This 5 bedroom / 4 bath lakefront cottage constructed in 2021 is on a small bluff with year round views of Kentucky-Barkley Lake in a private wooded setting in the quaint Little Lake Village subdivision in downtown Grand Rivers. Modern amenities include unlimited AT&T U-verse Internet Wi-Fi with speeds up to 30 Mbps, 6 wall-mounted 4K TVs (75" / 55") , a fully-equipped kitchen/750-sq.-ft. great room with 13 foot vaulted ceilings, 800-sq.-ft. sun deck and covered porch and parking for 10 vehicles The one-level cottage is finished in high quality, coastal cottage architectural style and has many upgrades including 6 foot tall Pella windows in all rooms, porcelain tile that looks like wood and 9 to 13 foot ceilings. The lakehouse borders Little Lake Park and is naturally connected to the lake and surrounding woods through an 800 square feet outdoor sun deck and covered porch all with composite decking and white railing overlooking the lake. The lakehouse is perfect for 4 couples plus 8 kids or 5 couples since it has 3 bedrooms that are en suites with king beds and their own private full bath room. The 4th bedroom has a king bed and shares a common hall full bath while the the 5th bedroom is great for kids and has 1 queen, 2 full and 2 single beds. Modern amenities include unlimited AT&T U-verse Internet Wi-Fi with speeds up to 30 Mbps, 6 wall-mounted 4K TVs (75" / 55") with free YouTube Live TV, Netflix, Amazon Prime, Disney+, HBO Max, ESPN+, Hulu, washer and dryer, a fully-equipped kitchen/750-sq.-ft. great room with 13 foot vaulted ceilings and 10 different 6 foot tall Pella windows overlooking the lake and dimmable LED can lighting in all rooms, closets, halls, decks, etc. The large master bedroom suite has a separate shower and tub and double vanity sink and walk-in closet / separate ventilated crib room. Porcelain tile that looks like weathered wood is in every inch of all interior floors and is thorougly cleaned and sanitized between each stay. This is a perfect location for a large family getaway, retreat, fishermen and boaters. There is a very large driveway with a pull-through semi-circle drive perfect for vehicles and boat trailers near the street that can accommodate over 10 vehicles and / or boats and has multiple outdoor electric hook-ups to charge boat batteries. The owner has 2 other lakehouses with nearly identical floor plans in the same subdivision within 100 yards and can be rented in conjunction with this listing and can jointly accommodate up to 50 people for very large gatherings. Picturesque Grand Rivers: Grand Rivers is located between 218,000-acre Kentucky Lake and Lake Barkley, the nation's largest man-made body of water. In 2009, Grand Rivers was named the 8th best small town in the South by Southern Living Magazine. The lakehouse is located 1 mile from the main entrance to 180,000 acre Land Between the Lakes National Recreation Area which has over 500 miles of hiking and biking trails, numerous beaches, planetarium, buffalo range, nature and history museums, etc. The cottage overlooks the Grand Rivers Walking Trail which runs under a large canopy of old growth hardwood beside the back part of Green Turtle Bay on Lake Barkley, which the locals refer to as Little Lake. Adjacent Little Lake Park offers a newly constructed children’s playground, free Saturday night concerts in the summer with live bands, and periodic outdoor festivals and car shows. November through early January, Grand Rivers is at its best with its festival of lights that extends to the lakehouse along Little Lake Park as well as Horse drawn carriage rides and of course Santa at Patti's! The cottage is a short walk to everything in Grand Rivers including Green Turtle Bay Marina & Lighthouse Landing Sailboat Marina (where motor boat, jet ski and sailboat rentals are available), Patti’s 1880s Settlement, T Lawson's Saloon, Thirsty Turtle Tavern, Craig's Dairy Dream, Cabin Pizza, the Branson-style Badget Village Playhouse Theater, Village Market & Café grocery store, Village Liquors, antique and other retail stores, mini-golf, rock-wall climbing and much more. Downtown Grand Rivers, KY – 1 minute or a 1/3 of a mile walk along lakefront pedestrian only concrete and brick trail Land Between the Lakes National Recreation Area – 5 minutes (180,000 acres of hiking, biking and walking trails, planetarium, bison and elk range, Homeplace, etc.) Paducah, KY – 30 minutes, 27 miles Evansville, IN - 1.5 hours, 100 miles Nashville, TN – 1.5 hours, 115 miles Cape Girardeau, MO – 1.5 hours, 92 miles Memphis, TN – 3 hours, 190 miles St. Louis, MO – 3 hours, 200 miles Louisville, KY – 3 hours, 200 miles Indianapolis, IN – 4 hours, 275 miles Chicago, IL – 6 hours, 398 miles Guests have full access to the entire lakehouse and 5 adjacent acres of owner I am the developer of Little Lake Village subdivision where my lakehouse is located. Little Lake is uniquely located lakefront abutting Little Lake Park and along a $1 million plus concrete and brick walking trail that leads 1/3rd of a mile to the antique shops and restaurants of Grand Rivers and on to a 200 yard pier with a large gazebo at the widest point on Kentucky Lake. My lakehouse is conveniently located only 3 miles from Interstate 24 and Interstate 69 exit 31. Golf carts are street legal and available for rent in Grand Rivers and are a vacation friendly mode of transportation. Bicycles and walking are also great methods of transportation due to the small town and many pedestrian trails. Green Turtle Bay Marina also has a free golf cart shuttle that patrons of its restaurants can call for passenger pickup. My lakehouse is located in rural Grand Rivers at the main entrance to 180,000 acre Land Between the Lakes National Recreation Area (LBL) which offers one of the largest blocks of undeveloped forest in the eastern US. LBL has over 500 miles of maintained trails for hiking, biking, off-road riding and horseback riding. LBL also has an Elk & Bison Range, the Homeplace 1850s working farm and Living History Museum, Woodlands Nature Station and Pond Planetarium. I am the owner and developer of Little Lake Village subdivision in Grand Rivers, Kentucky. I also developed nearby Marina Village Condos. While I live in St. Louis with my wife and 2 daughters, I am a native of Western Kentucky and grew up bass fishing on Kentucky-Barkley Lake and duck hunting nearby. Many of my relatives are originally from and still live in the immediate area in and around Grand Rivers, so the location has special meaning to me and the whole Thomason family. I strongly prefer Grand Rivers as the small-town atmosphere and location on both lakes makes me feel like I am on vacation with most amenities that I need within walking distance of the lakehouse (several restaurants including 500 seat Patti's, T Lawson's Saloon, Cabin Pizza, antique shops, Branson style theater, grocery, bank, ice cream shop, boat rental, $1 million walking trail connecting both lakes, golf cart rental, golf carts are legal to be driven on public streets in Grand Rivers, park, summer concerts, etc.). My idea of relaxation and vacation is being at the lake with many activities to choose from both on the lake and off of the lake. Grand Rivers truly offers more to do and options than anywhere else on either Kentucky Lake or Lake Barkley in my opinion. This lakehouse is my newest personal vacation property on my favorite lakefront lot and has many developer upgraded features including 3 ensuite style bedrooms, 13 foot vaulted ceiling, lots of windows, lots of trees and a beautiful sun deck and covered porch. My new lakehouse is perfect for 4 families / extended families with lots of kids or 5 couples. I designed my lakehouse during COVID and have gone to great lengths to maximize cleanliness for my guests being located in the small town of Grand Rivers that has many basic services without all of the crowds.
