Dog, Boat Friendly Waterfront home- no Airbnb fees

KH Vacation House LLC is a water front property with a private 56ft dock for your boat and large yard. **We pay Airbnb fees! ** We are next to the Winnisquam bridge and sandbar. The yard includes basketball hoop, fire pit, and four kayaks. The gazebo and wrap around porch are great places to relax. Located on rte 11 makes us close to all lakes region activities , Bank of NH Pavillion (17min), hiking and Gunstock Mountain (17 min). NH license #101717. The space 1800 sq ft 3 bedroom (all upstairs) home with 2.5 baths. Guests have a private dock large enough for at least two boats and two jet skis. Large kitchen with french doors that open to the wrap around porch. There is a primary bedroom, laundry room, and large living room with a streaming TV. The two other bedrooms have a full size bed and bunk beds. The top bunks have a 160lb weight limit. We provide towels and linens though ask guests to launder them before leaving. Our house keeper can launder them for a fee if you prefer to sleep in. Our kitchen is fully stocked with everything you need. We have spices and basic condiments as well. We provide plenty of paper towels and toilet paper. The yard is larger than many waterfront homes. Guests can enjoy horse shoes, basketball, kayaks, canoe, and two small sandy beaches. We have some sand toys for kids. There is also a gazebo to relax in. FYIs for transparency -We are located next to the Winnisquam bridge and Rte 3/11/Laconia Rd. This causes regular vehicle noise. -We rent out dock space to boat slip renters who will come and access their boats at reasonable times. They are quiet and friendly. - We can accept dogs that are friendly and don't have a bite or attack history. -We have ring video cameras on the outside of the house at all doors, monitoring both docks and the parking area. There aren't any cameras inside and they don't pick up audio. This is for your protection as well as ours. Guest access Guests have access to the entire house except basement and hallway closet upstairs. They can enjoy the porches and outdoors. One of the two docks is shared with boat slip renters who will come by to use their boats. Other things to note Guests cannot park in cottage spaces or block them and get four parking spots. There is not parking on the grass or blocking grass areas. The cottages have its own dumpster that guests cannot access. Our trash/recycling is on the side of our house in the driveway. Boats cannot be placed in the water at our property and need to use a public launch. We ask guests to launder their sheets, towels, and other linens prior to leaving. If you would rather the cleaner do it, this is an extra $75. You are also welcome to bring your own linens as another option. We have ring video cameras outside the house for security. Like many properties in New England, we can have pests in the house. We pay for pest control, but this isn't always perfect.
