cotton linen ensure a peaceful nights sleep. The space Private use of a full three bedroom home (2 pp room) with chill and relaxation in mind. The lounge aka the snug is warm and cosy with three small sofas to stretch out on whilst watching the latest film releases. This room has a sofa bed and can be converted into a double - bedroom 4. Use the living area to socialize whilst cooking or dining is in progress, with a second TV in here everyone can listen to or watch what they want. Please note TVs are SMART access only with the houses very own Netflix and Amazon Prime accounts (no live TV or SKY boxes) other apps available include ITVX, BBCiPlayer, YouTube etc. The hot tub is a Lay-z Spa Paris 4-6 person with bubbles and lights set at 38-40 degrees. Please read Hot Tub rules in the house rules section. Advance notice of any issues will be communicated before arrival. We do not offer refunds if you book the property solely for the use of the hot tub and an event outside of our control causes the hot tub to be unusable.The hot tub is a perk of staying at our property but is not guarenteed. The kitchen is the ultimate cooking/entertaining zone for freshly homecooked meals flooded with light from the Velux windows and double bifold doors bringing the outside indoors, with a large fridge, separate under-counter freezer and handy dishwasher, so longer stays are not a problem. Large L shaped bath for luxurious rain showers or hot bubble baths with the second toilet downstairs, you are sure to be left alone. The high quality bed linen and towels will ensure your comfort during your stay and give you the best nights sleep (if you don't have young children of course) Day events are allowed but must be declared as a request booking and only with the minimum stay for that date and full house occupancy of 8 paid for. Surcharges will also apply. Can be used for birthdays, family meals, Christenings, Bridal showers, baby showers, business meetings and many more. Unauthorised events or events that break our agreement will be shutdown and asked to leave. Upto 2 dogs are also permitted but with extra charges and restrictions so please contact the host. You must book the correct number of people staying at the property and declare which beds are required as the price differs to cover the cost of bedlinen, towels, hotwater use, wear and tear etc. Booking 2 people will assume one joint bedroom and no use of the other two bedrooms unless communicated othewise. Beds may not be made up otherwise so COMMUNICATION IS KEY. Guest access The whole house is yours including a small garden area with private hot tub for 6 people, which gets fantastic light in the morning and summer evenings. Only the loft and the storage cupboard under the stairs will be locked as used as storage. Other things to note The station is around 15mins walk with regular trains to London, Peterborough and Cambridge. Hitchin town square is a five min drive (taxi) where you will find a large amount of both chain and independent restaurants, shops and pubs. The area has award winning dining and pubs so make sure you prebook, Information can be supplied so please just ask. Local takeaway deliveries are fantastic with recommendation's at the property. Also, if you time your booking right you must stop a the Hitch Woods Bluebells (April/May) and the award winning Hitchin Lavender Fields (June/July/August). There are no end of food festivals and events in the Market square and around the stunning St Marys Church throughout the weekends of the summer. I keep an eye on local events and will put a list of them occurring during your visit should you wish to have them just ask. We can be as involved (or not) as you like. We are more than happy to stay out of your way or if you'd like some info on the area or fancy a cuppa i'm happy to chat. I can also accept a shopping delivery for you on the day of check-in (prearranged) and I will even pack it away for you.
