The guest suite is split into two units by the guest private stairway, the WINDSOR and the PLYMOUTH on the second floor occupied the middle and the back of a large estate and runs about 2,165 sf. WINDSOR: Located on the right side of stairway upstairs. This one bedroom en suite is great for a couple or parents who prefers their private space. Non-smoking policy: THIS IS NOT A CANNABIS FRIENDLY PROPERTY. WE HAVE A STRICT NON-SMOKING OF ANY KIND POLICY. Guests are not allowed to smoke inside or outside the house. If you are a smoker, my place may not be the right place for you. There is a $250 charge to guests who violated this non-smoking policy. Guests have their entire suite and all the outdoor amenities including the patios, the screened porch, and the backyard. I like to give my guests lots of privacy, but I am available to answer your questions and give suggestions of places to visit or restaurants to dine at. Our neighborhood is quiet, safe, and peaceful. Our subdivision is formed by a total of 13 beautiful homes circling a delightful tree-lined park in the commons with no passing-through traffic. Our guests find it enjoyable to walk around the neighborhood. My place is centrally and conveniently located within 1 mile to I-675 and a short drive to Centerville, Kettering (4 miles), UD (8 miles), downtown Dayton (9 miles), and Wright State U (15 miles). Shopping: Dayton Mall (2.7 miles), The Greene (7 miles), Austin Landing in Miamisburg (6 miles). Grocery: DLM (1.8 miles). Whole Food Market (2 miles). Sams' Club (2 miles). Costco (5 miles). Other grocery stores such as Kroger, Meijer (3.5 miles). Restaurants: A great variety of restaurants are nearby such as near The Dayton Mall (5-7 minutes drive). Downtown Miamisburg, Univ. of Dayton on Brown Street and in Oregon District downtown Dayton, Austin Landing, and the Greene, all within 10-15 minutes drive from my place. Breweries: Lots of cool breweries are near downtown Miamisburg, Austin Landing, and downtown Dayton. Movie theaters: Cinepolis in Austin Landing (the newest one), Rave Cinemas in Dayton Mall, Cinemark at the Greene, and The Neon in downtown Dayton. 1. My home is a historic home replica so the doorways are purposely built low (6’). Guests be aware of this if you are taller than 6’. The staircase is a bit steep and narrow so it may be a challenge to some people. If you need help to carry your luggage upstairs please let me know and we can help. 2. Our hardwood floor nails heads are somewhat bumpy with some maybe sharp on edges. We advise guests to wear shoes or slippers to walk on the floor instead of barefoot. 3. My husband and I live in the front part of our large home. We respect your privacy but I am only a message away in case you need any assistance from me. 4. We have 2 sweet and gentle Cavalier King Charles Spaniel dogs but they are quiet and make no contact with my guests. 5. Please note that the guest's profile needs to include a photo. 6.
