It’s ideal for groups of friends or large families who want to spend time together whilst also having their own independence. The space The whole property is immersed in a large private park, fenced, of 1.8 hectares, made up of low vegetation, lavender, various flowers and plants, cypresses, olive trees and ancient oak trees. Guests can also use a private, standard measurement tennis court, as well many lawns, several furnished relaxing areas, a large paved courtyard and a spacious canopy with tables and chairs for outdoor meals where the whole group can meet up and eat. By going through a tree-lined path, just a few metres from the villa, you can reach the beautiful fenced swimming pool, in a sunny position overlooking the sweet surrounding hills. The pool measures 5 metres by 15 with a depth of 1.4-2 metres and is perfect for swimming or just for cooling off during hot summer days. An area paved with white travertine, on one side of the pool, is furnished with sunbeds, beach chairs and umbrellas. From here, a few steps lead down to a technical room with small bathroom. The property is enriched by a small but lovely consecrated church, available only in case of services. You reach the property from an impressive iron gate, beside which there is the large park car park. Interior The indoors have all the typical elements of Tuscan tradition like wood beams, cotto flooring and large windows. The main building holds 3 apartments, each with separate entrance. The first apartment, 180 sq m, is on the first floor. An outdoor staircase with 15 steps leads to a typical loggia, furnished, with arches, with a small living area in wicker. A cotto-tiled staircase leads down to the ground floor (with outdoor access as well) with a double bedroom, 1 bedroom with bunk beds and a single bed, 1 bathroom with bath. Separated from the main body there is the annex of 220 sq. m. that develops on the ground floor, consisting of a large living room with large fireplace, satellite TV, well equipped kitchen / dining room, 2 twin bedrooms and 1 double bedroom both with access to the garden, 1 bathroom with bathtub, 1 bathroom with shower. Other things to note Important Information Swimming pool open from May 1st to October 31th. Parties and the consumption of food and drink are not permitted in the fenced pool area. Loud music must be limited, and lowered by midnight at latest, in any case. There is a keeper who discreetly takes care of the outdoor areas and the swimming pool and lives occasionally in a apartment in the property, ensuring full privacy and exclusive use of the whole farmhouse.
