This 6 Bedroom luxury house on the Sea of Abaco side of Guana Cay, with large boat dock with room for 2 boats and deepwater access. Walk to the beach if you want. This house is brand new, with elevated coastal chic interior design with all luxury furniture and bedding. Four of the 6 bedrooms have king size beds. Kitchen is large and gourmet style. Incredible open water and sunset views from all rooms. Free use of 4 paddle boards and 1 kayak included. Experience The Good Life on Guana Cay! The space 6 Bedroom house, with 4.5 bathrooms. Large kitchen and living room. The ground level bedroom is a separate private suite and has a small kitchenette. There is also a separate chest freezer on the ground level for storing bags of ice or fishing bait. Guest access the entire house Other things to note At the time of booking, you must disclose if you are brining any pets, bringing any boats, or if you wish to use the boat lift. There is a separate fee required payable if you wish to bring a pet, moor a boat at the dock, or make use of the boat lift. At the time of booking, a 10% Bahamian VAT tax will be collected from you by Airbnb, and paid by the owner to the Bahamian Department of Revenue. Following your booking, you will be emailed a Rental Agreement and you will be required to sign the rental agreement as a condition of renting this property. Rental agreement terms include: I ______________________________________________ hereby request to rent the vacation rental property “The Lime House” located on Great Guana Cay, Abacos, Bahamas. I AM AT LEAST 25 YEARS OLD. I accept complete financial responsibility for any loss or damage to the house or to the appliances, TV’s and furniture in the house or dock, resulting from acts or omissions by myself or by members of my party, whether through carelessness, vandalism, or otherwise, and understand that the costs to replace or repair any damaged items will be deducted from my security deposit. In the event that the pre-collected damage security deposit does not cover the full cost and expense of any damage or missing items, I agree to fully cover the cost to replace or repair the damaged items. I agree to familiarize myself and each member of my group with the House Rules attached below, and posted rules in the Renter’s manual and throughout the house; I accept responsibility for compliance with such rules by each member of my Group. If bringing pets: I understand that the pet fee I paid is non-refundable, and any damage to the property that occurs (including chewing or scratching damage) due to my pet will be deducted from my security deposit, as well as any damage cost above the pre-collected security damage deposit. I will not allow my pets up on beds or furniture at any time. If bringing a boat: I understand that the boat dock fee I paid is non-refundable, and any damage to the dock that occurs from my boat will be deducted from my security deposit, as well as any damage cost above the pre-collected security damage deposit. I acknowledge that I have fully disclosed to the owner the number and size of any boats that I will be mooring at the dock during my stay, and I have paid a separate dock fee for each of those boats. I agree that there will be no more than 12 people total in my group staying at this house. I understand that I may not host any type of house party or cookout event at the house with out permission, and I can not bring outside friends or guests to the property if it exceeds the 12 person maximum, even if those guests are not sleeping at the house. In the event that you do violate the No party rule, an additional cleaning fee of $300 will be held back from your security deposit. I understand that check-out is by 10:00 AM, and that if I stay past that time I will be subject to a late check-out fee of $100 per hour late. This is a non-smoking house. If you smoke in the house, you will be responsible for a $300 smoke cleaning penalty fee, to be deducted from your security deposit, or the full cost of any replacement bedding or furniture to remove the smell of smoke. A cancellation and processing fee of $500 will be subtracted from your payment refund should you cancel your reservation prior to Thirty (30) days of your scheduled arrival. All payments are non-refundable within 14 days of scheduled arrival, with NO EXCEPTIONS. I understand that the owner will provide no less than 1,500 gallons of fresh water per rental week for use during during my stay, and that if my water usage during my stay exceeds this amount, and if no rainfall occurred during my stay, and if that should cause the water storage tanks to run dry, then I would be responsible for additional payment of $.15 cents / gallon plus $80 delivery fee to have the water storage tank replenished during my stay. This agreement is made pursuant to the laws of the State of Georgia and both parties agree that this agreement shall be governed by Georgia Law. Lumpkin County, Georgia shall be proper venue for any litigation or legal claims involving this agreement. This agreement may be signed in more than one counterpart, in which case each counterpart shall constitute an original of this agreement. Paragraph headings are for convenience only and are not intended to expand or restrict the scope or substance of the provisions of this agreement. Wherever used herein, the singular shall include the plural, the plural shall include the singular, and pronouns shall be read as masculine, feminine or neuter as the context requires. I, as a result of signing this contract and renting the said premises, understand that I am responsible for reasonable attorney’s fees from the other party for all matters, including but not limited to appeals, litigation, arbitration, mediation and/or administrative procedures. RESPONSIBILITY FOR USE AND DISCLAIMER OF WARRANTIES: You are responsible for you and your party’s safety. You assume all risks inherent in the use of this house, the dock, and use of the item(s) in or outside the house, including kayaks, paddle boards, snorkeling equipment, etc and agree to assume the entire responsibility for the defense of, and to pay, indemnify and hold Gator Properties, LLC. harmless from, and hereby release Gator Properties, LLC. from, any and all claims for damage to property or bodily injury (including death) resulting from the use of said property, whether or not it be claimed or found that such damage or injury resulted in whole or in part from Gator Properties’, LLC negligence, from the defective condition of an item(s) or from any cause. I understand that this CONTRACT may not be modified unilaterally and that full and complete execution of this CONTRACT, as written and not modified, is a prerequisite to making application for the rental of this house. I agree to the terms, conditions, and obligations stated above in this Responsibility Statement and agree that any attempted modifications of the text of this Responsibility Statement may result in denial of my application to rent the house. I have read and completely understand the foregoing, and I accept and assume the obligations imposed on me thereby, and the obligations imposed thereby on the members of my party, without qualification. Have fun, enjoy your stay, but please respect the house and furniture (damaged / stained furniture and linen is difficult to replace in the Bahamas) Check out time is 10am!! Please dont be late! Don’t waste water! Take quick showers! Minimize water use for washing dishes and rinsing down boats! You don’t want to run out of water during your vacation Don’t waste electricity! Electric power is extremely expensive in the Bahamas… Please turn off lights, fans, and air conditioners when you are not in bedrooms or in the house. No Smoking is allowed in the house!! Do NOT allow Pets on the sofas, chairs or beds White bath towels should only be used in the house.. do NOT take them out of the house to the beach or on boats. We recommend that you bring your own beach towels. All trash should be bagged in 13 gallon white trash bags and placed in the trash can enclosure at the end of the driveway (do NOT place loose garbage into the trash cans) When returning from the beach, please use hose to wash off sand from your feet & legs before coming into the house\ When finished using gas grill, turn OFF the gas valve on the propane bottle, scrape and brush food debris off grill grate, let grill cool off, then put cover back on grill Swim off the dock at your own risk….Use paddle boards and kayaks at your own risk. When finished using the kayak or paddle boards, rinse them off with fresh water from dock hose, then return them to the same storage area where you borrowed them from. Do NOT leave kayaks or paddle boards on the dock, as the Bahamas are prone to unexpected pop up squalls and rainstorms with high winds that could blow them off the dock. When finished using snorkeling gear, thoroughly was out the inside and outside of all gear to remove all salt water, then let dry out in the sun, then return them to the same storage location that you borrowed them from. Dock lights should only be used while on the dock at night. Turn off dock lights when not on the dock!
